Stephanie Rodgers, at Simply Put Home Designs, staged my home beautifully! Her furniture is high quality, top designs, and well scaled to make my home look even better. She arrived on time and was so upbeat and full of useful ideas from paint colors to which door handles to replace. Being a former realtor for 12 years and a designer, Stephanie had ideas based on both experiences. Everyone viewing the property has highly commented on the staging. It is hard to describe what a wonderful job Elsie did for us.. She downsized/de-cluttered my possessions , organized what was remaining & packed it up for me!! She then hired a mover & supervised the move. She then began all over again - she unpacked & organized us at our new place.. In addition to that, Elsie has experience in interior design & had the movers place my furniture , lay my orientals & hang my artwork!! When we decide to move again, Elsie will be my first call! Kimberly helped us with a kitchen makeover. She was able to show us techniques to update our cabinets without having to replace them . She helped us to choose colors and textures that helped make our old outdated kitchen look like new. we needed to update our lighting and appliances and she was able to guide us in that process. I also believe she helped us to make choices on some things that saved us money. Her personality is such that when feeling overwhelmed with all the decisions you need to make she calms you down and helps you to see the possibilities in a way that is not so overwhelming. she was extremely helpful in finding a balance between my husband and my personalities and different tastes. After moving from California to Illinois, we started working with Andrea to coordinate colors and furniture for our new home. Our project took several years to finish, phase after phase, and in spite of the complexity of the task, there was never a misstep and the end result was not only beautiful but very unlike any other project in town. The final result was exactly what we wanted, a bit of California in Illinois. We were so happy with the results in Chicago that when we decided on a complete remodel for a 30 year old vacation home in Oregon, we flew Andrea out to the house where she developed a master plan. The design work included gutting our kitchen, the renovation of all the bathrooms, wood floors and new paint colors throughout, as well as furniture selections and arrangement. Andrea is a good listener and one of the few designers that brings ideas, but does not impose her tastes on her clients.

Working with Julie is just a dream. She's talented, kind, task motivated and an overall pleasure to be around. She tackled an entire main floor remodel and we'll continue to work with her on the exterior and basement of our home for the next 6 months. We needed a general contractor to manage all of the vendor relationships and she handled every last detail. She came and went from our home as often as needed in ordered to ensure that every contractor accomplished their job to perfection. After coming out to my home and analyzing the needs and services my wife and I needed. I would say that they went over and beyond my expectation in decorating our home. Latoys's unique eye for color combinations allowed her to create awesome decor in both my living and dining space. I wanted to use burnt orange and brick red for my living room and she utilized some light blues and greens as well which highlighted my room. As for my dining room I painted in toasted almond and she paired it nicely with some light blues, creams and black which all turned out amazingly beautiful. What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods.
