The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

We could not have been more pleased with Forest and the entire crew from Beyond Boundaries. When I initially started thinking about our bathroom remodel in the fall, the hardest part was finding a contractor who seemed interested in taking on such a small project (Denver contractors are busy these days!). Thankfully, thumbtack helped connect me with Beyond Boundaries. From the beginning, Forest made us feel like our project was important. He and his crew paid great attention to detail, were highly communicative, and took pride in their work. From Noe (who did the tile work), to the painter, electrician, glass door installer and plumbers, everyone was friendly, hard working, and went above and beyond. Kitchen & two bathroom backsplashes and bathroom tub surround were done. I was in a time crunch and Steve's was able to get a two-person crew on the job the next day. After the job I discovered several areas of missing grout, but the contractor came back the next day after I called and fixed them. The clean up could have been better, as I spent a lot of my time doing that. Overall, a good experience.

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Wed Aug 16, 8:18 PM If you’re contemplating hiring a good General Contractor, Daniel Gonzalez and his construction teams are your guys! We hired Daniel to finish 1,300 square feet including an extra bedroom, laundry area, storage room and quilt studio in our basement. Daniel gave a fair quote and he brought top notch teams and hard working guys to the project! His electrician did an excellent job installing all new electrical; and his HVAC guy ran new heat ducts and installed a whole house humidifier. The plumber ran new plumbing for a utility sink and washing machine. The framer did a fabulous job independently building our design to our exact specifications and even added decorative arches. The drywall guys hauled in heavy drywall sheets one-by-one because it wouldn’t fit into our window wells. The drywall installers got 4 rooms put up in one and ½ days! The tapers and texture's did an excellent job taping drywall seams and adding texture in less than two days for each team. Daniel’s crews showed up on time, they were respectful, trustworthy, and we appreciated how hard they all worked to get the job done in a timely manner. Daniel and his trim and paint team did an excellent job painting, installing our flooring, trim, doors, hardware and window ledges. Best of all, Daniel is an honest guy and does what he agrees to do. Treat these guys right and they’ll treat you right! Great job! We love our new space! Thanks Daniel!

Basement Finish: I had Chris from CJ's provide assistance on my basement. Originally I hired him to assist with the framing only, but he did such a good job and I then learned of his extensive background that I kept him on to essentially act as the GC. He did the drywall to a level of perfection that my wife couldn't even find a flaw. He did the full kitchen install except the granite countertop, the flooring, trim, painting, tile shower, and a ton of other various kittle things that the other contractors simply just don't do but needed to be taken care of. We will be hiring him for our next job. Craftsmanship is awesome and pricing is exceptionally fair.

It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

Edward did an excellent job with the project my fiancé and I hired him for. Edward was responsive and upfront with my fiancé from the very beginning. He listened to exactly what we needed. We needed to turn a basement living room into a master bedroom with a closet as well as texture the remodeled master bathroom. Edward did great work with the metal framing; did great work with the drywalling, mudding, and texturing as well. I have nothing but great things to say about Edward. My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
