Danielle inspected a 3600 SF + basement foreclosure property in June 2016 for me. Her report is 90 pages long. The discrepancies are highlighted in the beginning portion of the report and issues were presented in a very easy to follow manner. The inspection was scheduled for Sunday and the office mistakenly informed her it was Saturday so I was not there. She was more than happy to come out Sunday to walk me through the issues. She also stated that she will be available to answer any questions up till I close. I also asked she separate the discrepancy summary pages as a separate file. She fulfilled that smoothly. Shortcoming: There were termite tubes on the concrete walls and framing but she at the time did not recognize them but it was basic knowledge. This weekend I hired Kevin Marcello with Aloha Home Inspection for a new construction I am closing on, but the level of service is NO WAY NEAR the level of service Danielle provided for me in thoroughness, ethics, responsiveness in communication, client interest first, and willingness to work for the customer. This has made me very very grateful for having worked with Danielle in the past. I hope she is the norm in the industry. Thank you Daniell!

We had a deck that needed new deck boards and the railings replaced.. After consulting with Swansey Construction we decided to use them for our Deck Makeover. The crew showed up the first morning demo'd the railings and deck boards and replaced the decking. On the second day our railings and one new post was replaced. We are very pleased as the work was completed in two days and all the rotted and scrap wood was hauled away at completion. We highly recommend Swansey for future jobs.. Robert and Sherry

Hired Bobby to do some remodeling to get our house in shape for selling. he had a lot of good ideas on changes, fixes, upgrades that would enhance the value. He provided a detailed estimate at a fair price and did an excellent job in performing all the work. he even went above and beyond and did some work not in the original estimate...and did not charge us! he always showed up when he said he would and worked long hours to complete the project when he said he would. I had planned to hire several different contractors for the project (remodeling, painting, landscaping, general clean-up) but Bobby was able to do the entire project saving us time in trying hire and manage several separate contractors. I would highly recommend Bobby & Christian Brother Remodeling for any remodeling project.

The Art of Home Improvement replaced the roof on our house in Rome. We are completely happy and very satisfied with our new roof, all the way around – quality of workmanship, materials, labor, value, communication, thoroughness, and care and clean-up of our property. Ray's bid was based on data that he used that is specific to our older home. His bid was accurate, thorough and fair. Very professional! When Ray and I met early on to first discuss the roof replacement, he offered many options concerning construction and shingle types. He explained up front what the entire job would entail from beginning to end. Our home is in the historic district, and is nearly 80 years old. Ray updated the old venting system with new ridge vents, which will lower heating and cooling bills, new drip edge and new flashing all around. Ray left shingle samples with us, and we were able to hold the sample up to our cedar shingle siding, in order to choose the right color shingle. We were considering a light color which would not have looked good on our home at all, but when we were able to compare a sample next to our siding, we realized how a darker, slate color was the perfect choice. It looks great! Ray kept in contact with us prior to beginning the job. If I had a question or concern, Ray returned my calls or emails promptly. He made it clear that he is available anytime if I have a concern following completion. All is good. The crew was great! All are very nice young people. I have done some roofing in my younger days, and I can they know what they are doing. Ray and his crew worked hard, non-stop, all day to complete the job. They covered the driveway, our plants and shrubs and our deck with tarps to protect them. No plant was damaged, and our deck looks as good as always. Clean up was extremely thorough. They cleaned the gutters, swept up and picked up any small shingle materials, and then they used magnets and a magnetic roller to pick up stray roofing nails that may have missed the tarps. We have had no nail issues. Ray even left a large magnet wand with us, so that when the dumpster was hauled away the following morning, I could use it to pick up nails and metal debris that may have been under the dumpster, or had fallen out when they winched the dumpster up to the truck. Ray is a nice man, and it was a pleasure to do business with The Art of Home Improvement. Ray was on time with each and every appointment, start time and completion time that he gave us. Ray returned each and every communication with us in a very timely manner. The Art of Home Improvement’s customer service is top notch! We love our new roof! Our house looks great!! The quality of construction, the warranties for construction and materials, and the pleasant experience we had working with Ray and The Art of Home Improvement are all 5 star!! If you are looking for a good roofing company, which is friendly, reliable, does great work at a great price, and keeps its commitments, then I would not hesitate to choose The Art of Home Improvement for the job. Repairing the staircase to my front door turned into almost fully replacing it. This was no scam or sales job- Rafael clearly showed me rotten wood stringers underneath the risers that I had asked him to replace. He was thoroughly professional, skilled, courteous and efficient. The construction was finished the same day, with he and his partner working until 9:00 pm and still cleaning up everything and taking the rotted wood to the curb. The wood had to dry 7-10 days before being painted, and I thought "oh great, now I'll have to nag him to come back", but No- he showed up yesterday to complete the job. I am totally satisfied with the work, and would recommend him to anyone. I will definitely call him for future jobs.

I'm buying a new construction home and my builder is a little strict when it comes to an inspector's credentials. Kevin provided all the documents and qualifications that the builder requested. He arrived a little late because of the address issues but started working as soon as he got there. He was very knowledgeable about the industry and pleasant to work with. He did all the necessary checks and informed me about any minor stuff that had to be repaired. As promised, he sent out the inspection report the same day. I would recommend him in the future.

I have had great success using Thumbtack twice now. I would definitely recommend Camouflage Construction. Ashley responded quickly and let men know the terms - after arranging an appointment, James was very conscientious about being there as scheduled and kept me up to date by communicating throughout the whole process. James went through the project requirements in detail, showed up every day until it was done and came in on budget. The finished product was exactly as we'd asked and the quality of the work was terrific - he even cleaned up impeccably when finished which is not always common. Cost was very reasonable. To me it as all about customer service and trust when you are hiring someone to do work on your biggest and most important investment - your home. Based on my first experience - you won't go wrong choosing Camouflage Construction. The most real endorsement is if you hire someone back to do additional jobs and we have already asked James to come back for another project.

We had our roof replaced back in September. The roof was a catastrophe, I didn't think it could be fixed. I was concerned with bugs, rain and othe large creatures that had open access to my house. Dash Construction and there staff was helpful, thorough, knowledgeable and never sparked a bit of anger with my hundreds of questions. They made our translation a breeze and made my home beautiful again. I would definantly say give them a call. I would again in a heart beat.

We were about a month behind where I wanted my company to be, however, considering my salon is about 5,000 sq ft, I do believe that Robert did the best he could in the 2month time he told me would take them 3. He and Mr Ham were very quick. If I pointed out areas where it could’ve used a little more detail, they quickly fixed it when they came. Of course I didn’t want to have to point anything out at all, but it’s almost impossible to have everything sorted out on the first try, and I’ve had friends who said their 6month project turned out to take a whole year with a different contractor, so I think ours turned out great I’m that regard. If you’re looking for quick, go with Construction420. They’ll get the job done. Just make sure you point out exactly what you want if you don’t want it done twice. Be very clear with making a punch list in the priority you want it done. They don’t like adding anything to their list in the middle of working, so be sure you have a clear list, with which materials, item, etc if you are not going to hire a designer.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
