Jeff fixed drywall in our basement. He was incredibly responsive, his work was excellent and he went above and beyond in checking in with us to be sure his work met our expectations. We felt his prices were very fair and his service was great. He kept the worksite clean and organized and kept us informed of his progress throughout the job. We would absolutely recommend him to anyone looking for services and would use him again without hesitation.

Brain's communication was excellent. He always let me know the status of the project and his arrival times. He showed up on time and was very professional. He finished the job quickly, even after having to make a few adjustments for piping and door clearance in the basement. He and his co-worker Billy cleaned up well after the job was done. He even offered to come back and do additional work once my project was farther along if needed.

Chris is awesome. I hired him to replace two ceiling fans with two new chandeliers. He showed up early, finished early, charged less than estimate due to how quickly he got it done. Will definitely consider him for bigger projects, like finishing off a bathroom in our basement. Would recommend him to others.

I had several jobs for Chris to complete. They ranged from shaving and cutting down doors in my home, to mounting motion lights, to re-drywalling a part of my ceiling and insulating the ceiling of a crawl space in the basement. He came the day after I found him on Thumbtack to check out the jobs I would need him to do in better detail. While he was at my home, we discovered a gas leak and while the energy company was there, he immediately went along with the technician to see where the leak was and how to fix it. Chris spent one full day at my house fixing as many problems as he could and returned the next day to finish the rest. He provided me with VERY reasonable estimates, stayed in contact with me throughout the jobs and let me know of any additional details. Chris is an AWESOME guy and I will look no further for another handyman!

Bill and James fixed our daughters bathroom floor because it had a bad leak that went through the floor to the basement.. we had a few other people give us a quote and Bill was a lot less!! They fixed the leak and did a beautiful job of tileing the floor..We liked Bill and James work so much that we had them do the shower at our house. They did the shower floor and it looks great!! We will recommend them to our friends...

James installed glass block windows in our basement. They look great, and he worked very hard to get everything cleaned up when he was finished. I will be having him complete some more work around the house, as well as recommend him to my friends and family.

Hired Joe to replace a pool table light with 4 can lights in my basement. He was easy to work with, arrived when he said he would, cleaned up after himself, and charged an honest price.

We have worked with John on several remodeling projects: adding a four season sunroom with custom book cases and fireplace mantel, laundry room, bathroom, garage extension, patio, driveway, sidewalk (4 months) and complete bathroom demo/ remodel and finished basement (6 weeks). John and his crew are dependable, hard-working and thorough. The quality of the work is superior, blending perfectly with the existing structure of our home. Work cleanup and attention to detail were excellent. Brin Koeper's design talents were indispensable. As disruptive as remodeling projects can be, John's organization, knowledge and experience and thorough explanations made the whole process enjoyable.

Ed and his team did an amazing job building out our cement basement into a completely finished area including large bedroom, bath, family room and kitchenette area! Their bid and actual figures for the 1200 sq ft build-out were spot on and they exceed their own timeline, start to finish in 29 days! Ed is a very trustworthy person and he was on site almost every day which was great to see, and if he wasn't on site then we communicated by phone. You don't see or hear about experiences like this too often these days but for new Wisconsinites like our family from the west coast we couldn't have picked a better person, leader, and contractor to work with! I have recommended and referred Ed and his team to several of my neighbors as well as co-workers which says a lot. He's upfront, honest and will tell you whether or not something is possible to accommodate which is exactly what I expected, of which he delivered. All said and done, an awesome job was completed in a timely manner with cost almost to a tee. How can you go wrong in a situation like this? The answer is that you can't. Thank you and your team, Ed, for a GREAT job! Justin and family

I needed a large electrical project done. I just bought a rental house and needed the electrical updated. They outdid themselves. The project was ran by Cameron. And when I say they are brilliant at what they do. They brought out 5 electricians and rewired my whole house. I already passed my rough-in inspection and im waiting for my drywallers to finish for them to install the fixtures. The best part, it cost $15,000 plus materials... and that's including demotilition. Imagine. A 4 bedroom house, bathroom, dining room, kitchen, family room, spare room in the basement and an additional breaker panel. WOW!!! Everyone else was quoting me between 18,000 and 25,000!!!!

For the last few weeks I was wondering how would I accomplish my basement framing work as I have quite a limited space and tons of plans basically move my laundry room from upstairs to basement, fireplace framework and they are other things as well, as I put my request on THUMTACK, Travis responded to my request, he has a wealth of knowledge how it needs to be done in correct ways, suggested me how to use the space effectively and also I have made some changes along the way as well as last minute change from pocket door to barn door, he was kind to accept all request I made, which shows very flexible. Overall, he is a 5/5 knowledgable carpenter and most importantly he is not super expensive to hire, he goes with hourly basis. I do plan to hire him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
