I also work in the trades and have worked with Joe on a number of different rehab/remodel projects over the last few years. Joe is the most diverse and skilled contractor I've ever been around. His work is efficient and his attention to quality borders on obsessive. Joe is not only a great contractor, but also an excellent Christian minister and leader. His trustworthiness, honesty and professional demeanor are refreshing in an industry typically devoid of those attributes. If I needed help with any of my own projects, Joe is the first guy I would call. -Jacob C.

Our experience with Ready Roof was 100% positive, from start to finish! Josh was our salesman and he had a big job to convince us to use his company for our new roof. He was dealing with a man that had been in construction for 45 years, and a very inquisitive woman. After a lot of questions, and skepticism, we were convinced by Josh to hire Ready Roof and we are very happy that we did. We both highly recommend this company and we thank you Josh for your profound professionalism.

We bought an older home 2 years ago and have hired out many home improvement projects, but not until now have we been so happy with the results! These 2 are awesome! They have been very courteous, every step of the way. They quoted us a great price for some interior painting, replacing our entry ceiling and changing out some light fixtures. Not only were they very flexible, but they were able to see our vision and help us create exactly what we wanted for our ceiling! Some contractors believe that things can only be done ONE WAY and that has been an obstacle for us until we found C&B! We have already hired them for another job! They are so down to earth and do quality work. They did the work as if it was there own house and we really appreciate them!! Go Cubs!

Stenes Contractors was extremely helpful in executing the strategy for a spectacular roof repair and completion. The just job was done with high quality and expeditiously. I would highly recommend them for this type of work. I especially liked the demeanor of the owner who handled any hiccups in our plans by saying, "Garret, if I complained, it wouldn't do me any good!" then forged ahead and completed the task at hand. Outstanding! Regards Garrett

Tom did an excellent job disassembling heavy dog kennels, as well as some light electrical and plumbing work. His estimate and final invoices were reasonable and he left the workspaces neat. We will use him again.

We Had a large tree taken down that was hanging over our home. Ramsey Enterprise cut it down. Hauled it away. Cleaned up all there mess out of the yard, roof, and gutters. They even hauled away a brush pile that I had accumulated over time. I was very happy with everything from start to finish. A friend of mine got good firewood from them also.

I would think the main thing is my son is very fussy on how we do things, for instance he is on every job and is in control of what goes on around him, he pays attention how our employees perform and the quality of work each and every one preforms. Our customers hire us knowing we do not cut corners or quality of the products we offer. We have metal valley systems 24 gauge with high quality layered paint finish, we buy direct from manufacture and bend it in shop. Our counter flashings are also 24 gauge in colors or old galvanized. We make sure your wood deck is in great shape and not bad before roofing. The only thing we sub out is our gutter projects, we have worked with Elite Gutters for roughly 10 years . The owner is Jay and he is just as fussy as we are. Our clean ups and athletics are great. We always remember if we don't do our job right the first time chances are there is no second time, always remember who you work for and that's the customer. We have our own dump truck which means at the end of the day we can park on the street for the night for those customers that want there vehicle in the garage.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
