We had a pleasant experience with Michigan bat control. They were great from start to finish. From the time of the inspection until the end of removing the bats and cleaning out the attic. I would recommend to anyone looking for a wildlife control company.

JD did a real good job! he got rid of the possum family that had setup household in my garage. He made several trips to empty traps. Most exterminators charge for each additional trips. Most important, he knows what he's doing!

Jay at Up Close is an awesome Inspector! Up Close Home Inspection is the type of company that will never need to advertise. Once you use it, you will recommend it to everyone you know. Everybody who ever mentions to me that they're interested in buying a house (and maybe some who don't) are going to get an earful from me about Jay Latzman. He is professional, punctual, honest, likeable, and truly great at what he does. These days, when it's rare to find someone who takes great pride in their work, meeting someone like Jay is refreshing. I am maybe the most irritating type of person to deal with in a home purchase because I've never purchased a home and I have close to zero knowledge about them, but I'm risk-averse and a lawyer so I'm convinced that everyone has an angle and it is out to fool me. So basically I want to hear every last detail even though I have no idea what anyone is talking about. Yet, Jay was incredibly patient and the house inspection was honestly FUN, even the part where Jay went into the attic on a 100F degree afternoon! (I wouldn't have done it but Jay has no reservations at all about climbing right in.) He is as good at communication as he is at home inspection - I think both are equally important at this job. He picked up pretty early that neither of us had a clue about homes, so he adjusted his level of explanation accordingly. We learned a lot, not just about the house in question but about homes and home maintenance in general. You can tell that Jay is passionate and enthusiastic about his work. His impressive work ethic is something you just don't see these days anymore. There was no need for the seller of the home to put his older dog outside either as Jay was happy to pet the old boy and clearly loves animals! How could you not love Jay?? Some tips: 1) You can reach him by email, voicemail, or text. I'm crazy, so I did all three, but he seems equally responsive to each. 2) I think the BuildFax Report I got from Jay was well worth choosing Jay just for that! What an amazing insight into how much my home was actually renovated and how much money was spent! Not to mention, I know who the contractors were that did the remodeling and when they did it as well. 3) He sends you a an email with an attached PDF to view your inspection report, which you can save and keep or print out if you like. He also gives you an envelope with his card and the inspection agreement so everything is nice and neat, kept in one place with the paperwork for my home.

Practical limitations are numerous and we acknowledge the limitations and realities of the job. However, we also believe that if we effectively manage client expectations and make every effort to conduct the most thorough inspection possible, then our service will excel. Qualified, experienced inspectors are the backbone of our company and we want to work with the best professionals. All of our inspectors have been assessed during actual inspections and have demonstrated their abilities first hand. We also check references and insurance coverage so that our clients can be assured that they are hiring the best. We believe that the best way to learn is collaboratively, from one another’s experience, and strive to offer a strong support network within our company. We constantly share information among our inspectors and strive to stay abreast of the latest issues in the industry. Continuing education is required and everyone is encouraged to communicate with each other. One thing that is inevitable is a home inspection of the property you are selling. Having a complete inspection performed ahead of time by highly qualified third party allows everyone to know what the issues are. As the seller: •It gives you the opportunity to address the issues ahead of time. •Alerts you of safety issues prior to people visiting your property. •You can make repairs if needed, •The property issues are known ahead time when negotiations begin, •It eliminates buyers coming back and trying to renegotiate the offer. •No more buyers walking away because there is no time for an inspection. As a buyer: •The report provides a more accurate third-party view of the condition of the home prior to making an offer. •A seller inspection eliminates surprise defects. •Problems are corrected, or at least acknowledged, prior to making an offer on the home. •The report might assist in acquiring financing. What is provided with the service: •A complete and detailed report in soft copy for review. •A colour hard copy to leave on the table for prospective buyers to view. •Inspection report summary sheet produced in colour for buyers to take away during viewings. •The report can be referenced in listings, on feature sheets, on the web and lawn signs raising the profile of the property. Maintenance Inspection In a home, very few things are maintenance free. Proper and on-going maintenance of the house’s structural and mechanical systems is essential to retaining and increasing the value of a home. A maintenance inspection involves a thorough inspection of a home and property every three to five years, which can yield significant returns. Inspections can identify and monitor certain conditions and components that may lead to safety hazards for family members and detect potential problems before they become serious and costly. The inspection helps the homeowner to be proactive and not reactive. For example - regular inspections of the roof can provide advance warning to allow for several roof quotes in order to make an educated and cost effective purchase of a new roof covering. If no maintenance has been done and the roof starts to leak, the situation becomes an emergency and no comparative shopping can take place. The result is that the homeowner has little time to choose a roofer and does not have the negotiating leeway that he/she would have had if they had planned for the repair. Preventative maintenance can help to avoid repairs, extend the life expectancy of many components of the house and in some cases, reduce energy consumption and cost. A good home inspection report can become the blueprint for your home maintenance plan. It can help to prioritize home improvements and offer advice on the best ways to approach repairs. One thing and only one thing is protecting the health and purchasing of a home for the public.
