David Kidd came for the scheduled estimate on-time. He was very knowledgeable about roofing and helpful in assessing the situation. He fixed my shingles but recommended they need replaced; seemed to give a fair estimate. Will definitely choose this company if I proceed with replacing my shingles.

Rod was chosen from five bidders, all of whom were close in their estimates. Unlike the others, he initially mentioned renovation options ( both interior and exterior ) that had not been considered in the planning. No one else "thought outside the box". This was a complete renovation of a house to prepare it for sale: new flooring throughout, new padding and carpeting throughout, much repair work of damaged wood and walls, a wood-burning fireplace rehab; installation of new vanities, sinks, mirrors, med. cabinets and accessories, 5 new ceiling fans, power washing, painting shutters and repair and painting of storage shed, caulking around foundation, installation of all new interior and exterior doors. You can see that the job was all-encompassing and Rod was up to the task and did some unique repairs along the way. The only two detours included four dead electrical outlets that still need to be repaired by an electrician and the time frame ran more than 3 and 1/2 months. If you are willing to be patient, Rod will do a bang-up job for you. He would text pictures of items for my approval before he would make a purchase. He provided me with a receipt for everything that was required for the job. This was an $11,000+ investment, but the new owner is not going to have any headaches once they move in. I hope to hire Rod again for work at my own residence and would comfortably make a referral to anyone in need of his services.

I requested estimates from 4 different roofers. Out of those 4, 3 of them claimed they went to check out the property. Out of those 3, only Nate actually sent me a quote. I'm an out of state investor so finding an honest, professional and responsive contractor is extremely important to me. Nate is ultra responsive, very friendly and easy to work with, and his execution and follow through are impeccable. My experience with him on the first project went so well, I've already hired him to replace the roofs on two other properties.

I had over 4 leaks on my house Vincent with milanos came to my house and gave me a free estimate. I had 3 other contractors come out and look at my roof and all 3 said I needed a whole roof replacement telling me it was going to be upwards of $8,000 to replace. Vincent Told me it didn't have to be replaced he could do some repairs for a fraction of the cost. Him and his workers came out and was done the next day! Great company. You could tell they took a lot of pride in there workmanship. I give these guys a A+++ rating and if I ever have any problems in the future they'd be the first company I call!

This is going to be long, prepare yourself… I’ll try and keep the “history” short: 1) Move into the house after remediation was supposed to have taken care of: a. Mold in the attic b. Clogged soffits c. Bathroom vent being vented directly into the attic Fast forward 6.5 years: 1) We have water getting into our bedroom and I crawl into the attic to find the source (the vent stack 2) I notice that the ceiling is rather black and suspect the either the mold has returned or the original company didn’t do such a good job of removing the mold previously 3) I fix the leaking vent pipe myself but I call out a roofer to get their opinion of the situation in the attic 4) He agrees we have poor ventilation and need to remediate the mold and we discuss various items on a hit list of things to fix I begin researching and learn a lot more than I ever expected about attics, mold and proper ventilation. We decide that the obvious first step is remediation and then fixing the smaller (and bigger) jobs. My wife does a quick search for our city and ‘mold removal’. I am expecting to call several places and have several visits (I like doing at least three) with several quotes/estimates following. I make my first call at around 7pm in the evening and I speak with “Ed” at ABC Mold Removal. It’s immediately apparent that Ed knows his stuff and their business. After I hang up with him not only do I have a verified handle on the research I’ve been doing myself I have an estimate in my email well below what I was expecting to hear, a complete rundown of what will happen when they come to our home, an even better idea of the various items I need to fix/update to KEEP the mold from coming BACK as well as two of the items off my list included in the estimate – namely: 1) pulling back the blown in insulation from clogging my soffits which was, obviously, never done when we moved in and 2) correctly venting the bathroom vent to the outside and not just up to the ridge vent. He also recommends I look into updating the ridge vent we do have as these have been updated and improved dramatically since the one we have was installed. I like the quote and agree with all that needs done and I call him back later and schedule a date. He says he can be out within about 3 days which actually was too soon for us and we moved that out about 7 days (on a Saturday). Fast forward once again to the day of the job: 1) They arrive on time. They stated between 7:30am and 8:00am and they arrive a few minutes before 8am. a. At this point, I have to mention two things that struck me: 1) they greet me professionally and call my Mr. Strauss even though we’ve already exchanged first names. This continues throughout the day and 2) they remove their shoes. No prompting, no booties, no asking if they should … they just did it. All day long, in and out to bring in equipment. Some people might be saying, “well, they should.” I would tend to agree if it weren’t for the fact that I’ve had work done on my house previously – cable, front door, basement heater, etc. None of them just came in and removed their shoes. None. 2) Their setup takes about an hour and half and includes putting plastic down in the room where the access hatch is (our daughter’s closet), plastic down the hallway they have to come in and out of and a triple plastic barrier at the entrance into the room. They also close up the whole house fan and then, at long last, look into the attic to see what it’s like. a. I was leery up to this point that they had yet to ever set eyes on my attic and the condition it was in. But they knew their stuff and came completely prepared for anything. They said it didn’t look bad and estimated that they’d be out by 1 or 2 in the afternoon. (spoiler: they were leaving my drive at 2:30pm after cleaning up completely and having a small chat with me – and, of course, getting paid). In speaking with Ed later, during our chat, he told me that ABC Mold Removal has been doing this kind of work for thirteen (13) years and there’s a reason for that: they do a fantastic job! The black, stained attic looked like new wood. The soffits? I could see daylight through them when I went up. The bathroom fan? Vented completely to the outside. Steve – the second person on the job – did this work even though it was fairly cold out and there was some snow on the roof too. Did I mention Steve comes from a family of 5 roofers? Did I mention that Ed came prepared for anything? The only thing we have left to do is to weatherproof any heat exchange points into the attic from the house and to install a new ridge vent (going with Ed’s suggestion of Shingle Vent II after watching a video online of how well it works). So, in a nutshell? Highly, highly, highly recommend Ed and ABC Mold Removal to anyone who has the unfortunate need for this service (which is probably more of us than we realize).

We had a great experience working with Franciscus and found them to be exactly what they claimed to be. The project manager Sean VanDyke was professional, knowledgable and courteous, explaining the roofing process and products to be used. In addition, it was obvious the crew had a ton of experience, installing a beautiful roof on our home, leaving our yard virtually spotless considering the scope of the job! We feel we truly received the best possible value for our money and certainly won’t hesitate to recommend them family and friends! Thank you again for a job well done!

Antonio did some work on my roof to stop a leak. He was actually able to come and do the repairs just 24 hours after I inquired! This was awesome, because we were very worried about having any more water damage. The repair was done in no time, and everything was cleaned up perfectly before they left. Antonio's price was competitive and he was very clear with us regarding what he was doing as well as how much it would cost. He mentioned a 6 year guarantee on the repair, which is great! My husband and I were very happy with his work and we will definitely be calling him for any future work we may need for our roof!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
