We, the first time home buyer and also a veteran family, very lucky to have Mr.Buchanan conduct home inspection for a property that we intend to purchase. He arrived ahead of appointment time, upon arrival the inspection commenced right away. It was an unexpected freezing cold winter day, Mr.Buchanan went through every aspect of property by climbing on roof, going side by side along the wall/foundation to investigate all kinds of exterior defects, walking up & down stairs examining major appliances, HVAC, power & plumbing supply. The inspection report generated within 24 hrs, we compiled a repair addendum added to contract based on it for negotiation. The quality of Buchanan's report is undeniable, seller agreed to repair/improve almost 90% of issues specified in report. This review has come late, my apology. Mr.Duff came to property way earlier than appointment time, and did a thorough inspection for us. It was almost a 2-hr investigation going through every aspect of the property we were about to purchase. While we thought it to be our dream house, the inspection report suggests major safety issues and insufficient water pressure and power supply. In short, that property needs fundamental repair inside out before gets on the market for sale. Mr.Duff’s diligent work pulled us out from a pending contract, we still lost option money but have stayed away from a life threatening property.
