Mr. Gamez installed 250 sheets of sheetrock. He bed & taped and textured a total of 4000 sqft of living area, much of it with a 20' high ceiling. I found him to be very conscientious about the quality of his work. He completed the project in less than two weeks which included hand trowel texture of over 1000sqft with a 20' ceiling. I will actively seek his services for any future projects and enthusiastically recommend him to my closest friends.

We used CARSA construction for our home repairs, and they were GREAT! We had damage to our roof and needed it replaced. CJ came out and looked at the roof and gave me a prompt estimate, his prices were very fair. We had 5 other roofing companies also give estimates. We chose to go with CARSA, and we are so glad we did. He met with our insurance adjuster and I, he also provided me with all of the materials, choices, colors and prices to make the decisions that I needed to make. CJ answered all of my questions whenever I had any, and I had lots, as this was the first time we have ever had to do this. He was always available by phone, text or email, and always responded promptly. They replaced our roof, we changed from wind turbines to ridge vents, and he explained it all to me to help me decide. They replaced our gutters and added gutter covers to the back where we had trees. Repaired the fence, power washed and stained it. The roof was finished in two days and looks great, the seamless gutters and covers were done the next day. The fence was damaged in a storm the night before they were to power wash it, so they ended up repairing it for us first, then washing and staining it, another two days. So all work took a total of five days, with a couple bad weather days and weekend in between. It all looks AMAZING and we couldn’t be happier! We will definitely use this company again and recommend them to all we know that may need work done. From start to finish CJ kept me informed, was very professional, helped me deal with the insurance, and all of his workers were very nice, efficient, polite and helpful. We couldn’t ask for a better experience, we wish all companies were like this one, it would make life so much easier. Thank you CARSA and CJ it was a pleasure working with you.

My mom is retired and lives on her own so I took an extended trip down to see her so I could help her oversee a small renovation she wanted to do on her living room. It is an older home and she wanted to remove a couple walls and open up the living space to the kitchen. Mom wanted my opinion on the construction company she hired. I was very impressed when I met Clint. He explained the project to both mom & I in a manner we could understand. Gave us all the details before the project got started. I understand that it is likely to run in to additional issues when you renovate an older home as you never know what you are in for until you start tearing in to walls. And, sure enough, we had a couple issues come up. But, the entire way through the renovation Clint was upfront and very patient in explaining the details of the project with both my mom & I. The job finished on schedule- even with some additional work that my mom added on last minute - and we were both grateful that the room turned out exactly as she pictured. I would definitely recommend Clint to others and my mom won't hesitate to use him again should she require work to be done in the future.

Tim was wonderful to work with! He built a closet into an extra room for us and painted our whole house. The quality of his work is outstanding and he went above and beyond to fit our job into the short amount of time we had before our movers arrived with all of our stuff. He worked long hours to accommodate us and we are so very glad we chose him to do our work! We highly recommend Tim and we will most definitely use him again for any handy-man projects, painting, and construction services.

Fernando removed and braced a load bearing wall in my home, tiled kitchen floor, installed new drywall, repaired/textured ceiling, added recessed lighting, etc. Fernando takes pride in his work. He is professional, efficient, clean, and capable of any type of construction job. I haven't been this impressed with a contractor in a very long time and plan to use him for future projects.

Zach helped me with a complete remodel of my bathroom from floor to ceiling. He has an artistic flair and suggested ideas for my consideration along the way. He installed the tile floor and retextured the walls as well as helping with the installation of the vanity. He was also great about identifying areas of cost savings. He is prompt and professional and my bathroom turned out better than I expected. I would recommend Zach for any home remodeling projects.

I used New Life Construction on a project at my moms house. They were prompt, professional and reasonably priced. They replaced damaged siding and rotted trim on the chimney and around the windows. I appreciated their professionalism and kindness in dealing with my mother, her home, and doing such a great job. She's elderly, and a bit of a handful. I really appreciated the owner's honesty in helping determine the best way to do the project instead of trying to increase the price where he could. He was very knowledgeable and guided in choosing the best products for the job. The work looks beautiful and makes all the difference. I will use them again and in the future and would recommend them to anyone who asked.

I own several rental properties and gave Double C Services a chance to rehab a bathroom on a recent property acquisition as my usual contractor was tied up on another rehab I was doing. Carlos promised to be finished in a week. Carlos not only finished sooner than the week but was able to do some painting for me as well. As a result I gave Double C another job. I think what sticks out the most is their ability to deliver on promised timelines, the kindness and professional manner in which Carlos and his workers communicate and their efforts to protect the property while under construction. I will use Double C Services again and consider them part of my team for future rehabs on rental properties. Feel free to see their work at www.roeckerrealtyinvestmentsllc.com. Click on Properties, click on Martin Lydon and look at the photos of the bathroom with grey walls. We love the tile work around the tub!

They are reliable, they will never take advantage and over charge, they get the job done...the first time, they are personable and they treat every task as if it were their own establishment. From repair jobs to building larger projects, they will handle it. They give great suggestions and will work with you...after working with them, there is no need to seek anyone else.

USE THESE GUYS!! Medina Decorative was very easy to work with. They were the only contractor to do what they said they were going to do! They provided a quote when they said they would, and ended up finishing the job before the originally scheduled time. They were professional and helpful in deciding how we wanted to finish our patio, and worked with us on a custom design.

Tommy and his crew saved my bathroom Reno...literally! My first plumber lied about being a licensed plumber. After I inspected his work and called him out for not doing the plumbing correct he quit and that's when Tommy came in. Tommy swung by after a phone short phone call. He and I talked about what happened and what I needed done and said he can do it and he can start ASAP. His crew tore out everything the first guy did and redid it all correctly. This project turned out to be a lot more work than either of us had planned and a lot of issues kept coming up being an older house. Tommy was on top of it and made sure I knew about any issues right away and gave me a honest answer every time I had a question. He's very responsive even when he's busy. He's not out there to take your money, he really cares about his clients and wants an end product he can stand behind. I highly recommend him, it's hard to find good workers in this field and Tommy's crew is definitely one of the few! Can't go wrong with Bolt Construction I'll be using them again on my future projects!

I had a wonderful experience with Hearne Construction Services for my bathroom remodeling project. Mr. Hearne was prompt to submit a written estimate and I was pleasantly surprised that the final cost ---which I thought was very reasonable--- included the services of an interior designer! She made it so much easier for me to create the Zen feel I was looking for! The construction crew was professional, punctual, and respectful. I was particularly impressed with the tile setter and carpenter’s attention to detail. This was a 5 week project and the workers made sure to leave the place clean and tidy at the end of each day. My next remodeling project is the kitchen. I definitely will be calling Hearne Construction back!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
