Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

NM Premier Roofing did the recovering of our flat roof very well. Andres and his associate Pablo were very agreeable contractors and went out of their way to explain the project and see that we were satisfied. The city inspector, when he looked at the roof, he commented "Good Job". The job was finished on Monday and it rained on Tuesday - no leaks. The company gave us a competitive price for using the product TPO. NM Premier Roofing, a relatively new company, should go far if they keep the level of service we experienced. We are satisfied with the project.

Miguel came out same day to give an estimate, I scheduled a few days out to get the work completed and he and his crew were prompt and got straight to work on the patch on my roof. The work he did looks great and I am very satisfied with the quality of the work done. Everyone was friendly and the price was very reasonable for the work to be done. He will be my go to when I am ready to replace my whole roof.

Honestly, we got as far as an estimate. My roof wasn't as bad as I thought. Mike was very personable and informative. My dog didn't even mind him and that's saying a lot. :)

Excellent job, very professional and personable all the way around. Very accommodating to a senior widow who can't go on the roof by taking pictures every step of the way so I could see progress/repair and feel comfortable with end result.

They were very responsive to all of my questions and were able to get me a bid very quickly. We had a deadline for when the roof had to be done because the house was for sale and about to close and they worked hard to make sure it was done before closing.

Let me start at the beginning... we had estimates from 5 roofers and prices were all within a few hundred dollars of each other (except for Lowes which was astronomical!) We chose Goodrich mainly for the rep who met with us. John Whitney was one of the most professional, upfront and patient non-salesman'y sales person I have ever met. I highly recommend him to be your go-to with Goodrich. The second reason was because they have pretty high ratings in all of the social media venues. Now, on to the actual project. These guys are FAST! I had 3 layers of old shingles that needed to be removed (which seriously was about half the cost of the new roof) A large crew came at 8am, started removing the old stuff and completed that part in about an hour. The whole job from start to finish only took about 7.5 hours! My only problem is that the new roof looks so good, the rest of my house looks crappy in comparison. HAHAHA Seriously though, great job.

Leak in the home of my elderly parents. While Goodrich said they could not guarantee results, no effort was made to figure out what was causing the leak. They allegedly added some sealant to several areas on roof but they didn't even check the attic to see if that way they could figure out what was causing the leak. Needless to say, the next time it rained, the water poured in through the leak. I threw away $535 because these people did absolutely NOTHING!! Don't Trust them or hire them!!

The representative from Goodrich Roofing got to the house 5 minutes early, and was waiting at the gate to be let into the community. He called me and I said there are people at home to buzz you in and gave him the code. I got to the house at 7:05am, 5 minutes late and the Goodrich person was nowhere to be found. I drove around the community and looked for a work truck. I then asked my mom and her caregivers if anyone called, they said no. I called the Goodrich person and left a message as there was no answer. Then I called to see if the gate buzzer was working, and it was not. So, I decided to head back home and Goodrich called me, it was now 17 minutes past the scheduled time. The person was not friendly and when I asked why they left instead of call me and see how to get through the gate, the person said, "I thought you were in the house, I buzzed and it didn't go thru." (he had just called me at 6:51 saying he was near the house when I told him how to buzz in). I said I was at the house at 7:05 (I was 5 minutes late) but there were people there in the house, had the gate buzzer worked to let him in. Anyway, when I asked the representative why he didn't call me, he got upset when I asked why he couldn't wait 5 minutes. He said I had waited 10, I got there at 6:50am, I don't have all day. I said the apt. was at 7am, and 5 minutes isn't all day. He was obviously very upset at missing his 5 minutes and I told him I didn't want to get a quote from him. Quite frankly, I don't want to do business with someone who gets upset and is short tempered even before I get an estimate. I realize I was 5 minutes late and I am sorry, but I really don't want to do business with someone who doesn't work flexible with the customer. I didn't know the buzzer wasn't working at the gate and I am sorry I wasted his 5 minutes, more if you count him being early. I drove a long distance to meet him there in the morning and it was obviously not meant to be. I had heard good information about the company but for me, it did not work out.
