My husband and I contracted Designing Elements to do various home improvements. I was so impressed with what she had done that we recommended her to our neighbor who had their home in the market. Designing Elements staged their home and it helped add to a quicker sale and higher price. The new buyers were so thrilled that they also ended up hiring Designing Elements to decorate their new home. She did an amazing job and we, and our neighbors, continue receive compliments from family/friends. Can't recommend highly enough!

Our house was an auction home in need of serious upgrading. We have had Steve and Diane do so many tasks for us, it's hard to know where to start. They painted the interior of our house, power washed the pool, installed tile back splash in kitchen, and a new range hood, tiled two showers, repaired the pool motor, helped pick out a large package of landscaping and got it planted, repaired lawn irrigation system. This is an amazing, hard working, conscientious couple that we would highly recommend. No job seems too large or too small.

    We have known Charita for many years. We have used her design services in three different homes, as we have moved often. She has made each of these moves less stressful by viewing each home before the move and then being on site to direct the placement of our furniture.       Mary provided the space planning and design for the complete remodel of my kitchen. She also assisted me in selection and purchase of flooring and accesories for my bathroom. The work was done quickly and she followed through with necessary followup in the delivery of materials that had been sent incorrectly by the supplier.       Debbie helped me make my last house absolutely perfect. She listened and assessed what I would like very well. She worked very hard to find all the right pieces and brought all the items to my home so we could see how they looked, and was always very happy to take something away if it did not work - MOST THINGS worked and it was beautiful in the end. I also felt Debbie was good at working within my budget. It was a great, professional experience and we are still close friends. Can't wait to do another house with Debbie.

      I wanted new cabinets but the cost was more than my budget could afford so Annamarie set me up with a contractor that repainted my cabinets giving them a totally new look and we're now looking at a new type of countertop paint instead of costly countertop replacement!

      What does it mean to stage a home?

      Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

      Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

       

      How much does it cost to stage a home for sale?

      Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

      • 2-hour consultation: $200, includes DIY tips and guidance.
      • 1- to 2-hour consultation and design session: $250, including written report.
        • Additional design consulting: $65 per hour.
      • 8 hours of staging an occupied home: $800.
        • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
      • Starting price for staging a vacant home could be $2,200.
      • A home stager may charge 1 percent of the home’s selling price.
