I reached out to Tom Clary with some very specific criteria for my first home purchase and he not only accepted the challenge but he did it with a smile throughout the entire process. Tom is very knowledgable, trustworthy, & patient. Over the course of several months, we looked at many condos, townhouses, & single family homes. As a mater of fact, we put offers in on many places and were countered many times but for one reason or another (some by my choice & some by the seller's choice) we never entered escrow on any of them. That was until we found my ideal single family home. Tom was quick to run the comps, talk to the listing agent, get my offer in, and to get my loan broker to put a call into the listing agent letting them know what I bring to the table. Tom also helped negotiate a fair 'credit for the needed repairs'. Tom could not have made my first home buying experience more enjoyable and was always more than willing to share his thoughts/concerns on potential properties with me. He was available day & night and even on weekends. He was quick to return calls, emails, and text messages. He also did a great job with staying in touch with my loan broker. Fab homes LA goes above and beyond. I had a home I needed to sell and my realtor highly suggested Fab Homes. I have an action plan that goes way beyond the basics, and I do more for my clients. I am proactive and not reactive. I also hire professionals and provide services that most other agents overlook. It's simply part of my service to you. For sellers, I provide a free home staging consultation by a professional so you can get your home prepared to show at its best. I also hire a professional photographer to take pictures of your home. Most people start their search online so high quality photos provide a great first impression and entice buyers to come and take a look. You can rest easy with the Home Warranty I provide during the listing period. If your hot water heater or dishwasher breaks down, you're covered. No big extra expense to worry about. This also provides assurance to buyers that everything will be in good working order when they purchase it. I also hire a transaction coordinator as a backup to me. This person helps make sure that I haven't missed anything. She double checks to see that all the inspections are done, paperwork is signed, and we coordinate with the lender, escrow and other parties to make sure you close on time. For buyers, I listen to your wants and needs. Then I preview homes so you don't waste your time driving all over town to see homes that aren't what you want. I make sure to attend your home inspection so that any issues with the home are addressed quickly. If a significant problem turns up, I may need to re-negotiate the terms of the purchase agreement. Hearing directly from the inspector gives me the information I need to work on your behalf. I also attend each and every appraisal. (Many agents don't attend.) If your appraisal comes in too low, you may not be able to borrow enough to purchase the home so it's important for me to be there. I make sure the appraiser knows our local market and that the correct comparisons are used so that you get a good appraisal. Lately this has been a very difficult issue, but I do everything possible to make sure the appraisal correctly reflects the property's value. Of course, there are lots of other things I do. Most importantly, I communicate with you. You never have to worry if something is being done, because I update you regularly and address your questions or concerns promptly. Just so you know, I am not interested in just taking a listing or getting a commission. Sure that's nice, but it's not my goal. My goal is to help you get what you want and more, because my hope is that you become a raving fan and my client for life. I realize that the only way I can become your preferred agent is to offer outstanding service and be responsive to you. It would be my honor to serve you!

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
