I live thousands of miles from my Denver property and Francisco was so great about working with my tenants and doing a few small repairs and clearing out the gutter. Would definitely hire him again. My tenants were super pleased and he's been very professional. -Allison

Dave and his team did a great job installing an air conditioner in one of our rentals. He did such a good job that we have hired him for another project and will be our go to guy for future HVAC projects. I will recommend him to others as well.

Forest expanded our bathroom as well as performed a few other updates on our home. As with any projects, first ideas needed to be adjusted and Forest was able to provide great insights on how to stay within budget while still getting what we wanted. Forest did a great job and even went over and beyond what we agreed to do without going over budget.

Chris was great. I recently purchased a condo, and had some issues and necessary upgrades in both the garage and bathroom. Chris showed at the exact agreed upon time, he is super nice and personable. I showed him my issues and concerns, he offered his professional advice and we went after it to correct and complete the upgrades. Everything was taken care of in 4 hours. His is a total professional with a great work ethic, and very affordable. I could not be happier with the end results and cannot recommend Chris enough for any home projects. He will be my go to guy for any and all future needs.

This is the 2nd project where I have hired Gonzalez Construction to do a home remodel, and I am very satisfied with the finished job. Throughout the project, there are things that come up, and Daniel always followed through on changes or completing issues that did not completely meet my expectations. I would hire again.

Hire This company! Hire Jake & his brother! I had the nightmare of nightmare general contractors come into my home and leave it in shambles. The electrical was left dangerously disorganized. Jake and his brother showed up and worked around the clock to make sure the whole house was 100% safe and ready to go for me and my family. It feels great knowing people like Jake have your back and will make your home safe secure modern and functioning exactly as you like. I’ll use these guys again and again. Thanks for your work guys! I am a former employee for this company and first off I would like to say the owners of this company Randy and Julie Johansson are the best owners to work for. They truly care about their employees and they're customers and treat everyone as family and as they would want to be treated. All the employees here from management all the way down to the technicians are by far the best group of guys I've ever worked with. If you need any disaster restoration work done on your house these guys are the people to do it. I was very honored to represent this company. The reason I'm no longer with this company is that I decided to get out of this type of work and do something new. I have the utmost respect for Randy and Julie Johansson and have no regrets on working for them. If you are looking for a job look no further than this company.

Restoration 1 was amazing! George arrived very quickly and diagnosed the problem and gave me a peace of mind all through the process! Work was exceptional; he also went above and beyond to help with repair process by recommending services outside his realm.

There were a couple of jobs I had Nick do. The first one involved fixing a cedar chest where the hinges had come completely out so that I couldn't close the cedar chest. I thought I would have to buy a new one. Nick took a look at it and 20 minutes later it was repaired. A year later and it is fine. And, he used things I had around the house to repair the chest. The second job involved getting rid of a 35 year old ficus tree that was stuck in a half wood barrel. I'm not sure how he did that, but when I got home the barrel and tree were cut up enough so that I could put them out with my trash and the mess was cleaned up as well. Nick has also helped my Mom with all sorts of odd jobs around her house since my Dad passed away. He is reliable, smart, he's good on the computer, and he's honest. I was impressed with all the different things he was able to do.

Sergio and Herman were top notch. They were prompt and worked throughout the night to make sure the damage was kept to a minimum. They even got our home dry much faster that I thought possible. When the insurance company representative contacted me they were pleased that Restoration Logistics was the company I called. All in all, I am happy I called them. Keep up the good work!

CARE Restoration & Cleaning came out and cleaned all of the flooring in our house. We have tile and carpet throughout 3 levels. They called us ahead of our appointment and the crew that showed up wore id badges and uniforms and were very friendly. We will definitely be using them again. This company really does CARE! Thank you!

Tim and his crew did a fabulous job removing the asbestos we found in our basement. He had good communication and was prompt about getting our permit for removal in place. His company was even able to finish before schedule and still did a great job.

Brett was so friendly and on time. Very easy to communicate with. He has a lot of knowledge in all areas of home improvement, and went above and behind the repairs I requested. I had my bathroom repainted and recaulked, and he went the extra mile and offered ideas for cabinetry and aesthetics, so my bathroom got an overhaul! I'm very happy with the result.

Edward did an excellent job with the project my fiancé and I hired him for. Edward was responsive and upfront with my fiancé from the very beginning. He listened to exactly what we needed. We needed to turn a basement living room into a master bedroom with a closet as well as texture the remodeled master bathroom. Edward did great work with the metal framing; did great work with the drywalling, mudding, and texturing as well. I have nothing but great things to say about Edward. We have had a lot of bad experiences with contractors throughout our remodel and Edward’s professionalism restored our faith that there are good contractors out there. We would recommend his services to anyone.

My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

John and Company did a fantastic job reframing the garage door opening. It was done with quality materials and workmanship. We met twice , once to discuss ideas, then right before the project began. He went over into detail with his carpenter over the plans for the final look. The work was completed in a day, and will remain solid beyond my years at the house . The quality of work in an investment into the future of my home.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
