Blane Charles is an extremely talented interior designer. Before Blane came on board, PHE at 211 E 13th street was getting modest attention at best. Blane was able to transform the space using what I would consider to be a very limited budget. He was extremely positive the entire time going out and selecting the best furniture possible given the financial constraints. After the furniture arrived and was set up with Blane's direction the apartment was given new life. We had already been on the market 45 days and were looking at another 100+ days to get someone to offer an acceptable price to the owner. Blane even added accents out of his own personal collection to spice the place up even more! After staging we received offers within 30 days and had a signed contract within 45 days! It is with great pleasure that I recommend Blane Charles without reservation.

Maggie has been working with me for the past two months on decorating and organizing our apartment. We have a very limited space and budget, but Maggie has come up with a plan on how to stay in budget and also some suggestions on multi-functioning furniture. She checks up on the progress on constant bases, and uses pintrest to see what is my taste. She has a very upbeat personality, and I appreciate her hands on approach. The value of home staging cannot be overemphasized enough and Monique is truly who anyone needs when selling a home. Several consultations, the scope of the project changing, an unexpected flood were all no obstacle. The staging Monique did was fairly priced and she even made an accommodation when there was an unexpected flood that delayed the project further. Her staging ideas led to virtually every house-hunter praising everything about the house even if it wasn't to their own specific taste. We had an excellent experience with Jo Ann Nider and her team. Our goal was to get our house on the market by mid-July. With Jo Ann’s help, our house was on the market a week earlier than expected. Rose really does so much more than just organizing and decluttering. She stands out from the competition. She helps put systems in place to KEEP things organized. She can look at a space/room and determine someone's learning style and tailors systems for them and their learning style in order to help stay organized! I joked with her that she was helping me achieve sustainable organization because of these systems and I wouldn't need to hire her as often! What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:
