We hired George to do a total bathroom remodel. After getting estimates from two other contractors that were not within our budget, George was able to accommodate our limitations without compromising the quality of work or materials used. Though the bathroom is small, George was able to make suggestions that maximized the available square footage so that it feels and looks more spacious. Beyond consideration of cost and quality of work we also feel very strongly about being able to trust a contractor in our home. There was never any question with George. We did not have to stand over and watch him and had no qualms about leaving him alone in our home when we had to run errands. As with most contracting experiences, there were delays beyond George's control so the job did take a little longer than expected but we are very happy with the finished product and with our overall experience.

There are so many positive things to say about Randy, I don’t even know where to start! First of all, I’ve never dealt with a contractor who gives you a specific time when he will show up and then ACTUALLY show up at the time he said. This was not a coincidence, it happened 3 times in a row. Randy changed 11 doors by himself in 2 days in that blistering hot heat wave. But you know what Randy doesn’t do? He doesn’t complain, doesn’t intrude, doesn’t leave a mess, doesn’t cut corners, doesn’t nickel and dime you, doesn’t balk when you ask him questions and on top of all that is extreme pleasant and considerate. I watched him sweep the street where he was working so he left no dust behind. I wouldn’t hesitate to hire Randy again. He’s on speed dial...

Hands down, best experience with a general contractor. Greg is responsive and communicates well. He tells you what his plans are in great detail and even sent me website links so I had a better understanding. His prices are very reasonable and what makes working with Greg even better is that he's just a really nice family man who serves his country and makes an honest living raising his 3 young boys. I highly recommend his services.

We hired Tom to do crown molding in our living room and dining room, which then extended to the kitchen and foyer. Because we discovered a slope in our ceiling we had to do some additional work to level it out. Tom has been great and we have been very pleased with the work he has done and extended the initial scope of the job to include some other projects. While there have been some challenges with scheduling, as expected with most contractors, and some projects took a little longer than expected, Tom has worked hard to complete them to our satisfaction and even made himself available on a weekend. Both my husband and I work from home so that afforded us flexibility with the schedule. We plan on hiring Tom again for future projects.

This is the first time I worked with Steel Penn and had an excellent experience with them. Fred (the owner) called me within a few hours of leaving him a message and he arrived when he said he would arrive to review the project. He proposed various options to repair the front porch, along with time and cost estimates. I had many questions about the project and Fred and his team answered all of my questions the same day I asked them. They were flexible and used text, email, and phone to communicate often and answer questions. When it came time for the job to start Fred's crew arrived on time, were super friendly, and finished the job in exactly the amount of time Fred had quoted. The construction crew was friendly, professional, answered questions, and kept the work site neat and tidy. When the job was completed they cleaned up the porch and front walkway area. The front porch came out better than I had envisioned and all along the way Fred also offered design ideas and suggestions based on his experience to make it look even better. In my experience it is very difficult to find good and reliable home contractors. Steel Penn is now going to be my "go to" compay for all my projects first. Completely exceeded my expectations and looking forward to working with Steel Penn on some other items. Highly Recommend!

Great work and communication. I am having an outstanding experience. The owner Stewart communicates with me, answers all my questions and the work is professional. The work started on time, his crew is great and the men have a great personalities. I have had an excellent experience. My home was torn apart, I thought it would be stressful but I must say they have made it as pleasurable as it can be. If you're looking for a company that cares about the client and their work, this is the company! I would suggest them to anyone looking for any type of construction that they do!! I thank them so very much!

I had several contractors come to see my remodel job. The whole job consisted of a total room rip out and redo including drywall, electric, windows and a floor... but after getting several estimates, I was about to give up. TRM Construction gave me an estimate for the WHOLE job (other contractors only wanted to do just the drywall or just the floor or just the electric or just the windows and then hire sub-contactors for the other parts). The owner, Tim, was there for every step of the job from rip out to finish. The work was finished quickly and the quality is great. Plus, the total cost of the job was much less than having a different contractor (sub-contactors) for each individual step. Couldn't be happier, and I will hire TRM Construction again for my roof and kitchen remodel.

We used the services of "Familye Roofing & General Contracting" for re-modelling our basement based on a recommendation by one of our neighbors. The owners (Ralph & Kelly) are very professional and trustworthy. They provided us with a very reasonable up-front cost and took care of everything (material, delivery, scheduling, etc.) and made this a stress-free experience. They worked long hours and finished the project within a very short time-frame! As the project was moving along, they also kept us up to date on the progress and accommodated all the minor changes that we requested. We look forward to working with "Familye" in future again and we would highly recommend them for any house re-modeling or roofing projects. Awesome job!! Less

Great experience with these guys. We had a tight timeline to get into our new house and they came through on my deadline. Quality of work is excellent. After wasting time with another painter who did terrible work, we were desperate to find a quality contractor on short notice. These guys fixed the drywall and painted our living room perfectly. Our kitchen cabinets had a dark brown color which they painted them white with an antiqued finish. The cabinets look brand new. I can't thank them enough for helping us and doing such a great job on our home. They went above and beyond.

We were able to work with Covel Studio in the design development and construction documentation of our projects in different locations, Not only the designs were very clean and smart, but the documentation was clear and very professional at less than half the cost of a local architect / designer. The drawings provided were good for permitting as well as construction estimating and the contractors love them!

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

        What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

        What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

        • Home addition in San Francisco: $250-$270 per square foot.
        • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
        • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
        • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
