Installed a large new vanity with top and hooked up the plumbing to it. Sounds like a simple job but for one the drain location in the wall was in a very awkward position in relation to the sink and Glenn used all of the right fittings to make a strong and lifelong connection. Second the vanity top was about 1" too large for the opening meaning he had to remove a cabinet in order to get it in place. A lot of extra work was put in and I didnt hear one complaint. I have flipped multiple houses and worked in commercial construction for 10 years and he has been one of the easiest people to deal with, especially if something unexpected comes up (which it always will). Thanks Glenn!

Paul/Home Run Construction are a HOME RUN...make it a GRAND SLAM! So professional and easy to work with and outstanding communication throughout the project. Paul takes pride in his work and he completed my project timely and on budget. As an attorney I see clients and cases with all kinds of flakey contractors who run over budget and do shoddy work. Joe and his team are exactly what we expected from a friendly, professional contractor company. He was upfront from the start in what it would take to do the job and was always accommodating when we added requests or made changes to the plan. He is quick in communication (mostly via text) and that worked out great. His crew was equally as friendly and always left the job site each day clean and manageable - which was important to us as we lived in the house during the construction. My experience with JDR Builders, John Rank specifically, was outstanding. The project was a complete renovation of a dilapidated dry cleaning building into a state compliant OMMD facility. The project was roughly 3 months long, and required tight timeline management both for cost reasons and filing deadlines for the state certification. John's construction experience, and project management experience set him apart from most of the contractors we have worked with in the past. His initial proposal was well thought out. We agreed on a realistic budget. He managed to that budget, and submitted 1 change request for the entire project. He managed the inspectors and the permitting, which was an area of real concern, as the building was old, and the city was waiting for someone to renovate it. His commercial experience really came through during this phase; the city had numerous issues regarding the antiquated electric. At one point we were in jeopardy of being able to even receive power from the street. He was available when I needed questions answered, and he never tried to confuse the issues with technical details. In short he was good to his word start to finish. The quality of work was top notch, with a great deal of finishing work done at his expense. He recognized obvious gaps in our planning, raised the issues to us, and then took action based on our feedback. What went wrong with the project? Nothing. As issues came up, there was always a plan for resolving them, always options for maintaining the budget. I have personally been involved with a dozen projects of this scope and size, and have suffered through all forms of contractor short comings, and bad circumstances. Contractors who are great at construction, but terrible at managing a timeline or budget, or great at managing the budget, but at the expense of a useful product. This was simply a clinic on how to run and delivery a project. Thank you to JDR Builders for your hard work and know how.

Alex is awesome. Honest, dependable, professional. What more can I say? Great communication through text and phone. Quality exceeded expectations. I have full confidence the job will stand the test of time. We had a few tricky things going on and his detail work was exemplary. Only good stuff to say. This may be a boring review, but that's exactly what you should want from an exterior paint job. Went above and beyond on a few unexpected extras without adding to the bid. I've asked him to give us a bid on maintaining our stamped concrete on a yearly basis because I trust him and the prices are reasonable. Alex rocks! Hire them!!

I have used I Bl as a general contractor for 3 years now for work on residential and commercial jobs of various sizes. They have done complete remodels to convert four of my apartments into Airbnb units, as well as helped me to fix up several houses I have sold. I also own some commercial property and they have helped me with a variety repairs and I have referred them to tenants and friends, always with great results. I have used many different contractors in the past and no one I have worked with can compare to IBI Construction. They are knowledgeable and skilled and as a result can see problems with underlying conditions before they become worse and if this happens in the middle of a job they clearly explain the situation to me and tell me what my options are. When we set up a job and decide on the scope they get right to it as soon as possible and don't tell me they are booked out for 6 months. One of the things that sets them apart from other contractors I have used is they always make sure to have all materials and subcontractors ready to go before they start, this makes my job so much easier as I can actually make plans and schedules and not have to worry about long delays. After work begins they are great about keeping me informed about how the project is going and any modifications to the scope are clearly defined and the schedule is kept up to date. Most important of all, I have learned that I can count on IBC to give me straight answers to my questions and not try to take advantage or overcharge me. I have never had a problem with the quality of work and they always meet or exceed my expectations, for all these reasons I trust IBI Construction and I recommend them highly. If you are looking to have a low stress experience on a construction project, residential or commercial these are the folks for you.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
