Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

My 18 years roof had inspection by a roofing company and found it had missing shingles and was recommended to replace it. Chris got my message on Friday afternoon and repaired the roof on Sunday morning. The cost is $350 for replacing 20 shingles or less. And told me the roof would last another 5 to 7 years.

Wow! Five stars! I had a small leak in my laundry room and sent a request to have a few roofers take a look at it. The first roofer said my roof was in bad condition and that I needed the entire thing replaced. It didn't make sense because the roof was in great condition when I purchased it a year ago. I contacted Ruf life because they had excellent reviews. Cris made it over the same day and told me that the roof did not need to be replaced and only a few shingles needed to be. He fixed the issue immediately. I would definitely hire again. He was very honest and saved me from replacing my entire roof for a fix that was only under $500.

Our house was under contract when the roof issue was discovered by an inspector. Mold Xperts INC came out right away and repaired the problem right away. Very friendly, explained everything, and finished when they said they would. I hope I don't have roof issues in my new home but if I do, Mold Xperts is who I will call.

This vendor reached out to me by phone. However, when I spoke with the manager, he said he wanted to wait until the insurance company provided a determination before he provided a quote to me for repair. When he asked if that was ok, I said "Not really" -- his demeanor changed and he said ok then and hung up the phone. They may be a great roofing company -- but this conversation was unprofessional. On a positive note, the admin assistant that reached out to me the first time and then again on another occasion was very polite and kind. I was not trying to negotiate. I simply wanted a price to replace the roof. I would have been fine with "sorry, we only work with insurance companies".

He did an assessment of my commercial roof and stated it would cost $1,000 to repair. He added another $500 to repair another area and clean the gutters. We slated a couple days for the job to be completed but it was pushed back a week due to weather. Before the job was fully completed on the day of, he became pushy regarding payment. I informed him the deposit was paid and the remainder will be paid once the job is completed. They finished and he was paid. The next week, we had some heavy rain and we noticed all the leaks he “repaired” were just pushed down to another area. I messaged him and he his response was “Please be advised of my hours 8am-5pm ( on profile) Also, i mentioned a band- aid on a broken bone. Thirdly, i made no guarentee; i did my best and it didnt work. I advised that youd need a new roof and am quite sure im not the first roofer that said that. I cant help you.” After charging me $1,500 he tells me he tried his best. I would have respected his honesty before I paid him and not after I find out the hard way. Very unprofessional and unreliable. Would not recommend him. Feel scammed as I trusted him due to his reviews. Be careful.
