Terrance is a ROCK STAR! He contacted me immediately, offered to arrange his schedule to accommodate a tight timeline and gave it 110%. Very happy that I was able to find him via thumbtack, and will definitely be using him in the future (for painting but also electrical and a few other home projects he seems very knowledgable of)! First class guy!

Myron runs a tight ship. The job we hired him for was some drywall repair but after reading reviews and meeting with him I asked if he could do several other things so we could list our house. The answer was always, yeah we can do that. I never got the feeling he was trying to pad anything, he gave me honest feedback that a home buyer would and likely wouldn't care about. When it came time to do the work, he made sure his guys were always on time, they were professional, and very clean. This job was pretty big so the attention to the little details was nice. They had to come back out a couple of times to clean up some small things as drywall set but Myron never once complained and simply got it done. My ceiling looks better than it ever has. Ball Homes should hire him for the drywall work, their original drywallers clearly don't know how to take care of smooth ceilings like Myron's team does!

Mike Goldman is an outstanding professional. Mike brings over 20 years of hands on experience to building and repair projects. His dedication to the work had him fixing a drywall problem for me within 24 hours of being hired. His work for perfection included insuring proper paint and pattern matches. Mike was protective of the carpets using drop-clothes and ensuring no spills, He cleaned up thoroughly after himself, even leaving paint rollers and containers clean and ready to use again. Mike is # 1 on my speed dial for all future build and repair needs. Thank you Mike!!!

Becker Construction did an outstanding job on two recent projects on my 110 year old home. Within a week of beginning, both projects were completed and exceeded my expectations. The estimate was lower than other services I looked at, and there were no surprises on the final bill. Dave was a pleasure to do business with and presented a very clear project plan and timeline. He was responsive and communicated throughout the process. As someone who is inexperienced with home repairs, it was a relief to work with someone who was willing to explain their plan clearly, and make sure I was satisfied with the final product. I would definitely hire Becker Construction again for any future home improvement projects!

Very reasonably price, extremely respectable. Work was above expectations. They ran into some unforeseen issues with my framing in my basement but did not stop until the job was done correctly and right. Was updated daily on progress of job. All drywall and mud are seamless. My plumbing lines work great and have no signs of leaks. All 7 doors installed open and shut great. I will definitely recommend this contractor to friends and family

Sam Ross has done multiple projects for me. A few years ago I purchased my first home, a foreclosure, and it needed a lot of work. I hired Sam to scrape and paint the exterior trim. He was great at helping advise me which paint to use and why. He did a really nice job at a good price. Since then I have hired him for many different projects: painting my bathroom and dining room, installing wainscoting in my dining room, and painting and installing crown molding in my office, plus doing some drywall repair work. On the outside of my house he has repaired brickwork and he even put on my new roof. It looks amazing and best of all it doesn't leak anymore. Sam is always professional. He has a great eye and is very knowledgeable about how to best go about doing a job and what products to use. I would highly recommend him and look forward to hiring him again soon.

I recently purchased a home and after being taken by an unscrupulous contractor,Divine Development came in and saved the day. I cannot say enough good things about this company. They go above and beyond to get your work done in a timely manner. And the work is done very well. I've worked with them on two home projects, flooring ,and just recently had them do my kitchen remodel. I priced out the big box stores, as well as other smaller companies ,and Divine Development hands down had the best prices. They listened to what I wanted and my vision for the space ,and my kitchen turned out beautiful. If you are need quality work at a great price give this company a call .You wont be disappointed.

I had a deck repair, a stone wall way and miscellaneous remodeling inside and outside of my home. It was all completed in a timely manner and is absolutely beautiful. The pricing was very fair for the work and his great attention to detail was amazing. Noah is very professional and I will use him in the future as well as recommend him to all my family and friends.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
