I have used Gillaspie Handman Building and Maintenance now for three different projects (primary residence and rental) including a roof replacement, internal work on two bathrooms (including tiling, dry-wall, painting), several door replacements and external painting (and pressure washing) and all three jobs were outstanding. Work was done as promised. If there were any issues that arose they would call and we discussed how to handle. Each time I did a walk through at the end of the project and if there were any punch-list items they were immediately addressed. Excellent work; would not hesitate to use again in the future.

We were very pleased with the work that Daniel & Jack did for us! They were both very easy to speak with about our hopes for the new handrails at our home. We asked for some special add-ons to our design, and they were very eager, helpful, and capable in creating just what we asked for. Overall ours was a very satisfying experience! George did everything, from shoring up the fireplace from the inside all the way to the exterior of our home. There was a lot of rot to repair. He also painted the exterior and completed a host of minor repairs with flawless skill.

I came home from work to the misery of a hot house and a broken A/C unit. I reached out for help and Shelton responded immediately. I was afraid I would be forced to deal with the heat throughout the night due the issue being identified late in the day, but Shelton came out after the sun had gone down with his headlamp ready to work. He correctly identified the issue from my Thumbtack description and had it fixed in less than 10 minutes. He also identified another fault with my unit, which sure enough made itself known the very next day. I called and he came back and repaired that swiftly, as well -- all of this service delivered at a very reasonable price with a friendly, Kentucky accent. I would highly recommend Shelton for any HVAC issues.

My husband and I recently purchased a home with an unfinished basement and were looking to complete the project. We needed plans drawn up in order to secure permits for the project. DL was fantastic to work with. He coordinated with the person running the project and always kept us in the loop of progress. His responsiveness and work quality is superb. The owner (Jorge) came out promptly to give an estimate and was very professional, insightul, and knowledgeable. He was able to deliver a contract and start the work quickly. The crew showed up on the day the work was supposed to begin and on-time. The crew was polite, personable, respectful, and also very knowledgeable. For each day of the project, they showed up when they said they would and worked very hard. There were several issues they ran into during the construction due to the way the house was built. The owner was very responsive in telling me about the issues and offering solutions. Even though the issues they encountered were not their fault, they took ownership of them and gave me the best possible advice and options with miniminal cost increase. These were complex problems such as bad electical wiring but they handled the construction and the issues in a timely manner. Overall, the job went very well only because of the Jorge and his crew. He was always available to talk, as well as always courteous, informative and helpful. There is nothing more important than trust when you're handing over thousands of dollars and have people working in your home. Jorge earned my trust and confidence. I will be using him again for a project in the upcoming weeks and would highly recommend his company.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
