We contacted Global Housing with a painting project of our 2 floor home. In addition to the walls and ceilings, the painting project included various types of stubborn wood trim\moldings and doors that were previously stained. Additionally, making the project a bit more challenging was that we were already moved into the home with our furnishings and had new wood flooring previously installed. James was very responsive from the initial contact and throughout the project. Anytime there was a concern raised by us he quickly responded and handled the concern with ease. The painters themselves were extremely polite and professional. They were careful with covering the flooring and furnishings and really went above and beyond with the quality of the work and even in recommendations. Upon the completion of the project, James reassured us and encouraged us to not hesitate to contact him should we see something that we were not happy with or if something was inadvertently overlooked. We would wholeheartedly recommend Global Housing Contractors and would work with them again without hesitation. Mr. & Mrs. Rios Roselle, NJ

Kevin built a custom shelf in an existing opening above a gas fireplace as the space would not accommodate our 50 inch TV. The results were much more than expected! Kevin built a beautiful shelf/mantel that looks like it was original to the space. Kevin was friendly, professional, courteous, fairly priced and completed the project in a timely manner. We would recommend him without hesitation.

Home remodeling from Cape Cod to almost Colonial, including foundation, covered back porch, new second floor, addition of mud room and pantry, new roof, etc. Job was completed in about three months, which is not that common, as jobs as such usually takes about six months. The crew was in the house every day working very hard and passed all the inspections very smoothly. Carlos was very honest and trustworthy and every part of the job was delivered with high quality. We are very happy with the outcome and would definitely hire him again in the future!

David built the home I currently live in 14 years ago. Actually it was a total remodel of a house built in 1935, certainly more difficult than building new. It was reconstructed with the personal pride of Dave and his crew who were on site everyday. There was constant communication toward the materials and methods selected that affected the esthetics and livability and yes the cost of building my home. Dave and his crew were diligent during their time on site offering suggestions that made the build more enjoyable toward the future. Frequently family, friends and visitors comment on the design and individual touches that make this home. To this day Dave will call just to make sure all is well. What more could you want from a builder?

I have a 6-story facade that had cracked, as a result of hurricane sandy, the roof had leaked, getting into the house and damaging everything. Water dripped from the gutter seeped into the walls and caused heavy damages. The walls were damaged with mold getting inside, with peeling paint from the facade. We needed to re-do the brownstone and fix all the damages. within many quotes, high tech was within my budget. Up and foremost, the roof was re-layered to prevent any more damages. The facade was chipped off (about 2 inches) from the wall applied portland cement and scratch coat. There were many details missing from the window sills and facade that High tech handcrafted and restored. Shaiful explained to me that it would be best if the cornice would be painted, and restored with all details and design before applying the final-coat brownstone. He stated for best results the facade should dry and cure, the longer the drying process the optimal the results. After the drying process, they did the final-coat, the cornice looked great, and all the designs were handcurved. The walls, inside of the house, the sheet-trock was removed, patched, and new insulation placed with new sheetrock. With such a major project on-going, I had a wonderful experience!

My husband and I are so Happy with how our house turned out. It looks truly amazing. When we brought the house it was very old and to our disappointment we found out that the whole inside needed to be gutted. MNT assured us that they could handle the job for an affordable price, and build our home back up the way we wanted it. The end product was completely breathing taking. MNT completely exceeded our expectations. We are truly living in a whole new and different house from the one we brought. We are just so pleased we wanted everyone to know how much MNT helped us. We will definitely be using there services again. Thank you for everything MNT.

Wow, where do I begin.. so we met Gary back in the spring of 2013 when he renovated our house in Brooklyn. He came highly recommended by my uncle Frank (a very hard man to please), so I knew he was the right guy to hire. After doing an amazing job on that project (a major renovation with a crumbling house built in 1911) and numerous small projects, we hired his company to build us a house from scratch. Being that Gary is also a licensed real estate broker, the whole process was made easy from finding a piece of land to selling our existing house, to setting us up with a great architect (thank you Peter Calvanico) and so on. From the day we broke ground to completion (except landscaping), he had us in our new house in just under 10 weeks! I can't tell you how happy we are with the finished product, thanks to all the great design ideas Gary gave me (thank goodness because I can never make a decision.. lol). It still hasn't sunk in that this is my home.. i'm in love! Thank you Gary, Louis, Anthony, and the rest of the crew for all of your hard work! P.S. you were right about adding all of the extra trim work.. it really makes the house pop!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
