After the recent heavy rains, a dark dye leaked out of a coir doormat I had just bought and badly stained the cement at my front door. Arisel offered three possible solutions to the problem, ranging from trying to bleach and power washing it off to repouring the affected rectangle of cement. Because I anticipated difficulty in getting the approval of my condo community and wanted my front door to look nice again right away, I opted for the bleach/power washing option. It completely removed the stain! Arisel was great in every other aspect of the job, too. He responded promptly and thoroughly to all emails and texts, fit me in immediately and at a time convenient to my work schedule, and also had a cheerful yet professional demeanor. I plan to hire him again soon to replace some faulty ceiling lights and handle any other projects that come up.

Gerardo was great to work with. I was most impressed with his attention to detail and his honest work. He came for an emergency hot water heater outage at my property. He not only saved me money on the heater but was highly communicative throughout the process. Upon leaving his final question to me was did I do everything to deserve a five star rating. I hired Kelly to repair 8 things at my property in Hayward. He not only showed up for our appointment early but got started before I arrived and was well on his way when I got there. He told me the materials he needed at Home Depot with descriptions and I picked them up with my card so I know there was no up selling involved. He handled two electrical issues, three carpentry tasks, and even though he told me they were not his expertise he tinkered with two appliances until he fixed them too. His prices were very reasonable and fair and I will not only be hiring him to complete any repairs in the future but jobs that I've been putting off as well because I thought they would be too expensive. Experienced, kind, courteous and multiple payments methods make my my review 5 stars. Thanks so much!

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

I lmet Charolette about 2 years ago, after dealing with a terrible renter. She came, informed me what I needed to ready the house for rental. Once you turn the property over to her company, they handle everything. Someone comes inside and checks on the house once a week , while it's empty. She screens potential renters carefully, and even guarantees them for the first 6 months, or she will evict at her cost. I have had a good relationship with her and most of those who work for her. I have recommended others, with property to rent, and they also feel as I do. I receive my rent on time, no problems.

I needed a variety of different projects completed at my rental property ranging from flooring, new kitchen fixtures, new sink, new door and some exterior siding that had dry rot. Anthony was wonderful, he knew I was on a limited time frame and accomplished everything in quality fashion, made some great suggestions, and was within budget. I can't imagine a better experience! I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent won't cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings. There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues. One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent. In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back.

I hired CFI Construction to frame a new 501 sq ft building on our property to be used as a sewing studio. Today, they started and finished framing the walls, and enclosing the entire building with shear panels. Next week, when the trusses arrive, they are going to install them and install roof shearing. I learned of CFI two days ago on Thumbtack. Having observed their work today, I feel like the A team just fell out of the sky into my project. They are phenomenal in every respect. Their work, honesty, and work ethic are models for the construction industry. They have years of experience framing large projects, both residential and commercial. I was humbled that they chose to work on my project. They are not solely a framing company. They can build a building from start to finish, I just happened to hire them for framing. Having enjoyed today's experience, I'm going to use them for more phases of our project. Both the owner of the company (Steve) and one of his sons (Drew) were on site the entire day, as well as their crew of 5 framers. I wanted to write this review now, even though they still have trusses to install and the front porch to frame, because I want other users of Thumbtack to have the same benefit of a 1st class, licensed, professional construction company, as I did today. I strongly recommend that you seek out CFI Construction for your projects. They are the real deal. Thank you Steve and Drew.

Paul is a lifesaver. He managed the restoration of our 1900 San Francisco condo after a flood. He searched all over the Bay Area for custom trim and embossed wallpapers, handled all carpentry (done to our high standards) and even did quality control with other delinquent vendors. We rent the property and live out of state, and Paul went above and beyond, communicating with us frequently and stopping when we couldn't be there to check on this. I'm eternally grateful for his help.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
