"I’ve got a great contractor who lives in San Francisco and does everything inside and outside a house. His name is Rauf Ibragimov, and after three jobs he’s done for me I’m convinced he meets all the criteria for excellence which actually I never expected from anyone. Rauf was first hired by my neighbor in Westwood Park to build a wooden fence for us to separate our backyards but not look like a wall. The second time was when I called him months later to repair a redwood stairway descending from the back of our second floor to the backyard in my other house in the Sunset. He was outstanding! And when we just started the rainstorms two weeks ago he came to find and repair a leak that was coming through an exterior wall in Golden Gates Heights. Rauf is professional, always giving a specific time of arrival and always coming exactly on time. He thinks before he speaks and speaks before he acts, making sure I understand everything he intends to do before he does it. When he did the first job he gave my neighbor a very reasonable estimate, less than two others we got. And just before he began the work I asked for a more beautifully designed fence and I would cover the difference. Not only did he oblige with no complaints or rolling of the eyes, but the increased charge was minimal and still stayed well below the total of the other estimates. With the stairway in the Sunset he did an immediate emergency repair the day I called him using his own materials, when he had just come to look at it so that my tenant could descend to the backyard with no delay. He never charged me for that and refused my offer to reimburse him for his materials or his time. The steps and two stringers were rotted out because the original stairs were constructed with nails that allowed water to seep in over the years. He sent me to the lumberyard directly to save me the cost of transportation and they even gave me the contractors discount. Everything he did was finished beautifully, on time, and at the price he had quoted. In addition he was always very personable and I was impressed with the way he treated the two assistance he had coming to assist him in the biggest of the three jobs. Rauf’s mobile is (415) 410-5798, and his email is conibra72@gmail.com. My advice is just contact him and say you want to be treated the way he treated Martin on 22nd Ave."

"HQR replied, as well as a couple other contractors. I clicked with Ronnie and his teammate immediately (unbeknownst to them, because I likely did not sound very nice that day) and told my husband I would be working with no one else. That feeling was reinforced by the fact that one of their Yelp reviews was from a gentleman who was gone the whole duration of the project, but had still come home to perfectly executed work. Yep, we had a winner.Only issue: their quote was much higher than the one we had before. After really negotiating with them, they agreed to work with us a bit. We definitely still had to invest more than we planned, but I can tell you now we do not regret it.Ronnie gave us a date immediately after we signed the contract, and we were slated to start 2 weeks later. Here is the funny part: we were so used to lies and fake deadlines from our previous contractor that we actually forgot and chaos ensued when Ronnie texted us 2 days before the start date to ask if we were ready (WE WERE NOT). We proceeded to move our poor parents ASAP (they were visiting), empty the room next to the bathroom and prep for the crews arrival in a couple days. It was epic.Work started as planned, and moved super fast. We only ran into delays when waiting for inspectors; otherwise everything was smooth. Ronnies crew helped get materials (we were traveling for over half of the project, so we made WhatsApp work for it), pick up fixtures, schedule appointments with inspectors, and just everything that was needed for the project to be completed on time. They even gave us a referral for the glass enclosure for the shower. Our project was completed in less time than scheduled, and I want to mention that Ronnie was also on vacation for some of it; crew kept moving with no issues at all. Thanks HQR (especially Ronnie and Eilio) for our bathroom; working with you was such a pleasure, and we will recommend you to anyone who comes our way!"

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.
