John did an excellent job laying the new tile in our basement/playroom. Worked every day til the job was completed. The tile came out excellent, nice clean straight layout, nice crisp grout lines, and cleaned the basement after completion. I washed the baseboards a second time, as I re-stained all the baseboard trim, plus the doors and window trim. All the floor edging looks amazing. Blends right up to the baseboards perfectly. I will have John back for more in the future.

Cezar and Robson did absolutely first class work. Robson did a floor tile, toilet, vanity, and mirror replacement in our small master bath and Cezar did a full carpet/tile removal and installation of vinyl flooring in our finished basement area and refinishing of our stairwell. The results came out very nice. However, their work did have some rough edges. They were not prepared to isolate their work from the rest of the house and residual dust from the floor removal/finishing ended up covering everything in the rest of the home. They were also somewhat careless in treatment of the home, leaving some stains/unfinished areas. While they were receptive to my requests, I feel more could have been done to care for the home during/after the work completion. We had to almost entirely clean up after them at the end of the day. That said, the price was fair, they did a great job (other than cleaning), and they provided a prompt and detailed quote which is hard to come by these days.

We are remodeling our kitchen. Eduardo is an excellent communicator. He always returns our calls/text msg. Mistakes were made earlier. They forgot to seal our bedroom door during the demolition. Thankfully, Eduardo himself clean the bedroom afterward. Cement were dripping through the basement causing a mess in our basement. They promised to replace the insulation in the basement (We trust they'll keep their promise). This is our first major project. So it was a bit frustrating at first. But it's getting better as it progress. We added other little projects around the house, i.e. painting the hallway, replace doors, etc. Work is still in progress.... They do a good job so far.

I had a pleasure of hiring Russell for home floor repairing job (engineered hard wood). I would highly recommend Russell for such carpentry work. Based on this fantastic experience, I would consider him for other home repair/installation jobs (gutters, storm door, etc). I had a buckled (peaked) floor due to the seller/installer not leaving enough gaps at the edges to account for expansion of hard wood during summer. I had about 6 estimates, and by far, his pricing was the most reasonable. While most people charged per job, Russell quoted me an hourly rate. Some more reasonable than others. A few were flat out reluctant to do the job, due to its small size (maybe thought it was less profitable) despite the full day needed for its completion. By giving me a ridiculous quote (similar pricing to a new floor installation), they implied they didn't want to work. The job required removing the moldings from the impacted walls, removing all of tiles, then laying them again from the problematic area. He sticks to the quote and to his estimated time. He has a good pace and doesn't linger to buy time. Also, I found him to be very personable. The job was done to the utmost satisfaction. If you want an honest, hard working man to look after your home repair jobs, this would be the guy.

We hired Bob to demo an odd room with a roof that was built in the middle of our loft. He’d estimated that it would be a two or three day job. As demos go, it’s hard to tell exactly until you get into it. Unfortunately, the structure was built to withstand a hurricane and was a much tougher job than expected. Everything was excessively nailed and had to be pounded out piece by piece. Yet, Bob finished in two days with everything hauled to the dump and the work area cleaned. He was on time and courteous and worked around my schedule. Before he could do the demo, we had to have the sprinkler system rerouted, and Bob was very accommodating with our start date. A hard worker, and I’d highly recommend him.

Stan came and fixed a rotted basement sill and cracked floor joist. He went out of his way to readjust his schedule because we were on a time crunch to get some work done prior to a home inspection. The work was completed in a timely manner and the cost was more than fair. I would recommend him to family and call him in the future for any other work that we might need done.

Paulo was the perfect man for our basement renovation project. We liked him from the moment we first met him when he came to our house to give his estimate. Paulo came across very knowledgeable - but not boisterous -, friendly and professional. He gave us a quote that was not the lowest and not the highest, but explained us in detail where and why his quote was different from other bids. It was obvious that he was going to be our choice of contractor. Despite wanting to hit the floor running we ran in to a lot of permitting issues with the city of Boston. Paulo stood by us for all the time it took (+6 months) to get all the permits and helped wherever he could. Once the works started things went fast. Paulo's team was punctual, kept everything clean and was amenable to discussing and planning last minute changes to the original plans. If there was a cost change he would always first inform and discuss with us. He was also instrumental in solving some issues that came up while the project was moving along and he personally made sure that his subcontractors (mason, electrician and plumber, respectively) did their jobs according to the plans. At some occasions this even meant having them redo some things. In a couple of months we went from an empty basement to a fully and perfectly finished one-bedroom apartment. In a nutshell, Paulo (M&P home renovations) is and contractor that takes pride in his work. He will handle your project with professionalism and eye for detail and will do it for the right price. We highly recommend him and his team.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot.
