Jeff was great, he was very thorough even though it was a smaller house. He took time to explain things to me in detail and his report was very detailed and easy to follow. When looking on thumbtack for a home inspector, Tony replied! Tony was very thorough and even suggested other inspections that should be done as well. He even scheduled those appointments for us! We were purchasing a house in a different area then we were, so everything was done over the phone. We sent a check and he got everything done for us!!! He sent complete reports with pictures and outlines from when the house was originally built. He researched the property. He was great and I would refer him to anyone looking for a home inspector!!

My house closed on the 4th of July weekend. I really needed new flooring and painting done before I could move in. I was staying with relatives. I called all the local contractors in my small city. I either got answering machines, or no call backs. Anthony Hancovsky gave me a quote on Thumbtack and drove all the way to my city 2 1/2 hours away on a Holiday weekend to do the work so I would be able to get into my new home. I bought a house in a lovely neighborhood for a great price because it needed lots of work. I hired GCG to install floors and some carpet, new lighting and painting throughout, new windows and doors and a remodel of the upstairs bath. Everything turned out beautiful. The guys were very courteous about keeping things clean as they worked. The pace of the work stayed consistent until the job was done. I’m so very impressed. Because it was a renovation loan, the bank sent out an inspector as the work progressed and the inspector was also impressed. My home had immediate equity of $28000. He was the first inspector to call me. He quoted and sent me a price via email. I called him back after speaking with other inspectors. We talked at length, set up an appointment and he inspected my new home as promised, on time and at the same quoted price. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

    How do you find a good home inspector?

    A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

    If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary.
