tony Tan was very professional and extremely knowledgeable. Not only did he do an excellent job installing a 220 line in my garage but he also set me with a independent 110 line to run my other power equipment. the job was very neat and he cleaned up leaving the area cleaner than when he arrived. I know of several other people he have received the same outstanding service. Tony tan has exceeded my expectations and has also earned my customer loyalty for my future needs. I recommend him highly for anyone looking a good honest electrician.

I had water damage to subflooring from door leaks. We needed the entire subfloor in the laundry room and a piece about 8' x 24" in our Family Room replaced, with Durock in the laundry so I could lay tile later. The laundry room had linoleum but the family room has 3/4" hardwood. I had enough leftover wood to replace what had to be torn out to get to the subfloor, so the crew did that as well. I was impressed by the quality of the work and the pride in workmanship. They determined the cause of the water leaks after removing the door casement in the laundry room which revealed that the wood under the door threshold was completely saturated with water and had been finding an outlet into the subfloor because it had not been properly wrapped with waterproofing material during construction. Although there was plastic wrapping under the wood, it only covered about 1/2 of the side exposed to the exterior of the house siding, which allowed water leaking in from the top to run down between the plastic and the wood- effectively trapping it there every time it rained. The crew fixed that by wrapping the new wood they put down correctly. There were a number of things like the above that occurred as the dug into the damage that had been done, but I feel confident that they removed everything that had been exposed to moisture and replaced it, but stuck to their quoted estimate for the job. Don't know if we should name our crew online, but ours deserves to be singled out. They worked until 9PM the first night and were back the next day to complete the job by the end of the afternoon. We'll certainly use them again the next time we need a help with a project. Jericho Croft Farm

We had a total of 4 bathrooms done including a complete master bathroom remodel as well as having the flooring in our master bedroom completely redone. These were not simple projects as we added rain showers, body jets, not only in our master but even to our upstairs shared bathroom. In our master bathroom a brand new jacuzzi tub installed, we had vented ceiling fans added even in bathrooms that never had anything there before. In order to get that kind of project complete you basically have to trust the people that are employed because you can't be in the house 24 hours a day. We were so comfortable with his staff that we basically just left the front door open all day and they would come and go and do work. Extremely nice guys, hard-working, I was 100% comfortable having them in the house even with a pet and teens. Anytime you have a project there are going to be issues that come up, a lot of times things may be found once a renovation starts, or maybe something needs to be changed Etc. Every single time I asked and brought that to the attention of Nilson the answer was always "no problem, we'll fix it" and it was fixed. I've added photos as best I could but it really doesn't do any justice to the level of workmanship. I also waited a little while before leaving a review to see if any issues arose and everything has been absolutely perfect. Honestly, if I ever have any work that needs to be done I'm going to work with Nilson, getting ready to have a window repaired here and will let them do the work. The other thing is you can tell they enjoy what they do. They always had a smile on her face. If you ever want to talk live go ahead and get my number from Nilson I'm happy to provide a personal reference.

I had my garage closed in. I couldn't have asked for a better end result. A friend said you can't even tell there was ever a door there. Now I have beautiful 6 foot wide double door where I had 2 cold garage doors. Awesome work. I would recommend Shane to anyone needing work done.

Sean, replaced the entire deck of my landlord's townhouse. He was extremely efficient taking it down (in the rain) and then building a new one in it's place. I was preparing myself for many days of multiple contractors invading our family's privacy frequently coming in and out of house, but Sean was clear from the beginning that he didn't need anyone to be home, just access to the outside fence... every morning I was leaving for work he was already onsite ready to resume operations. Very efficient and high quality worker. I was very impressed. Great work Sean, thanks for being a great professional!

Mike was fantastic! He reached out to me within minutes of my Thumbtack request, and came to meet me for a quote within a day. He was very responsive to my communications - and he did a wonderful job installing my new patio slider door. He was thorough and the job was completed professionally. I have since hired him to also install new vinyl rails on my front steps - and he did another great job with that. I will not hesitate to reach out to Mike for future jobs. Thanks, Mike!

After our last big snow, the roof of my garage collapsed. I needed to have the entire garage demolished and removed from my property. David Glizczynski and Power Up Electrical gave me an outstanding quote for the job and explained thoroughly what it would entail. The job was scheduled quickly and completed in one day, including replacing rotted facia wood on the adjoining structure. The area was cleaned completely and appeared as though nothing had ever been there. Payment for the job was not requested until Power Up Electrical determined that I was satisfied with the work. I was not only satisfied, I was delighted and relieved that the work was done so professionally. I would refer anyone to this company and to David directly! Thank you so much and I look forward to working with them again on the future!

My renovation was a huge undertaking to say the least. Renovating a home that was built in 1947 and added onto in 1955 and 1970 that was unique for building structures (cinderblock walls and concrete slab foundation). The prices were fair and the contractors that worked on our forever home understood what was at stake with the construction and additional 2 bedrooms and a full bathroom. I am glad I chose them to help complete out dreams with our new house.

I had Joe out to look at an unrelated job and got him to bid me on a custom framed door and window for a commercial building. The price was right and they were out the next day working to get it finished. They did a fantastic job with the work. I couldn't personally make it to the job site so Joe kept me informed through the the day and sent progress pictures throughout. I would definitely recommend these guys for any of your home improvement needs.

Brian and his crew were super! They power washed our brick patio and sidewalk, which were thick with slippery moss and mold. They did the job the day after I contacted him, and it was a beautiful job at a reasonable price.

Hello I'm actually not knowing where to start: 1rst of all this guy actually showed up not on time but 10 minutes early. ( that's something completely new I'm used to 1-2 hours late) He remodeled my bathroom walls, sink, toilet and for no additional cost fixed the bottom beam of the framing because of years of our toilet leaking. this dude is awesome. I'm more than happy with the work, the price, the can and will do attitude. He told me he can organize my garage for me only 3 letters can describe the outcome (OMG) it looked like something from the HG channel. His work is nothing short of impressive. After my wife and I save some pennies we'll have more work for him.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
