EES Services did a great job! They replaced our flue in a 100 year old house, so no easy task with the old chimney etc....but EES arrived on time, with a smile and got to work. Edgar has consistently provided excellent value and well crafted electrical work for our Owner / Builder new home construction project. He has roughed-in, and set outlets, switches and fixtures. Post construction he has wired a Generac whole house standby generator and added several additional circuits for me. Sometimes it is frustrating dealing with small sub-contractors; not with Edgar- he is always on time, always efficient, always great quality work. We couldn't recommend him more highly. I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

We hired Langway Brothers to paint the entire interior of our home before we moved in. We are thrilled with the quality of the work and would not hesitate to recommend Paul and his team to anyone! The agreed upon work was completed on time and Paul was extremely responsive to calls and texts along the way. Additionally, Paul took on a number of additional projects that we identified during the painting including fixing gutters, shutters and cracks in the brick veneer of the house as well as some receptacle/ outlet rewiring inside. It is very clear that Paul cares about his customers and the quality of his work. We will undoubtedly hire him again for other projects as we spruce up our home!

After recently discovering that the mortar in the brick on the outside wall of my home was completely deteriorating, causing water from rainfall to come into the walls of my home, I immediately posted on Thumbtack to request masonry work. I was frantic because a huge storm was expected that night, but Naun came within hours to give me a reasonable quote. He confirmed he could work the same day, got the supplies quickly, and worked literally from 1:00PM until 9:00PM non-stop, understanding the rain would start falling between 10-11:00PM. The next day, he came back to check on the work and confirmed where there might be other needs in re-applying the mortar. I'm so thankful for Naun and his ability to work quickly under deadlines, while providing a reasonable quote. Very happy to have found him!

I highly recommend Mr. Hamidi. In selling my house, the buyer requested railing put on our front and back steps, and a support beam replaced on the porch. Because these items were governed by city of Alexandria code, we had to get it done before we could close. Unfortunately, we did not get the inspection report until late on a Friday afternoon. Mr. Hamidi came to do an estimate at 5:00 on a Friday, about an hour after I contacted him. He came to do the job on Monday. Not only was Mr. Hamidi fast and professional, but he really worked with me. We had other projects going on that we were trying to squeeze in before the closing. Teams had to work around each other, but Mr. Hamidi was patient and understanding. I cannot recommend EY Construction highly enough. Though our job was small, I have full confidence Mr. Hamidi would handle any job with speed, quality, and professionalism. Great work.

The service went very well. Everything came out as expected. The only (minor) complaint I could have relates to the longish time it took to complete the job. But, being a 100% outdoors job that didn't affect the household workings in any manner, we were fine with it. We are pleased with the results. The paving and retaining wall system they used (Nicolock) seems to be of very good quality. Rainwater drainage was a big problem with the older walkway, and they took their time to replace it with a much better installation. Their personnel demonstrated experience in dealing with this kind of construction, even giving a few useful suggestions on how to tackle little problems as they surfaced. I would definitely recommend their services to other prospective clients, for sure.

I hired VIVA Contractors last minute to fix several nonworking outlets. They came first thing the next morning even after I mistakenly canceled the appointment after thinking I had solved the problem (I hadn't). Even before coming, they warned me of the potential severity of the issue, which I thought went beyond what most companies would do these days. Even though I had scheduled a consultation only, they were able to put a partial fix on the problem and even offered to come next day to fully fix the problem. Responsive, efficient, knowledgeable and timely, I would definitely hire again.

We had a rather large mixed project of renovation and basement build, which included just about every craft trade; and Comfenergy pulled all the pieces together for us. They did a good job cleaning up along the way and afterwards, we also received a certificate for a cleaning service. Comfenergy kept the job site safe throughout my project. Since we were still living/working in the house during the project, there was constant communication to make sure everyone knew what was going on. We were in constant communication via email, phone and text with the John and all of the workers. I am satisfied with the quality of materials used. All of the materials were of great quality. I am satisfied with the quality of the workmanship. With this large renovation there were very few things that needed attention, and Comfenergy did a great job addressing them to make sure the final product was to our satisfaction and remained professional throughout my project. John and all of the workers were very professional, realistic and organized. Expectations were managed upfront and each part of the project was executed a balanced order. We had several phases to our project to ensure life balance during the construction. Our schedule was flexible and they worked with us every step of the way to get things done safely and correctly. There was a lot of work and scheduling that went in to our project. And so far with some of the hot/humid days that we've had, the house is comfortable and their are no signs of duct sweating in the walls. John went above and beyond for our family to make sure everything was done right so we won't have any future issues. He treated us more like family than customers, and made sure we were happy with everything. Comfenergy came up with a great plan and they were flexible with us when we wanted to add things along the way. We were in constant communication and all of my thoughts, ideas, concerns, questions were received, thoughtfully discussed and executed well.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
