The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our facilities were down a matter of days, not weeks like the other contractors I interviewed had projected. Highly recommended!

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Great experience. Replaced mailbox post and mailbox, replaced three outdoor lights, replaced doorknob, sanded and painted trim on chimney, tightened strike plate and anchored wiring to satellite dish. Cleaned everything when done and neatly placed empty boxes with trash. Very courteous, professional and reasonable. Will definitely be calling him again for some other projects and repairs.

Basement Finish: I had Chris from CJ's provide assistance on my basement. Originally I hired him to assist with the framing only, but he did such a good job and I then learned of his extensive background that I kept him on to essentially act as the GC. He did the drywall to a level of perfection that my wife couldn't even find a flaw. He did the full kitchen install except the granite countertop, the flooring, trim, painting, tile shower, and a ton of other various kittle things that the other contractors simply just don't do but needed to be taken care of. We will be hiring him for our next job. Craftsmanship is awesome and pricing is exceptionally fair.

Leroy came in to repair extensive wall damage we had as a result of removing a wall between our kitchen and dining room, as well as to patch multiple holes in the walls that were made when the electric was updated. He showed up early, was professional and friendly, and was a real pleasure to be around over this 2-day job. Our plaster and lathe walls pose challenges, and a contractor brought in by our GC said we'd have to drywall over everything as opposed to fixing the plaster. Leroy assured us this was unnecessary and proceeded to do a fantastic patch job that supposedly 'couldn't be done' because of the degree of damage to the walls, and he did it at a much lower cost than other options we'd considered. He took it upon himself to do an extensive repair to some drywall in the ceiling, where someone had done a poor job drywalling over the plaster, even though it wasn't in the original scope of the project. He finished on time and (as another reviewer mentioned) did a great job cleaning up - he hosed off our front porch and welcome mats before leaving. I would hire Leroy for other projects in a heartbeat (in fact I plan to), and strongly recommend him to others.

Loch was able to give a competitive estimate without needing to see the drywall damage. All other contractors would not give an estimate without seeing the drywall. Loch came out next day to complete the work. Highly recommended.

It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. When the job was slightly larger, we worked together to agree on the additional cost. Kevin is great to work with. I will definitely use him again!

There were a couple of jobs I had Nick do. The first one involved fixing a cedar chest where the hinges had come completely out so that I couldn't close the cedar chest. I thought I would have to buy a new one. Nick took a look at it and 20 minutes later it was repaired. A year later and it is fine. And, he used things I had around the house to repair the chest. The second job involved getting rid of a 35 year old ficus tree that was stuck in a half wood barrel. I'm not sure how he did that, but when I got home the barrel and tree were cut up enough so that I could put them out with my trash and the mess was cleaned up as well. Nick has also helped my Mom with all sorts of odd jobs around her house since my Dad passed away. He is reliable, smart, he's good on the computer, and he's honest. I was impressed with all the different things he was able to do.

After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

James and Gina responded very quickly and came out for an estimate. James has very good ideas and is very engaging. He has MANY years of experience and is very knowledgeable. While he came out for our kitchen we discussed deck designs! He is very professional and his company can handle any job. He is well versed in trending styles and designs. We recently hired Matt to redo our kitchen and bathroom in our home, and we are absolutely thrilled with how it turned out! Matt was extremely professional and stayed within our budget which was very important to us. Edward did an excellent job with the project my fiancé and I hired him for. Edward was responsive and upfront with my fiancé from the very beginning. He listened to exactly what we needed. We needed to turn a basement living room into a master bedroom with a closet as well as texture the remodeled master bathroom. Edward did great work with the metal framing; did great work with the drywalling, mudding, and texturing as well. I have nothing but great things to say about Edward. We have had a lot of bad experiences with contractors throughout our remodel and Edward’s professionalism restored our faith that there are good contractors out there. I hired Brandon to basically pick up where another contractor had left off after that contractor proved to be unreliable, unprofessional and lacking in quality workmanship. After having one (costly) problem after another with contractors, I am so relieved and thankful to have finally found Brandon. He showed up when he said he would, worked until his goals for each day were complete, showed a complete respect for me and for my home the entire time he worked, and left me with a finished product that rivals even my keen attention to detail and bend toward perfectionism. If you've read this review to the end, then I'm guessing you may have also seen the reviewer who left him only one star with no explanation. I saw it, too, but decided to hire Brandon regardless. I really am glad I did, and I hope that you will put more stock in my thoughtful and detailed review than in the review of someone who left a bad review with no words to back it up. Brandon is completely worthy of my five stars, and I only hope he doesn't get so busy with future business that he won't have time to come back in the future when I need him again!

My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

Shane and ALL his guys are truly the best! They are kind and very thorough, extremely detail oriented but also flexible, accommodating and trustworthy . We had a horrible experience with a contractor that did our job completely wrong and Burke construction and design inc came in and made us feel confident and fixed everything that was wrong and restored our faith in contractors. Contractors often get a bad reputation but Shane and his company are changing that reputation! Take a chance on them, it will be more than worth it!

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?
