Zeev was right on time to start the project of installing 8 can lights in the living room and wireing them to a switch. He installed them exactly where we wanted them. Wasted no time and only took a 15 minute break at noon then finished the job. After completion of the job lights were tested and area was cleaned up. I would give Zeev 5 stars and hire him back which I plan to do for another room. Very satisfied with the quality of his work.

We hired an architect who drew us a plan that didn't fit in our property. It was for a 2 car garage with an apartment on the second level. It had to match our 1890 victorian. We contacted DM to see if they could help us. they figured how to make it work out by working closely with the city and a civil engineer. They were professional, never late, always in constant contact with us throughout on a daily basis. They were able to finish the project faster than what we expected. They were able to exceed our needs and expectations. If you are looking for a one stop company that is on time and professional we reccomend De Marco Builders Inc.

We really enjoyed working with Carole during our kitchen remodel. At first, I didn't think I needed a designer since I knew what I wanted, but she was so much help. The suggestions she made to my plan ended up making the biggest difference. I love the stove and door she recommended. When I was overwhelmed by countertop options, she met me at the warehouse and we chose the countertop and had a good idea for the backsplash in less than an hour. We have wanted a covered entrance to our house for years. We called the builders we trust most: Built in Oregon. They found an architect who specializes in houses built around 1940 and she designed an addition that looks original to the house. The original plans called for a wooden, painted hand-rail down the front steps. We wanted a cedar railing. Andrew and his team built it custom on site; it is period-true. It is absolutely gorgeous. People walk by our house now and stop to comment on its beauty. What I love about Built in Oregon is how well they communicate and how fair they are. They respect my budget and do hand-crafted, superior work. They are respectful of my property and clean the work site every day. I have nothing but the highest praise for them and will look to them any time to do work on our house.

    Bruce consulted with us about adding a 3-stop home elevator to a 1985 tri-level house. He listened well to our ideas, understood mobility issues, carefully and thoroughly measured the entire structure, researched elevators and materials, and drew up detailed plans of his design. He proposed creative use of space from closets and bathrooms to open up the flow of the house with minimal loss of usable space. All went well. Bruce was on time, a clear communicator, very efficient and knowledgeable. We have had to put the project on hold but plan to re-start it later. I can't think of anything that would have improved our experience. He did what we asked him to do, and he did it capably.

    We remodeled a recently purchased 1970's home. We raised the living room floor, removed a raised floor in the master bedroom, replaced all the floors with hardwood, moved the washer and dryer to a different location, installed recessed lighting, changed all of the interior doors, changed an interior cedar wall to an amazing feature wall and painted the interior. We used IBI as the contractor for our remodeling. The quality of work was excellent. The work was completed on budget except for change orders that we made during construction. When changes were needed we received bids, negotiated the work to be completed and electronically accepted the changes before any work was done. The workers on our project were excellent and professional. They continually asked us questions to be sure the work was done to meet our needs. They gave us advice and helped us make the right decisions. They were pleasant and made the experience fun. We weren't living in the house when the project was done, but we never felt uncomfortable about leaving knowing that the workers were going to do the right thing. We learned to be patient as there were delays. Sub-contractors were not always available, IBI had other clients that had deadlines that needed to be met; however, we had regular communications on reasons for delays and when they anticipated completion of tasks in the project. We have recommended IBI to friends and IBI would be our first contact if we need a contractor.

    "New Deck to Replace my Old Deck" . I bought an older house that had deck in very poor condition…sinking in some places due to bad footings, rotting joist, etc. I knew when I bought the house that I would building a new deck. I was in a situation where I was going to build a new deck and change the original layout. This deck was 15 feet off the ground and built over a day-light basement. The scope and size of my project required a city permit and approval. I hired Ogren Engineering to help with a structural design for a new cedar deck for my home. I worked directly with Scott Ogren, who took the time to explain some of the key structure aspects for the project I envisioned. Scott provided insight for the footings, materials, positioning, framing, drainage considerations, seismic requirements, etc. I walked away from the first visit with Scott feeling confident about the direction of my deck project. When Scott finished the engineering specs for the deck, his work was on time, The City approved the engineering plans, there were no surprises (just what I wanted). It is always great to work with a professional, who understood my needs. I had a excellent experience working with Scott Ogren.     We are in the process of remodeling our 1908 bungalow in Oakland, CA. The house has gone through various unfortunate design choices and shoddy workmanship. This (combined with the desire to insulate and rewire) has prompted us to perform more of a gut remodel. We had general ideas of what we wanted to accomplish with the project, but we had trouble synthesizing our ideas and updating the floor plan to make it more logical, especially in our kitchen (which is important because we love to cook). We turned to our friend Hiroki Abe for help and have no regrets. He has generated plans for the house, and performed a variety of design iterations, providing suggestions to maintain existing good features while coming up with great ideas to improve the difficult aspects of the house. He designs in revit, which allowed him to easily show us different views/angles from the interior of the home. This added perspective was very helpful compared to just a floor plan to help us understand how a space would look. Hiroki seems influenced by simple, clean designs (and his serious cooking skills!). His design for our bungalow has nicely blended appropriate modern touches but our goal to maintain the feel of the bungalow is intact. The design work has been hampered by our pace making decisions, but Hiroki has kept the process moving and in 3 months we now have a set of drawings that is a serious improvement on our original plans, and is ready for permitting and bidding work with our contractor. We will definitely keep Hiroki involved throughout the construction process. Please feel free to contact us for a reference if needed, or to look at our design.

    In December 2013 we experienced a complete water damage disaster due to frozen pipe issues while we were out of state. Fortunately for us, Alan was available to take total charge of reclamation, redesign of floor plan, obtaining bid estimates, acting as general manager, managing subcontractors, budget restraints, change orders, schedules, quality control and coordinating with us. Alan is extremely detail oriented and offered his expertise in the selection of plumbing fixtures, electrical and lighting fixtures, HVAC, millwork/doors, paint colors, flooring, cabinets throughout the home, granite counter tops, tile, mirrors and glass, security system, audio visual, window treatments, custom upholstery, central vac and clean crawl space. We now have a beautiful open floor concept. We are proud to show visitors our lovely home displaying Alan's talents.

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
