Cathy's staging is first class. We were having a real problem selling our home in KPW, and ultimately changed the Mary and Cathy Team. Within slightly more than a week the house sold for a substantial amount more than it had been listed at. Cathy's staging played a major role in this result.

I needed a quick-turnaround staging for my condo. Lizzy was great to work with, responded quickly, and did a fantastic job. She was able to meet my tight deadline and worked with me to use pieces I liked. She continuously followed up and even offered to come water the flowers she put outside. I would definitely recommend L&L!

Hez was a great realtor when helping me with my first home purchase. She made sure I felt comfortable throughout the entire home buying process from start to finish and even after closing is there to help with any questions and concerns. I first meet Hez at a home buying seminar she hosted and was able to meet and work with some great individuals from that seminar that work closely with Hez. They helped me with every aspect of the home buying process from financing to the inspection to the title work. Hez is never pushy and she really wants to make sure her clients are finding the best home for themselves. My roommate and her husband were also able to find a great first home with the help of Hez.

Working with Caroline and Anne was amazing. From the first moment upon meeting them, I instantly felt a connection that was more then just a realtor and client. They both took the time to truly listen to our wants, must haves, and most important, they respected our financial limits. They spent countless hours (and days) showing us each listing and never rushed us to make an impulse decision. Caroline and Anne helped my family and I find our dream home that had every must have and "wish list" items we could have wanted. During the negogiations, they both made sure my family and I got the best deal and made sure we were taken care of well after settlement. Not only did these amazing women find us our dream home, they also were able to sell our townhouse in no time. Not only were they able to sell our home with very minimal upgrades, they managed to sell our home above asking price. Toward the end of our entire process, Anne and Caroline became friends who I treasure dearly.

Marsha helped us not only sell our home at a premium value, but locate and secure our new home at the right price. Sometimes I feel like anybody can be a Realtor, but once you've worked with Marsha Wise, you realize she is so much more. She knows the communities, and understands your needs. She goes the extra mile to get the job done right. I referred her to my cousin, and they are currently working together, and he is very happy with their progress. A true Team Player and always on your side. One of the best things I can say, and my wife pointed this out, Marsha remembers what you tell her....the little things, the stuff that can make or break a deal. Attentiveness is A+

Stephany DeBerry was instrumental in helping us to be comfortable in moving forward with our home short sale. Without really knowing much about the process and procedures that entail a short sale, she was able to explain it to us and provided clear expectations. She understood our concerns and reservations in going this route but we knew we had to do it in order to get us back on the best financial path for us. As a realtor, she was extremely knowledgeable about the process. She remained the point of contact for the lender which allowed us to concentrate on getting the home ready for sale. She laid out expectations so we knew from the beginning that it could take time to get through such a process (even though ours did move fairly quickly and smoothly). Stephany DeBerry answered all of our questions and was available to speak to us any or night. What we were impressed with the most, is that not only was she knowledgeable about the housing process and market in VA, but she was so understanding and helpful when things did not seem to move as quickly. She listened to all of our concerns and was able to relay those to the appropriate people such as the lender and/or buyers purchasing our home. If you are looking for a realtor that knows the area market, understands her clients situations, knowledgeable and willing to be flexible so that she is speaking for you to do what ever it is you are looking to do (buy, sale, short sale, etc.), your first call to start the process should be to Stephany DeBerry.

          21-years Professional Experience,

My residential sales experience spans all of Northern Virginia, but with a concentration in the greater Vienna residential community, the trendy urban Mosaic District in Merrifield and the newly popular Reston. Labeled a strong but fair negotiator, I make sure my clients are well taken care of in all aspects of the real estate transaction. My work begins with preparation for the listing and expands into the home inspection contingency negotiation, the appraisal, and coordination with the settlement company to ensure the process is seamless. As for my personal life, my values are homegrown, having been born in Washington DC and raised in McLean, Virginia. I attended Denis J. O’Connell High School in Arlington and received my undergraduate degree at Georgetown University’s School of Foreign Service and my MBA from George Washington University with a concentration in Finance. This area is my home. It’s where I grew up, got married and chose to raise my two now college-aged children. I am proud to share that I am a first generation American and speak Polish fluently. Always remember – I am Dedicated to Serving You!

It is all about your home! Experience: I have been a proud real estate professional from Northern Virginia for over a decade and have successfully guided buyers, sellers, renters, and investors around the rocks in the river to a safe-and-secure landing in their new home. Expert Analysis: You should expect your agent to spend substantial time with you reviewing information about the neighborhoods, schools, commutes, and price trends in the areas that interest you. As an expert computer user and former data processing manager for K/P corporation in the San Francisco area, I am well-equipped to spreadsheet and analyze real estate data with you. Home Inspection: You should expect your agent to enlist expert help with respect to a home inspection, which is why for nearly a decade, I have worked closely with nationally known home inspector Reggie Marston (the originator of HGTV's "House P.I." show). Invitation: I invite you to sit down with me for an hour to explore the neighborhoods that interest you using ZipRealty's unique, unequalled Internet based computer software.

          Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

          • Represent clients who are looking to buy, sell and rent properties.
          • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
          • Determine competitive market prices by comparing properties.
          • Create and publicize lists of properties for sale, including details such as location and features.
          • Market properties through advertisements, open houses and listing services.
          • Show prospective buyers or renters properties.
          • Present purchase offers to sellers for consideration.
          • Mediate negotiations between buyer and seller.
          • Ensure that all terms of purchase contracts are met.
          • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

          • Home inspection: $200-$350 or more, depending on region.
          • Home appraisal: $250-$400 or more, depending on region.
          • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
          • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
