Despite being in recovery and on medication, Fred was available 24/7 to understand every detail of the job. He earned my trust to the point where we started a $1M project with just a brief LOI, later finalizing a 50-page AIA contract one month into construction. Building out a 10,000 sq. ft. daycare in just five months is an incredible achievement on its own, but doing so while overcoming major obstacles makes it even more remarkable. Fred Runco is the most professional, compassionate, and understanding person I’ve ever worked with. He has built a team that is unparalleled in the construction industry—from the workers on-site to the project managers, every single person was respectful, knowledgeable, and dedicated to the success of this project. The Three Biggest Challenges We Overcame: 1- Architect Issues & Drawing Discrepancies Midway through the project, I had to terminate my architect due to major discrepancies in the drawings. This could have derailed everything, but ICM stepped in and resolved all the issues, securing approvals not just from the city but also from my overly meticulous landlord—at every stage of construction. 2- A Landlord Who Made Construction an Ongoing Battle From the very beginning, my landlord was a constant obstacle. Every demand was nonsense, every approval was a struggle, every step required extra justification, and the delays they caused could have easily derailed the project. ICM didn’t just manage the construction—they managed the landlord, too. Fred and his team adapted, rescheduling subcontractors 24/7 to ensure we stayed on schedule. Despite all the interference, ICM delivered on time and exceeded expectations. Their ability to navigate difficult personalities and high-pressure situations was nothing short of extraordinary. 3- Financial Hurdles & Payment Delays Due to complications with my loan, I was unable to pay ICM for over two months. Despite this, they never stopped working, never cut corners, and even helped me navigate the financial situation with the bank—all while still delivering the project on time. I couldn’t have asked for a better general contractor. Fred saved me and my business, turning what should have been the most stressful experience of my life into one of the most magical. ICM’s work was so outstanding that I’m already thinking about expanding—just to have the chance to work with Fred and his incredible team again. We were in a nightmare situation with a partially gutted house and in need of a reliable contractor ready to start a project quickly.We met with Jim from River Valley Construction, gave him a budget and scope of what we needed, he offered his ideas and service options to get the job done.
