Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

Fantastic experience with Deaville Roofing from start to finish. Highly recommend for roof repair or a new roof. John came out and gave us a very fair quote after he inspected the roof himself. Not all roof repair companies do this. We had a long detailed house inspector's list of concerns and John addressed everything within a couple of days so we could wrap up the sale of our home. Most importantly he is licensed and insured.

John came out to inspect our sunroom roof that was leaking. He showed up promptly on Saturday morning with just one day notice. He was very professional and honest. He recognized the issue quickly and was able to assist same day in correcting it without having to replace the whole roof. We weren’t charged at all for his inspection and assistance. I would recommend him to anyone looking for a fair and honest opinion on there roof. When this roof eventually fails, I will be contacting him again. Highly recommended.

Thanks to Ron and his crew for repairing our roof. We lost some shingles from a storm and Ron was efficient to respond to our request and have his crew out to repair the missing shingles on the peak of our roof. We would definitely recommend Palmetto Restoration & Construction.

I contacted John to have him look at our leaking roof. He didn’t show up or call to reschedule our initial estimate. After rescheduling him, he gave us a reasonable estimate and assured us his repair would fix the problem. His repairs did not fix the problem and he has missed multiple appointments to reassess our roof, all without calls to reschedule or cancel. I’m out the money of his inadequate initial repair and now have worsening damage that will probably cost me more than an initial repair done correctly. John seems like a nice guy, but there is a serious lack of business, people, and/or roofing skills in this company.

I had a leak in my roof that was leaking into my kitchen. It turned out to be quite a bit of rotten roofing structure and a rebuild on the shingles and hardy boards. The team at Palmetto was quick to respond, showed up on time, stayed late to get the hole repaired prior to rain moving through the area and provided photos of all repair work throughout the process. The team was courteous, knowledgeable and thorough. I would highly recommend them!

Outstanding response. Was here right away and was able to do the repair the next day. He used a drone to photograph my roof clearly showing me the problem. I was very happy with the service and the price

Wando Roofing was very professional. Highly skilled personnel did a fantastic job, starting right away and completing the effort rapidly and professionally. Job turned out to be much more involved than estimated due to rot in the original roof boards, and required many extra boards to be purchased and some siding to be replaced and painted, and also included some scope-creep on my part outside of the original agreement that added to the job. All was done with precision, in a very timely manner (only a few days from start to finish). Excellent team to with which to work. They are HIGHLY recommended!

White House Roofing came out 5 days earlier than planned to do the repair because we were expecting heavy rains in the area. I appreciate them being proactive in doing the repair so that I didn't have more damage to deal with.

Richard did a wonderful roofing job. Even with the Hurricane Matthew he followed through on all his schedule completing the job ahead of schedule. I am very happy with the CertainTeed roof job and quality. He took care to caulk the existing Flashing and took care of a Chimney issue from when the house was built. All of this was done without extra charges. I would very much recommend him. He has a great crew. They also did a nice job of picking up all the nails and trash each day and at the end of the job. Did a very good job of communicating which is very hard to find.
