Brian was great! I would highly recommend his work. He added a third bedroom in the basement in my home and did so within a tight timeline and budget (I was trying to get my house on the market). The room looks great! I am especially impressed by the mudding and sanding of the drywall- perfectly done! Brian is a very good communicator and always let me know what was happening, when he would arrive, etc. He also helped arrange the various inspections that had to be completed. Thanks Brian!

I hired William to repaint almost all of the interior of my house to include the ceilings. The job took longer than expected however the end result was well worth the wait. He was very easy to work with and his pricing was very reasonable.

Dave Olson Builders, Dave was professional and put his teams years of experience to use with a complete roof tear off of a house build in 1929. He explain each and every step throughout the process. He set dates and timelines for the roofing and meet every one. We also, added a second project to replace a upper level apartment unit stairs. They did a complete project from recommending solutions to working around access to the apartment. Again! finished on time and exceed your requirements with a truly delightful stairway with a porch (strong and sturdy) while functional all around. Thank you Dave it was truly and great experience and we would recommend you to all of friends and look forward to doing business in the future. Becki & Cliff

My husband & I had 5 different tilers come to take a look at our floor. Out of the five we bought it down to 2 and then when with Joe/Native Remodels - We have a older (1963) home with many obstacles- Radiant heat/pocket doors/side bathroom, plus we were having 3 rooms that flowed into each other done (650 sq.ft.) They said it would take 6 days - And it did - They did all the tear out and disposal. They worked on saving our existing molding. My tile is beautiful and straight. They were very easy to talk too. Made sure my cat did not get outside. Worked around me, since I work out of the home. Installed a kitchen light for me. Fixed a loose tile on our foyer entrance. The price was overly fair. Very pleased with the work & professional manner. Will be hiring them in the future to remodel our master bath. 1 project at a time. Brigette Begos

We had to have some work done in our basement. Flooring, bathroom remodel and some electrical. Super 3 Handyman was very professional, on time and actually showed up. WE called 2 other contractors and none of them showed up on time. We try to get 3 quotes to see which one is the best. We were able to compare and realize that Super 3 was the cheapest. He was so friendly, good with our dog and made sure he cleaned up after himself every day that he worked at our house. The custom tile work is amazing. He is quick, efficient and reliable. I trust him, and I will have him back for our next big project.. Thank you Super 3 Handyman! :)

MH Renovations, LLC provided oversight and renovation services for our condo including installation of two electric fireplaces, lighting, installation of a large medicine cabinet, removal of a large built in hutch, and a variety of other projects. Matt did an incredible job, priced his services reasonably, and could be relied on to be on location when he committed to doing so. His honesty was reflected in the fact that we provide him with keys to our condo building and unit with no concern on our part.

I have heard 'bounce is code'. Which means a floor may feel solid and be built to code but still moves as it is walked on. I have been in several of ABC's custom built homes and NEVER felt the floors flex. Even after they are 20 years old. It is great to know a well built home can be purchased from the guy who actually built it.

David and team can out late in the evening with short notice to protect my house where shingles had blown off. They were fast, got the job done cheerfully and we were finished. Our adjuster just came out and said that they did a great job. Thank you Dave and team.

We have worked with John on several remodeling projects: adding a four season sunroom with custom book cases and fireplace mantel, laundry room, bathroom, garage extension, patio, driveway, sidewalk (4 months) and complete bathroom demo/ remodel and finished basement (6 weeks). John and his crew are dependable, hard-working and thorough. The quality of the work is superior, blending perfectly with the existing structure of our home. Work cleanup and attention to detail were excellent. Brin Koeper's design talents were indispensable. As disruptive as remodeling projects can be, John's organization, knowledge and experience and thorough explanations made the whole process enjoyable.

Tank's Home Improvement was hired to reseal and caulk a bathtub and fix a wall that was flaking. He worked according to my schedule, which meant he had to start the job at 11- o'clock at night since I'm a third shifter working from home. He even went as far as to scrub my bathtub (which I hate to admit, was pretty filthy) The job was completed in one night, the tub has stopped leaking and the wall has been patched, and is holding up far better than before. He is the third handyman I hired for this problem and the only one to do the job correctly, reasonably and to my schedule. I will be hiring him again to handyman the rest of my 200 year old house that's been falling apart.

I hired Dave for storm damage repair and window installation. MPF provided excellent customer service and quality craftsmanship at a fair price. They offer a diversity of services. I have recommend MPF builders to a friend who is building her first home, and a family with damage from the same storm that we experienced. I would not hesitate to call Dave for further services. Again, he provides excellent customer service, and he was great to work with.

We first hired Handy Husbands to repair a faucet and install a new screen door. They were clean, professional, and very friendly, we have since hired them for a few updates and they have always been very helpful. Tim was helpful in finding the most affordable materials to get the results we were looking for.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
