I bought my home in July of 2012. The home didn't have a pantry. I had a space that was going to waste and was of no use at all in my dining room. Dan designed a pantry and used the existing wall beside the refrigerator which separated the dining room from the kitchen. Dan designed and build a pantry for that space. He kept a small part of the molding and fitted the pantry into the molding on two sides so that it appears that the pantry was built into the house as if it was original. I can't say enough good things about the workmanship on this pantry. He noticed that the door had more space at the top than at the bottom. He removed the door and adjusted it so that it fits snugly and perfectly. I would gladly recommend Dan for any design or repair work on any job, large or small. The home also had the original builder toilets in it. I had Dan replace both the master and guest bath toilets. He noticed that one of the toilets had a very small leak. Dan removed the new (and never been used) toilet and took it back to Lowe's and got a new replacement toilet and installed it. This shows the attention to detail that Dan exercises in all that he does.

I am probably one of the most "picky, detailed oriented and incriminating" of all clients, or that anyone can ever experience in their life! In fact, I am so "Picky" about repairs; drywall, textures and paint, probably most everything about a job, I do not trust most people to even do my jobs, and end up doing most everything myself. I am explaining and saying this because, I give credit where it is due, and can not say enough to praise Mr. Rosalio Gamez and his incredible team (Gamez Drywall & Repair) for their EXCELLENT work! I can not say enough about Rosalio and his team; They arrived promptly, and did everything, and more, than expected. They were quite, courteous, polite, very detailed oriented, worked in sequence with one another, as the great team they are, cleaned up as they go and made sure everything was completed and satisfactory before leaving. I have NEVER experienced a team that works together so well and hard, and did everything to perfection, specifications and to my satisfaction, no questions asked, and had very fair pricing. I had various home projects that needed done, which included; Kitchen Demo (removal) to a built-in-wall & shelving unit, kitchen cabinets, counter and back splashes, all baseboards, carpet and tile removal from my kitchen, dining room, living room and stairs, commode and sink and tile floor, removed and hauled off, (they even repaired my sink valve and went to Home Depot to pick up necessary supplies as needed and they took old kitchen cabinets to my storage building!), among many other CONSTRUCTION REPAIRS to include; Drywall Cracks, Ceiling and Nail Pops repaired (which, by the way, he used screws and reinforcements, which was done correctly and not just a quick fix like most repair people would do!). His drywall repairs and textures, matched to perfection. The new ceiling and wall painting, on my 20' walls, along with the perfect paint lines, up against the ceiling paint was PERFECT, just to name a few of the projects that were done to perfection. He preformed all construction quickly, and supplied the very best quality and expertise bar-none! There is no short-cuts with Gamez Construction, Drywall and Repair. You get the very best, quality, and a professional job, anyone could ever ask for! It was a pleasure to have Rosalio Gamez and his wonderful team work in my home! He was both professional, gracious, respectful and courteous through-out the entire job, all the way to the end. My house was as clean after the job as when it had been before. If you need drywall, or any construction repair, and/or painting job, ask expert, Rosalio Gamez. He's by far the very best in the industry! I would highly and strongly recommend Rosalio Gamez & his incredible team, which I do not do easily. He went above and beyond the Scope of Work and Quality and Perfection! I just hope, when I need his services again, which will be soon; for marble and tile work, he will come back to me! Rosalia, if you see this, please forgive me for putting you through the wringer, being so hard on you and your team, and Thank You! You have my full trust and respect now, Rosalio! You are a real trooper! Thank you again! Iris Selasky

We had a builders grade, low grade retaining wall that was simply not functional on any level. Crest landscape spent time with us and came up with an excellent plan that worked on multiple levels for our family and still provided function for us. It was also responibly priced. It is beautiful and unquie. Throughout the job, some issues came up but Crest was very quick to respond and remedy an issues the job may have caused. They care about their clients, listened to our ideas but most of all they have great heart. They will make it right if it is not and will not quit until all are happy.

My project with Green Landscaping was a front yard overhaul which consisted of removing all of the builder's landscaping and reconstructing the builder's hardscape. Gracie provided me with several options for the project (flower bed) given that I was clueless regarding what flowers and shrubs would be conducive for the region. Gracie kept in touch throughout the entire project given that we had consecutive days of downpours. I was amazed that Green Landscaping worked through the downpours. I'm looking forward to my next project with Green Landscaping and highly recommend them.

Used MGC for several small projects, including a metal storage building, an aquaponics greenhouse, and a mobil poultry coop. Admittedly not large projects but I am very pleased with the design and workmanship of each one. No project is too large or too small and I wouldn't hesitate to use MGC again.

Baldi did an awesome job with my landscape project. We built a new home and the builder did a terrible job with the front yard. We hired Baldi and redid the yard using most of our old shrubs and plants with a few new shrubs added. They were prompt, professional, and reasonably priced.

Michael did the painting for us when we remodeled our home. He was very professional, neat and did a great job. He is also very trustworthy and the job was done on schedule. Not only did he do a great job painting, he stained our cabinets and made our "builder grade " front door look like an expensive old oak door. We were very pleased.

When we decided to build our outdoor living area, we chose Barton Builders/Barton Custom Homes. I am an architect and therefore very meticulous about the building process and scheduling. Max and his crew went above and beyond even our high expectations. We are extremely pleased in our outdoor oasis. This was not an easy job to do because of the terrain. We highly recommend Barton Builders for any of your construction needs. S. Studenski AAIA

We researched a lot on our project and once we were ready to pull the trigger had three estimates. Todd Hickson with Bella Builders was by far the most professional, most detailed, and most realistic with his costs, quote, and timelines. We wanted a detached garage added at our house so we can keep all of our cars under a roof instead of shuffling and stressing during storm season out here in North Texas. Todd was very knowledgeable about the city codes and our plans were already within our neighborhood codes, so he was able to take our vision and make it a reality. Todd was there throughout every step of the process, from the laying of the foundation to the final inspection. And when we couldn't be there he always made sure to call, text, or email to make sure we were satisfied with each step along the way. All of Bella's crews were professional, did to notch work, and always cleaned up when their job was done. We are already saving up to add another bedroom to our house and wouldn't go with anyone else for our construction needs after working with Bella Builders.

Hugo remodeled one of the rooms from my house and he did an outstanding job. He did my tile and paint. He also put in a new fan and connected everything. He was always at my house at the time he told me he would come and finished the job super fast. The room looked like a whole different one when I walked in to the finished result. I have nothing but good comments about his work.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
