Thank you Tania for your excellent service in cleaning my home. My home was total mess as I could not get it cleaned up for few months. She have worked really hard for cleaning everything. She helped me in disposing off my trash bags and few cartons as well. She ensured to check with me if I was satisfied with the cleaning. My refrigerator was also bad inside as several things were spilled up. She have thoroughly cleaned it up. I would definitely recommend her.

Kim was very helpful and knowledgeable. She offered a lot of really good suggestions; most of which we will be applying as we move forward. The consultation fee was well worth the money, but the staging and furniture rental fee was way more than I anticipated. I was expecting something comparable to what they charge on different HGTV shows. ( $3000 for the whole house, inside and outdoor areas)

A friend of mine referred me to Elsie when I mentioned I was going to sell my home. After she did her home staging, I sold my house within a few weeks later. She went through each room and noticed what needed tweeking to make it look better. she rearranged certain objects to make the areas appear bigger and more open. I was very satisfied with the way she organized the closets, kitchen, and garage especially. I will hire her again for organizing my new place! great website! Thanks Thumbtack too!

Home Staging: I needed my home staged to sell, she punctual, friendly and professional. My home sold in 1 1/2 week; in fact the buyers loved the set-up so much they negotiated the furniture, art work and fixings into their contract. Thank you again Von!

In 2013 I purchased a 1920 bungalow in need of rehab and renovation. The work required coordinating specialists in mold remediation, groundwater management, roofing & gutter repairs, attic cleanout and installation of floor & drop down ladder access, removal of insulation & re-insulating, diagnosis and repair of faulty plumbing, chimney repair, cleanout of crawlspace & installing new vapor barrier, & extensive repair & refinishing antique hard wood floors, refitting antique doors to existing door jambs, repair of antique windows, external re-painting, hvac system cleanout & repair, and complete gutting, redesign & refinishing a bathroom with curbless shower. There were many decision points in this extensive project. The entire course, my contractor was easy to communicate with and honest about cost & budgeting. Ric Rodriguez knows the best way to get a job done and when I did not follow his advice I always regretted it later! All the Portico South staff and subcontractors we worked with were terrific - both pleasant and capable with very high quality work. I recommend Portico South without reservation and look forward having them return when I am ready to do further home renovations in the future.

We pretty much redecorated our entire house including adding a new room and bathroom. Beth helped me pick out paint colors on the walls, carpet and flooring, rearranged furniture I had in the house and added new furniture. We put beams in the living room and had two new vanities made which she oversaw. We have been greatly pleased and would recommend her to all of our friends. She listens and then puts her creative twist on what she heard and it has been wonderful!

Mhani is wonderful! She helped us rearrange our existing furniture and select new pieces for our home. She helped us to rethink the way we had setup different rooms to optimize the use of space. She chose great new furniture for us that worked with our budget and added color and character to our place by making custom pillows. I would highly recommend working with her!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.
