Zeev was a very nice guy to work with. I had him install a light and dimmer switch in my living room and all turned out good. I'll most likely be bringing him back to the house for future projects.

I cannot say enough good things about Chris Kish at Weichert Realtors - BRP Property Management! I own a condo in Beaverton and not only did he get it rented out quickly, he got me more in monthly rent then my previous property management company did. He conducted a full screening of the tenant and made me feel very comfortable with the process and who would be living in my investment. There have been a few minor maintenance issues that popped up with the condo when the tenant fist moved in, but Chris was able to get someone out there almost immediately to fix the problem! His communication is top notch and he is always willing to answer all my questions and concerns. I would highly recommend Chris to anyone and everyone needing someone to manage their investment!

Dave, Here is the review, feel free to edit as you wish. I recently purchased my first rental property, a duplex. I worked with James Paulson throughout the entire process. He was very helpful during the selection of the property and a great adviser with deep knowledge and experience. I continue to work with James and look forward to working with him as I add more investment properties to my portfolio.

Ms. Kramer is an expert in her field. She's been in the property management field for years, and knows the ins and outs of the business. She also has many vendor contacts which will be advantageous when you put your properties in her hands. Codi is self-motivated and will treat your property as if it's her own. You won't be disappointed.

Utmost Property Management is great to work with. They are professional, detailed, and extremely attentive to your property. If you are an out of town investor or simply do not want to worry with the hassle of taking care of a secondary residence, I highly recommend Joe and Shelley to tend to all of your Property Management needs.

About

This is a small business that I have started because many property management companies also are real estate agents who may or may not have time to work with a rental as closely as they should. Some companies have too many properties and not enough people hired to do the job right, some companies have so many properties that they no longer know that good customer service is essential.

RPM has done a great job for me managing my rental property in Portland. I live locally and wondered if it would be worth hiring them because I am so close. I am so glad I did.

    1. Licensed Oregon Property Manager I prefer to specialize in single family or commercial property management on small scale or for family owned property. I dislike being treated like just another "customer" or worse, an account ID number. For this reason, I prefer to help property owners maximize their income via customized and individualized property management services that are unique to their situation. 2. Oregon Notary Public This should be specific enough. My licenses can be verified with the State of Oregon via the Oregon website.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
