Jason was very efficient and communication was easy. Pricing was fair. I would definitely recommend him for any plumbing issues/projects related to residential homes. He came to work on a leak problem in a multi-family building in Seattle, and although he was not equipped to resolve the issue himself, he did point us in the right direction. I chose them because of the reviews and amount of business he’s actually done. I scheduled an appointment only to found out he actually worked on other houses in my new construction community. He came on Tuesday with one other worker and they completed the job within 4 days which was amazing Considering the work to be done. I gave him some ideas on what I was looking for and they did exactly what I asked for. I love my yard and appreciate The quick work and attention to detail. Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

Our experience with Hawaiian Construction was great! We wanted to remodel our kitchen. After four contractors came out and gave us pretty varying bids from people who didn’t instill trust or confidence that they could do the job well we tried finding someone else through Thumbtack. They recommended Robert Black from Hawaiian Construction. I called him up and he was very professional and listened well. He came out to our house the next day and had some really good ideas with a fair price. He instilled confidence and trust for us right away. Robert and his wife Julie were very friendly, professional and did a great job. Every day when we came home from work, the construction supplies were always folded up neatly and tucked away in a corner. They cleaned up very well each day. The project was completed on time and done extremely well. We plan on using Hawaiian Construction for our next project and hopefully for each one going forward. Cedo was great to work with and did an excellent job tiling floors, building / tiling a custom shower and adding old bricks masonry onto an interior wall. He is extremely professional and goes to great lengths to make sure the work is as perfect as possible given the construction site conditions. My remodel turned out to be challenging because of the walls not being straight and the brick wall being very time consuming, but he was very gracious about any unforeseen obstacles and worked extremely hard to get the project finished. He was a very valuable thought partner each step of the way, and I ended up extending the original scope to include installing a backsplash, doors and trim. The end result looks spectacular and i would hire him again in a heartbeat!

Kevin has been fantastic! Not only was he the most reasonable bid, but his knowledge of the new codes required for our project (50gal gas water heater replacement) and his responsiveness to our questions was faster and more detailed than anyone else. Most everyone else’s bids were either way too much or they would bid ridiculously low (which is their onsite visit fee, not a bid) and they wanted to come out to review the project before providing the actual bid. We’ll be using Kevin as soon as something else breaks!

Cliff is a gifted handyman with a fine sense of design and the ability to find cost effective solutions to challenging construction projects. I have used Cliff for work on my house and based on this experience, hired him to complete renovations on a restaurant I recently purchased. LNB Construction installed a new shower stall in my basement bathroom. I received my proposal on the evening that I met with Jose and his business partner, Jose. They were able to get a crew out right away to replace my leaking shower stall. The job turned out great. I had a complicated situation due to a very un-level floor. There was some rot in the wall behind the existing shower and the drain also had to be moved. I thought Jose was fair on the change order for the unforeseen work. Due to the different shape of the shower, there was some of the concrete floor that showed. They took some vinyl flooring from under the dryer and patched the area in front of the shower. I am very happy with the way the whole project turned out. They were very neat and clean. Floors were all covered and protected with heavy paper. They also worked around the needs of my tenants who work nights and need to sleep in. I have them providing a quote for some other work I need done.

We hired them to redo our stairs and install handrails. They clearly communicated how they will proceed with the project and did as what they said. There were a couple of stairs that needed additional work. They brought it to our attention and gave us a reasonable price to take care of the repairs. Other than being pleased with the outcome, what stood out the most was the fact that they cleaned up every single day after work. It was nice not to have to deal with construction debris while the stairs were being fixed.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.  

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.
