Quality Flooring-and-More was not only professional they were very accommodating. Dry-rot was discovered and had to be addressed before the floor could be refinished. This caused scheduling issues for them and their crew made themselves available after normal business hours in order to finish our job and the other scheduled jobs. The finished floor looks fantastic! Their knowledge of wood species and artistic mix of old and new resulted in a nearly invisible transition between the original floor boards and replacement floor boards. We only wish we could have the crew work on our next home on the East Coast!

We needed a fence for our new home which included demolition and hauling away of the old fence. We went on Thumbtack to obtain bids and Jeff was very responsive and price was reasonable. He walked us through the benefits of the various fence options and how to talk to neighbors regarding fence down time. He was true to the schedule he provided and kept us informed along the way. Michael and Ryan did an amazing job on our back yard, building an amazing deck on an uneven yard. They took their time building the deck the correct way instead of rushing through to meet the timeline and move on to their next project. We knew they were busy yet they took time working diligently and creating a space exactly the way we wanted. We are one happy customer and would hire them again for other projects.

We loved working with John on our remodel. He does great work, is very responsive and really takes pride in the finished result. As all construction projects do, we had a couple hiccups that John found creative solutions to, ensuring we were happy with the final result. And, we are! He brought my vision to life and even had a hand in the design process when building our kitchen (which has some funky angles).

I called Bryan to finish a fence installation that was started by some handyman I hired from Craigslist (BIG MISTAKE). Bryan was fast, efficient and a pleasure with whom to work. I ended up hiring him for a complete REMODEL of my home, from floor to ceiling. Bryan was, by far, the most economical and professional contractor I've worked with here in the Northwest. His work is of a very high quality and he is a perfectionist. Nothing was left undone, or halfway done. Each project he completed was done right the first time. He is a very hard worker, and cleans up after himself. I plan on doing another remodel on a different home and I am hiring Bryan, without hesitation. Rest assured, your work will get done in the time he states and will be done with an exceptional eye to detail. I really could not recommend him more highly; truly, best business relationship I've experienced in Olympia.

I am very grateful for their service. I live out of state and was trying to sell my home which previous tenants left a disaster. They quickly went in and cleaned and made all the neccasary repairs. With their work i was able to sell the house within a few days. There was a slight confusion with materials and cost but they worked with me to clarify and on payment, very grateful in a very stresfull time.

We hired Lawrence to help with numerous design components(new structures, remodeling existing and planning for future projects) and we had numerous issues that required not only a high level of technical competence , but also a lot of creativity to meet the aesthetics we were looking for. Lawrence met each of our needs in aces. Every inspector passed the work with flying colors. We love the improvements we made in our expansion and it has made our old house shine with new beauty. For me, finding an Architect who understands the aesthetics I am looking for is the number one most important element. As remodel or building a new structure can be a stressful event , working with someone as charming and fun as Lawrence was an added bonus. I would highly recommend Lawrence. Interior design is not my strength and I was lost. Fortunately, I found Alison on Thumbtack. She walked me through the process, did what I asked her to do (including pushing me out of my comfort zone) and changed my new construction empty house into my home. I would highlight her fee structure which removed the conflicts of interest that plague this industry, and her practicality in finding more expensive furnishings where it made sense and some spectacular work on a budget where it didn't make sense to spend a lot. I am getting ready to sell my house and needed painting service in a very tight time frame to catch the couple of days in a row without rain this spring. Tulga responded to my Thumtack request right away and promptly came to give me an estimate. The estimate was very reasonably priced and as soon as I gave the go ahead, he and his crew arrived the next morning to do the pressure washing, then on Saturday and Sunday 1-2 guys were here doing the scraping and prepping, and on Tuesday they painted--so, all within less than 1 week! I was impressed with their diligence and efficiency, and they cleaned up and were careful to not damage any of the plants and bushes near the house. The paint job turned out really nice; the only thing that wasn't perfect was a few spots where the darker paint got on the white trim and they didn't cover the porch railing. so a little spray got on it. But overall, the job was well done, and we're having them paint the inside of our house as well. So I am a satisfied customer and would hire them again. (which I am! :-))

Low Price Transformations LLC just finished a huge remodel for our home. We hired them to paint our entire home, redo our entire floor with hardwood flooring and new trimming, and remodel all three bathrooms. The work quality is exceptional! Aaron is very attentive, responsive, and a hard worker. We loved their work so much that we hired them to also paint the exterior of our home and they’ll be coming out to do that soon. You really can’t go wrong with them. Great quality of work, great communication, and they finish the job until you’re completely happy. We couldn’t have hired better contractors for our remodel. I’m especially thrilled about our master bathroom remodel. Aaron had a lot of leeway with the design of our master bathroom and he did an amazing job! The bathroom looks so lavish and beautiful as does everything else! If any issues came about, he was very quick to respond and handled them without question. We couldn’t recommend this company enough!

John designed and engineered our new home build. We would have loved to have had him build it as well but we were a little too far for him. One thing I can say is that John gave me a great education about what we were in for in getting this house built. He was spot on with how the process was going to go and the pitfalls to avoid. This project was the hardest thing I'd ever done. We emailed John with questions as we were constructing and he was always happy to give his opinions and input. The house is finally complete and we love every square foot of it. We ended up paying only $2800 for the plans and engineering. We had an architect quote us $6000 minimum. I can't say enough great things about All Phases Building.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
