I hired Holloway Home Maintenance for roof & gutter cleaning. Monte responded on thumbtack right away. He was professional, offered a fair price and scheduled with me in a timely manner. He did a roof inspection, cleaned the roof of moss and debris, cleaned the gutters and even repaired a broken shingle at no extra charge. I would recommend Holloway Home Maintenance to anyone needing this type of home maintenance.

After reviewing roofing companies I chose NP Exteriors as my company based on the contact and concern they presented during the bidding process. Their customer service is truly unequalled. As with most projects, they came across additional problems while inspecting and re-roofing my mothers home (1600sqft). Each obstacle was reported right away and well articulated as to why it was a problem. They never slowed down despite my old house and the challenges presented. From beginning to end, service and product were top notch. Very, very pleased with the results. More than anything, the leaky roof had left my elderly mother frustrated and worried about her home. They removed all concern upon first contact and treated her with respect and professionalism throughout. You can not go wrong with Northern Pacific Exteriors. -Happy in Renton

Mr. Mcshane is very professional and knowledgeable about all types of roofing and construction. He is at the top of our list of "go to guys" when we have calls from our tenants. His pricing is the best we have found so far and scheduling fits right in with our needs. I have no hesitation in recommending him for all your needs!

We had a leaky roof and initially hired Miguel to just build a cover over it for the winter. When we looked further, there was major damage from the leak. He agreed to tackle the whole job - luckily for us! He and his crew did an amazing job, including replacing rotted beams, putting in new deck and sealant, and extending the roofline. They started right away, and worked long hours every day to get the job done quickly. They even agreed to do the drywall, patch and painting needed to finish the whole project so we didn't have to hire someone else. His price was very fair, and the quality was impressive. We would highly recommend Miguel.

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

The installers came when they said they would. They worked fast, efficient and produced a completed quality product. Prior to installation they cleaned all gutters and even removed limbs stuck in inaccessible places and took all of the waste with them. This was over and above their high level of efficiency. It is my opinion that these two men are what makes your company successful. Were it my company, I would find ways to retain men of this caliber.

I had a front door and screen installed and Craftsman Construction did an excellent job. They were so very professional and efficient, in addition to being very nice. I was so impressed that I have two other tasks that I hope to have started in January. And they cleaned up after themselves, wow! Craftsman Construction is definitely who you want to take care of any construction projects.

It is refreshing in today’s business world to have a company say and do exactly what is expected of them. We have been thrilled with everything; from the deliberations in choosing to work High IQ Roofing to the completion of our roofing project. Replacing our roof was a major home improvement project for me and my wife. The installing crew was professional, courteous, and hardworking. Our roof was completed in 2 ½ days. Now we have a great roof with a 50 year warranty.

Noe provided us with a competitive, fair quote and he and his crew did a great job on our project - which was replacing two decks with trex, replacing a flat roof under the deck, painting, and repairing a ton of dry rot and mold damage in the room underneath the leaking flat roof (replacing drywall, installing a huge new window, crown molding work, trim, etc). He worked extremely hard and was a great communicator. There were times when we had to leave for a trip so we just left him the keys to our house and felt extremely comfortable doing that. Our deck looks great! We have had so many compliments from people on it. I would not hesitate to recommend Noe to anyone. He was an excellent communicator also and if there was something I didn't like (I am a bit picky!) he would fix it to my liking, which I really appreciated :) Thanks again Noe!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
