Blane Charles is an extremely talented interior designer. Before Blane came on board, PHE at 211 E 13th street was getting modest attention at best. Blane was able to transform the space using what I would consider to be a very limited budget. He was extremely positive the entire time going out and selecting the best furniture possible given the financial constraints. After the furniture arrived and was set up with Blane's direction the apartment was given new life. We had already been on the market 45 days and were looking at another 100+ days to get someone to offer an acceptable price to the owner. Blane even added accents out of his own personal collection to spice the place up even more! After staging we received offers within 30 days and had a signed contract within 45 days! It is with great pleasure that I recommend Blane Charles without reservation.

Maggie has been working with me for the past two months on decorating and organizing our apartment. We have a very limited space and budget, but Maggie has come up with a plan on how to stay in budget and also some suggestions on multi-functioning furniture. She checks up on the progress on constant bases, and uses pintrest to see what is my taste. She has a very upbeat personality, and I appreciate her hands on approach. Since her involvement in this project, we have eliminated a lot of our moving boxes. My home is finally turning into "MY HOME." Thanks Maggie.

We recently restored/renovated a 100+ year old building, Cricket did an absolutely incredible job of staging apartments in an eclectic style that perfectly complemented/showcased both the rich historical character of the building as well as the upgrades. Her creativity, professionalism and timeliness were well above what we expected. A delight to work with.

The value of home staging cannot be overemphasized enough and Monique is truly who anyone needs when selling a home. Several consultations, the scope of the project changing, an unexpected flood were all no obstacle. The staging Monique did was fairly priced and she even made an accommodation when there was an unexpected flood that delayed the project further. Her staging ideas led to virtually every house-hunter praising everything about the house even if it wasn't to their own specific taste. I highly recommend Monique and welcomed her to show the results of my home staging with any prospective seller.

I cannot sing enough praises about this dynamic design duo! I have been working with Tim and Stuart for several years now, and have had the great pleasure of completing numerous projects together. Regardless of the scope of work, seemingly impossible deadlines, or high profile purchaser, I know without a shred of doubt my clients will be in the best of hands. I recently worked on converting a massive grocery warehouse into 335 apartments along the Brooklyn Waterfront, and Warner York was able to provide interior design help to several of my buyers. Each was handled with the upmost professionalism, and their homes were tailored perfectly to fit their personalities. Each unique and handled with the upmost care. I always look forward to collaborating with this team and hold them in the upmost regard, they consistently go above and beyond. You will not be disappointed when you enlist for their services!

We had an excellent experience with Jo Ann Nider and her team. Our goal was to get our house on the market by mid-July. With Jo Ann’s help, our house was on the market a week earlier than expected. I inherited boxes and boxes of items from several people. My husband and I tried to get through it all, but realized it was an impossible task. What Jo Ann and her team were able to accomplish in one week would have taken us over one year! From packing, to moving furniture, to organizing to staging our house for sale, Jo Ann and her team were professional and trustworthy. I am so grateful for the help, support, and good cheer we experienced with Jo Ann while cleaning out our house. I am also glad to have discovered Thumb Tack! Thank you all!!

Rose really does so much more than just organizing and decluttering. She stands out from the competition. She helps put systems in place to KEEP things organized. She can look at a space/room and determine someone's learning style and tailors systems for them and their learning style in order to help stay organized! I joked with her that she was helping me achieve sustainable organization because of these systems and I wouldn't need to hire her as often! I highly recommend Rose for any home organizing, decluttering, downsizing or home staging services. You'll be happy you called Rose!

Belen Moreno, owner and designer of belendesign GOLD, provided us with one of the most wonderful, productive, unique and enjoyable experiences we have had in decorating a home. Her creativity, ingenuity and vision are beyond description. She is well organized and the process was enjoyable. Our entire home was decorated by belendesign GOLD and all the detailed work is obvious to anyone coming into our home, as their gasps, from its beauty, and remarkable compliments towards her design and scale ability are beyond words. People always comment that this house should be in Architectural Digest. We feel so very fortunate to have discovered Belen and highly recommend her!”

We live in Texas had just bought our first home. But I just couldn't seem to get that "BADAZZLE" look and feel you want in your home when friends come over. But I got a budget together have her to do the job and she turned our home around at pretty low budget. She gets a sense of your personal design so you feel quite comfortable about the look in your home. Now we just finish building our new home. A beautiful 5000 square feet home and we refuse to do interior design until she gets here next weekend. My husband and I are also in full time ministry and we just moved in our new 15,000 square feet church building and she is the one who will be overseeing the interior design as well... In addition to this she has such a beautiful personality. She is easy to work with and I love best that she makes the best of your budget!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.
