Difficult customer with a difficult roof Gabe at Golden Gables is great! Quality Work and a Quality Price! He answered every one of the 200 questions I asked him, and if he didn’t know the answer, he found it. Gabe gave me honest answers that made making a difficult decision an easy one. My roof has multiple gables and overhangs with window accents and molding that needed to be handled properly. Everything that Gabe said he would do, he did, and if it didn’t need something he passed the savings back to me. This was not an easy roofing job and I knew whomever I choose would need to know their stuff and Golden Gables does. The few issues that I had were handled quickly and professionally that very same day. I have the quality and look I asked for at a fair price. I would recommend Gabe and Golden Gables to anyone needing a new roof or any roofing needs. Sincerely, Dan Martinez Wildwood, MO

Matt and his team did very nice work on my porch roof. I have an older, solid brick home that required some re-decking, new shingles and flashing over the porch area. Matt explained every step of the process which educated me in various roofing techniques. Matt also respected my budget and worked quickly. I can definitely recommend!

Great job! Work was fast. Very helpful. The crew left some roofing supplies in my driveway and took over two weeks to get them removed.

I hired Tuscany Roofing and Restorations without knowing anything about them. I liked them so much that I ended up giving them two houses at once. The best part about them, outside of the work they do, is that everything they said they were going to do they did. If they said they were going to be there on Friday, they were there on Friday. They said it was going to cost this much, and it was the exact amount. There were no surprises and they did everything I asked of them. If only every contractor I used was so reliable and dependable as this team. I highly recommend them and would recommend them to anyone.

I can't say enough good things about Life Time Roofing. Dustin came by to give me a quote/recommendation and noticed I had hail damage. He was professional, easy to talk to and honest about all my options. He recommended I get in touch with my insurance company to discuss my coverage. Life Time Roofing helped me through the whole process and kept everything moving along. Delisa was extremely easy to work with for payment info/options. Overall I couldn't be happier with getting in touch with the company, they were truly a pleasure to work with. Highly recommended on all fronts! I will be using them for all future roofing needs.

F-M Exteriors installed a few solar attic fans on our house. The quality of the install was excellent (shingles were trimmed properly around the vents and everything was caulked cleanly). Now our upstairs is a good 10-15 degrees cooler during the super hot St. Louis summer days.

When purchasing our new home we found out our roof needed to be replaced. We had 3 inspections done and everyone had the same results. Since the roof needed to be replaced before we could close on our mortgage, we worked with Bob to get a quote and pick out the new roofing shingles. He worked the the title company and previous homeowners to get the paperwork processed. Our new roof was put on without any issues and the work area was cleaned up when they were finished which was no small task with a complete tear off. Would definitely use Bob again on another project!

Roesch Brothers Construction were hired to install shingles for my new roof. I was very impressed with the work they did. The whole process from the starting bid to putting the final shingle on was a great experience. They are very easy to communicate with and show up to get the job done right.

I live and Ballwin and we had the worst hail storm in history thus leaving my roof, gutters, siding, & deck with hail damage. I called Holthaus Roofing to come assess the damage and met with Ed Holthaus. In the first 5 minutes of interaction you could tell Ed was very detailed oriented and passionate about his business and doing things the right way. Ed met with my insurance adjuster and really turned into a Project Manager which made the process a breeze for me. Fast forward – installation is completed. There appears to be an issue with a piece of siding that touches part of the roof. I called Ed and explained the situation and he came out immediately. After reviewing the issue I asked Ed if I was being too picky or unrealistic and he not only agreed with me but said “Hey it’s your house. You live here year round, I don’t. If you don’t like it we’ll get it fixed.” Wow! It’s not often you get that kind of commitment and feeling of partnership. In this industry, there is only one company I will refer and do business with and that’s Holthaus Roofing.

B. Raines Construction and Roofing is the best in their class. They truly can do it all. I recommend this company to anyone in the market for a new roof, or to anyone that is unsure about the process of claiming damage to the insurance company. Easy to work with, family owned, local, and top quality workmanship.

I had a remodeling project to completely refinish my kitchen, 2 bathrooms and basement. B&C Contracting was 1 of 5 quotes that I received. They were extremely professional being that they didn't just simply give me a random estimate but they came and looked at everything I was interested in remodeling. Overall, they responded with an estimate the same day and I decided to hire them. They were able to take out what was there prior, take out a few walls, add new lighting areas in my ceiling, put in cabinets, countertops and appliances, put up drywall, re pour concrete, put in my flooring, paint and do general carpentry. They also installed a few new windows and doors. The job was finished in a couple weeks and the update looks perfect. We will eventually add an additional garage and rehire B&C Contracting Specialist to do this project as well.

Sanderson's Storm Damage Repair replaced a roof over 1,100 sq. foot for us. The roof was original (1978), consisting of 3 layers. Upon removal Tony had found water damage of the wood underneath. He consulted us of every additional repair he had to make prior to and he was timely, professional and very polite through out the quick install (less than 3 days including tear out). The staff was also professional and polite. Tony Sanderson had a very competitive price and we are very happy we chose Sanderson Storm and Damage Repair.

Hired then for vinyl siding installation. Great price and work for a tough job. Don also helped me out with some basic electrical work and hanging a ledger board. They got most of the work done quickly, but weather delayed some of it. Would definitely use them again.

Summary The roofing work was great. Chris was professional, friendly and did a thorough job. Debbie from the office was great about communicating when he would come and what would be done. I have to say, however, that I was disappointed by the quoting process. It feels like they didn't take the time they needed to assess the job properly and changed the terms on me once Chris arrived to start the work. Details I had four suppliers come inspect my roof and provide me with a quote. Pro-Craft's quote was competitive with another supplier, and both seemed equally professional, but I chose Pro-Craft because they gave me a written estimate on the spot that specified everything I wanted to know (exact work they would do, amount it would cost, warranty offered), while the other supplier took a few more days to assemble the information. The Pro-Craft quote included removal of the existing roof, application of a new base+top layer, and the replacement of my gutter. The other supplier said it would be sufficient to simply put roofing on top of the existing material and also that my gutter was custom and would require a sheet metal specialist to fix it. Since Pro-Craft seemed to be a one-stop shop willing to do a more thorough job, I picked them. Once Chris arrived to do the work, he contacted his office and they told me that he would put the modified bitumen on top of the existing layer (they would reduce the price accordingly). Once Chris looked at the gutter, he told me he couldn't do the work himself, but that we needed a sheet metal specialist (they kindly referred me to the same specialist the other company had suggested). So, in the end, Pro-Craft did exactly what the other company said they would do. While I am perfectly happy with Pro-Craft's work, I almost wish I had gone with the other company to reward their more throrough quote process.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
