Juan did an incredible job! He is very professional and provides quality service. I always worry about the quality of service, especially when it comes to construction in my home, however I could tell Juan knows what he is doing and he doesn't take short cuts. He does the job thoroughly and EFFICIENTLY. I got two ceiling fans installed on my patio, beforehand I joked with my husband that I don't want the fans to wobble since they drop down, but they are sturdy and steadfast, as Juan put them on high as soon as he finished and I've had them going all day. I read the reviews before I booked JLD Services and I want to tell you to go ahead and book if you want great handiwork that you will be satisfied with. 😃

We called Lone Star Pro Services for a free carpet cleaning estimate they offered $0.34 cents per square foot since we had some really bad pet odor (we are a proud owners of a spoiled Beagle) and high traffic areas, the technician measured everything the total came out just under $160 they also gave us a new customer discount of 10% and we was quite impressed with the cleaning and professionally of this family owned business. They really care about what they do. Carpet looks great, my wife is happy..and as people say..Happy Wife-Happy Life !!!!

Zach came out to give me an estimate on installing kitchen counter tops with existing (beautiful....but broken) marble I already had. He gave me an honest, straightforward assessment and recommendation of what would work in our kitchen. He was extremely knowledgeable about the different options and really took the time to discuss alternatives with me as well as gave me great ideas for possible future remodeling. Perhaps one of the best parts was that he was eager to help out in assessing other possible future renovations we need that were not originally discussed when scheduling the consultation. He gave some really creative ideas for our crazy fixer-upper that is in desperate need of a facelift...or seven.

I had an excellent experience working with Teresa and her team. She was very prompt in responding back to my messages. I had Texas Country Cleaning the job of cleaning up a parking lot in a church compound. The lot had not been used and had some construction debris in it. TCC came over the did a fantastic job in cleaning up the lot. I hired them again to come back and remove dirt and grass that had accumulated in the lot. Overall, I am extremely satisfied with the job they did and I'd be willing to hire them again.

I thought I had a plumbing problem. Les came out to look at it on a Thursday, gave me a very well-priced quote, and set me up for Monday. The prompt response was very muched needed. He showed up when he said he would, and without finding the plumbing problem I thought was there, he went above and beyond the damage repair and looked outside my house for me. That's when we realized the vents were problematic. He managed to fix the water damage to the ceiling in our master bath and completely painted everything to original specs all in one day. This man has some awesome construction trade secrets up his sleeves. Very easy-going and friendly. Definitely doesn't look to pad his pockets with unnecessary repairs to problems, and very helpful with his time when waiting. Do not hesitate to give him a call if you need something fixed.

We had a flood in our kitchen around midnight and needed someone that will show up ASAP. I called Right Choice Restoration, and they were at my house within 20 minutes. Their foreman, Adam, drained all the water and provided a free estimate to fix up my house! The cost to fix my house was affordable, and they fixed the pipe and the walls! I've only recently met A&M and they've only done one project for me so far. But I have been impressed with what I've seen. Their work is good and the prices are reasonable. But what makes me ecstatic about A&M is that they show up when they say they will. None of this "oh I'm out in Richmond" when they have an appointment with me at the same time. I've had so much trouble with flaky contractors this year, and it's only gotten worse since Harvey. These guys show up when they say they will. I may have found my new go-to contractor. I had a drain leak in one of the properties I manage. The plumber had to cut out sections of the drywall and even a section out of the siding outside. After several failed attempts with other contractors, I found A&M. They showed up on time and made the repairs. The work looks good and they did a good job of matching the paint where needed. I sent them to another property today to give me an estimate for a project. They said they would be there at 3:30, and they were there at 3:30. I have never given such a long and flowery review for anyone. I usually just click the stars and move on. But I am so happy that I've found someone who actually does what they say they will do. I feel they deserve it. Before/after pics attached.

I am more than pleased with the master bathroom remodel that Twelve/12 created for me. The two owners of the company, Oliver and Jeremy, are a dynamic duo who successfully guided the project from planning to completion. Oliver met with me several times at the planning stage to to determine exactly what my vision was. His knowledge, patience, and understanding helped us create a workable plan within my budget that included all the features I wanted plus some touches that I hadn't even thought of. Then Jeremy took charge of the construction and brought the plan to life. He is a perfectionist and ensured that every detail of the work was done to the highest standards. We established a project schedule and they stuck to it. On the day that the countertop crew was in my driveway, cutting the quartz to fit, it began raining heavily. Rather than lose a day, Jeremy made a quick run to Walmart, purchased a canopy, erected it on the driveway to protect them and their saws and the work continued. The beauty and functionality of the final product exceeded my expectations and the project cost was very reasonable for the quality of the work. I highly recommend them for any remodeling project you may be considering.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
