Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

A great experience from the estimate to completion. Jordan was very attentive, professional and walked us through our options - and the install process. The crew was great; punctual and cleaned everything up when they completed the job. My roof looks great! I'm so happy that I selected this company for my roof install - and highly recommend them to others.

Repair Job: The initial visit was pleasant and straight forward. I got a great and immidiate estimate which left me feeling confident that they could do the best job at the best price. I was not disappointed. John and his guys did the top and entire back portion of my roof (removal and re-roof). Even with the obstacle of rain over a 3 day period, they were hard at work - wisely using every dry moment possible to complete the job. My roof looks beautiful! I'm definitely hiring them again next year to do the front portion and work on my garage. I've already recommended them to my father to restore his roof as well. If I'd recommend them to my dad, I absolutely, highly recommend them to everyone reading this review.

I chose to work with Esser builders because they were prompt, knowledgeable, professional and courteous. They quoted my roof repair and were able to work with my deadline. I look forward to seeing the work they’ve done and potentially working with them on future projects.

Overall I am happy with the work but it took a long time from my first phone call until the roof was actually installed. They failed to show up for the first appointment and I had to wait another 2 weeks for another even though it was their fault. Then I had 3 more appointments with 2 different reps. The whole process took a ridiculously long time and I didn't even need to be present for the first appointment. He just took measurements outside and ignored my claim that there were three layers of shingles to be removed so I had to shell out more money at the end of the job. The roof, which, confusingly, was installed by Elieff Brothers, looks great and no leaks! But the overall experience was not great.

Great detailed explanation of what’s going to take place. Laid out a step by step proposal. Every layer of cost was explained in the cost of the project. Can’t wait to see the final project completed. If you need a roof Jordan Cartright is the guy you want giving you the full truth up front. Thanks again!!

Conrad Consulting completely re-roofed my 3 story 100 year old (plus) home that included the decking and also new eaves troughs. The quote originally given to me was comparable to two others. The need for new eaves troughs became apparent after the original offer was accepted and CCR was very fair in adding the cost of replacing the eaves troughs. There were a couple other small repairs that were completed and generously included in the total. The roofers and eaves-trough installers were diligent and timely, in spite of weather challenges. All involved communicated well and regularly throughout the process. I feel confident that my home is now sealed tight against the weather. (And now must go to release a squirrel that ended up on the wrong side of the house sealing...!)
