Michael took on a huge project: 28 units poorly managed and me, the owner, 3,000 miles away in a different time zone. He coordinated & contracted for re-roofing 3 buildings, installing 28 HVAC units, and 8 new water heaters all within a tight 2 week time frame. He communicates quickly and clearly. I believe wholeheartedly that I have made the right choice in hiring Bowman Property Management to management my units and look forward to working with him and his staff as we move forward.

I contacted NOR-DAC after a home inspection report and needed quotes on the "Major" items of concern. Chris was one of the first to respond and view the property. Quotes provided were very reasonably priced and I contracted him to do several items at the property. Plumbing, Electrical, Porch Rails, Subflooring, etc. NORDAC will get the job done at a reasonable price and time. As a real estate investor its good to have dependable people you can count on, NOR-DAC definitely is on our preferred list. Thanks Chris look forward to doing more business this year

You’ve found the best property management company I have ever worked with over a 30-year real estate investment career with properties across multiple states. I’ve hired and fired more than six property managers because all of them stopped performing after promising my family they would take good care of our investment, perform regular property inspections, and do thorough background checks on potential renters. If you are frustrated with your current manager trust Clarkson Hines, the owner of PMI Charlotte. He is one in a million and deserves praise for his integrity, attention to detail, willingness to work hard. You will enjoy his ability to communicate with you as an owner. He does what he promises and treats our property like it was his own investment. When PMI took over our rental had a $17,000 rehab on a beautiful single-family home. The fired management company lied and told us it would require only $6,000 to get the home rent ready. Clarkson gave us an honest assessment and got repairs going quickly so we could get the home back online. He and his wife returned to the house on weekends to perform touch up painting just before they put the house back on the market. Clarkson under promises and over performs, a rare trait in business. We are out of town owners and always fear our property managers take advantage of us once the contract is signed and we return to California. It is impossible to keep an eye on our property from 2,700 miles away, therefore, out of sight can mean out of mind, right? I discussed my feelings of betrayal with Clarkston before agreeing to give PMI our business and Clarkston has lived up to our expectations. I am writing this testimony recommending his business no matter where you live. These folks have communicated from day one, and we even receive our rent checks before any of our other property managers can deliver. I am confident you will be pleased with PMI and recommend Clarkson Hines because of his character and work ethic. He treats his owners well and our tenants fairly.

Asher Property Management took over 4 properties that I already had tenants in because it was getting overwhelming for me while also working a full time job for me to be able to handle all of it on my own. David is the most knowledgeable real estate professional that I have ever talked to and his property management fees simply can't be beat. I am sure as he gets bigger he will change those fees appropriately, but for now, he can't be beat.

Nick's combined Financial and Real Estate competencies provided me a much broader perspective than other realors in the Charlotte area. I bought my first rental property through Nick in 2005 and proceeded to by 5 more with him over the next 4 years. With Nick's advice and guidance my properties have fluorished while others investing during this same time have been caught up in "the mess" of the las decade. Today Nick manages my properties and has even managed to build an assembly of land/properties for me to develop in Huntersville. I appreciate Nick's analysis of pros and cons. You wont regret Nick's frank point, counterpoint discussions.

My wife and I are from NY and are interested in making a move to Charlotte, NC. We got in touch with Christie and Chad Krantz who offered to educate us about the real estate market and the city of Charlotte. We were very impressed with their knowledge and professionalism. Being that we didn't know much about what Charlotte had to offer, we really didn't know what we were even looking for. After explaining our needs, Christie pulled up a few available houses and drove us out to take a look. They are helpful, polite and knowledgeable. Whether you are a Yankee looking to relocate or a local needing an agent, Christie and Chad will make the experience a good one. Thanks guys!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
