Wed Aug 16, 8:18 PM If you’re contemplating hiring a good General Contractor, Daniel Gonzalez and his construction teams are your guys! We hired Daniel to finish 1,300 square feet including an extra bedroom, laundry area, storage room and quilt studio in our basement. Daniel gave a fair quote and he brought top notch teams and hard working guys to the project! His electrician did an excellent job installing all new electrical; and his HVAC guy ran new heat ducts and installed a whole house humidifier. The plumber ran new plumbing for a utility sink and washing machine. The framer did a fabulous job independently building our design to our exact specifications and even added decorative arches. The drywall guys hauled in heavy drywall sheets one-by-one because it wouldn’t fit into our window wells. The drywall installers got 4 rooms put up in one and ½ days! The tapers and texture's did an excellent job taping drywall seams and adding texture in less than two days for each team. Daniel’s crews showed up on time, they were respectful, trustworthy, and we appreciated how hard they all worked to get the job done in a timely manner. Daniel and his trim and paint team did an excellent job painting, installing our flooring, trim, doors, hardware and window ledges. Best of all, Daniel is an honest guy and does what he agrees to do. Treat these guys right and they’ll treat you right! Great job! We love our new space! Thanks Daniel!

We recently suffered water damage from a leaky refrigerator and the June storms and needed a contractor to repair the damage to our basement. I had a difficult time finding someone to complete the work...until I found Anaid Enterprises! LeRoy contacted me immediately to schedule an estimate. He showed up promptly for the estimate and had a detailed estimate to me in less than 24 hours. After a previous bad contractor experience I was a little nervous about hiring someone else. LeRoy laid all my fears to rest. He took care of my house as though it was his own. He provided me step by step updates and communicated with me the whole time. I appreciated the attention to detail and his commitment to the job. He was fully present from beginning to end. I am so happy to have such a genuine, detail-oriented, honest, competent, professional contractor in our community. I recommend Anaid Enterprises to anyone looking to have quality work done on your home.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

I was recommended A&E from our waterproofing company, and I'm so glad they did. Our basement flooded, so we needed to have drywall, baseboards and carpet torn out and then replaced. We decided to put down hardwood look tile instead of carpet and get hardwood on the stairs, install cat6 and coax cable during the remodel.. so we got some upgrades while we were at it. Eric and his team were top notch along the way. They moved their schedule around to do the demolition before the waterproofing guys completed their work. I've never seen an active construction zone so clean, seriously.. they take cleanliness seriously. These guys were always on time, always polite and let you know how things were going along the way. I can't recommend these guys enough. If you are thinking about having a remodel, look no further than A&E!

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. I have never had a more enjoyable experience working with any other contractor in the Denver-metro area, and look forward to having them manage & execute our 1200-square foot basement renovation within the next few months. They came to look at the tile work. We needed tile installation in our new basement bathroom. They arrived on time the day of and I asked if they can lay the tile two ways because I wasn't sure which way to do it. They did and I picked a pattern. They were quick but did an excellent job for both the shower wall tile and the floor tile. They came back the next day to do the grout. They were finished in no time. I love my bathroom. They were very professional and cleaned up well after the job was done. I strongly recommend them for tile. I would use them again.

I put out a request for drywall finishing on 20 new sheets in my basement. I put out the request at 3pm on Friday. Within minutes I had several companies to choose from. K & D came to look at the job early Saturday morning. They were incredibly responsive and professional. I choose them and they sent over a worker that afternoon. The worker was so fast and capable that I soon felt very good about my choice to contract out this part of the job. He came back early Sunday morning and by 1pm he had completed taping, mudding, and texturing of the entire basement. There is no substitute for a true professional! Thank you K & D!

I had the privilege of working with Tom at Envision last year. He completely renovated my upstairs and finished my basement. He’s the best contractor I ever used and I’ve renovated many homes over the years. He also renovated three of my friends homes last year and they had nothing but great things to say about him. Excellent service and high quality work. He listens, he’s professional, he’s onsite and did not leave until I was 100% satisfied.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
