I've literally communicated with or contacted at least five contractors over the past two months to complete this flooring job. Salinas was an answer to prayer! Whereas other sites or contractors told me to wait and/or never got back to me or took others jobs, Vyron responded promptly within an hour when I posted the job on Thumbtack. Vyron and Pablo did excellent work putting down a new subfloor and plywood, then installing an LVP (see photos) and a new toilet (not pictured). Vyron communicated about every step of repair and installation and about every purchase for the job. He takes pride in his work and left the work area clean. I'm so glad that the job is finished and that it was done well.

One of the first things Gleo told me was that he had a regular job and would be able to work on weekends. He did two jobs for me at a rental. One was installing a medicine cabinet and interior lock. He did not complete repair of drywall repair by the cabinet. The other job was installation of a security door. He installed the medicine cabinet, lock and security door in a good manner. He did not complete an addition to the bottom of the security door. He was pleasant, on time, cleaned up well, and cooperative but for the incomplete items. I wanted him to paint a bath in S.F. at another rental but, he did not give me an estimate (perhaps too far away). Manelis Properties

I recently hired Jasper for a kitchen cabinet job that involved installing new hardware and hinges on all of my kitchen cabinet doors (as well as some touch-up work on the doors, themselves) and then installing/hanging them. He also installed a new surface for the under-sink cabinet. I would definitely hire Jasper again. Top notch, quality work, reasonable rates and he's a super nice guy on top of that. Definitely recommend.

Shaun did an outstanding job with the installation of our new kitchen faucet and garbage disposal. Even though the old faucet did all it could to resist extraction efforts, Shaun was persistent and managed to do things I could never dream of in terms of removing a rusted out faucet. Shaun was courteous and professional, and though our job ultimately required more than he or I imagined it would, he stuck to it and got it done. He was prompt and courteous and explained what he was doing whenever I asked him. I would gladly recommend him to others, and we plan on hiring him again to install some new doors to our garage and backyard. You can't go wrong if you hire him for your needs. He rocks !!

Pedro has completed two jobs for my family now and I just asked him to come do a third job! The first job was a door installation. Doors can be tricky and Pedro did great work! We've had the door installed for about a month now and it's still functioning beautifully. The second job was painting, moving an electrical outlet and mounting a TV. All done in one day. So fine was his work that we are asking him to come back a third time to paint our entire downstairs. Pedro is a good communicator, makes smart suggestions and is a skilled carpenter. I feel like we struck gold when we found Pedro. I highly recommend!

Strongly recommended, 5 stars-plus!! We would like to thank Kris and his team ( Alex, Yuri, Noel, Miguel I, and Miguel II) for the beautiful work they did to our house. Our house was built in 1932 and needed work such as siding, external painting, and 10 windows replacement. All this work required more than 5 weeks’ time. Everything Kris told us during negotiation; he did and kept his word. He even performed needed extra work without asking additional money. Kris responded promptly to our calls and answered professionally to all our questions. Kris and his crew did a very detailed and careful job. Kris’s employees worked very hard, they were very professional and polite. We are extremely satisfied by Kris‘s work. In the next few months we will hire back Kris and his crew for more work inside our house. THANK YOU!!! Giuseppina & Luciano

Lloyd was incredibly professional and will be a great resource to have for all of our future home repair needs. He is a licensed general contractor & has a wealth of knowledge beyond simple repairs. No matter the size of job or simplicity he will take the correct method and not a shortcut. He also has a plumber, electrician, etc. working for him, so he knows who to go to when a job requires an expert.

Recommendation for Don Maes There was a crack in a window above our garage. Since the window was “for show only”, I did not worry about it for some 17 years. I was hoping that it was just a matter or replacing the glass. Don offered a bid of $245, but cautioned the work could be considerably more if the window had to be removed. Upon inspection it was clear that the entire window had to be pulled. This took about 5 hours to pull the window. And another hour to put up a temporary widow cover. His cover was excellent and managed to survive storms with 50 mph winds! I suggested that we try to use the frame but simply replace the glass from a local glass store. This turned out to be a disaster. The glass arrived but the glass company cracked the glass putting it into the frame. We decided to order an entire new window from a more reliable company that Don knew. Don spent another hour dealing with vendors. He got my money back and ordered the new window. About three weeks later the new window arrived. Don spent about 7 hours installing the window. Don was very thorough about properly sealing the new window. He also discovered that the original window had cracked because the window was a too tight a fit; he corrected this problem. He also performed some precision carpentry to make a new enclosing frame around the window and painting the frame. At a rate of $40 per hour I paid Don $560 for his work. Of course, I also repaid him for the new window. It was money well spent for all his work and for its excellent quality. Don clearly knew the details of installing windows and was also an excellent carpenter. I highly recommend Don for similar work.

Dan has been doing work for us for the past 15 years now. We met him when he was the foreman on the complete tear down and rebuild of our home in Orinda. He was involved in every aspect of that job from laying the foundation to framing, all plumbing and electrical, windows/doors, cabinet and appliance installation, moulding & trims including tile work in the kitchen and all bathrooms. He was the one person on the crew that was with us every day, problem solving and handling every situation that came up with professionalism and excellent expertise in all areas. Since moving back into our home following the remodel, Dan has continued to help us with all maintenance and repairs at our home and always responds with urgency to our needs. He has often come on a weekend or after hours from another job site to take care of us. Because of our confidence in Dan, we purchased a fixer upper second home which he has helped us to completely remodel in the past year. With Dan's expertise, we were able to do this without the need for an architect and he guided us through every step of the process--working with the town to procure the necessary permits and guiding me with a timeline and "to do" lists to keep our project moving. He is knowledgeable, thorough and efficient in all of his work and knows when to get you involved in the decision-making process. I have referred Dan to many, many friends who have used his services for everything from minor repairs to very large projects. Every single one of them has thanked me over and over--and in turn referred other friends to him as well. I have seen his business grow over these years and I am so appreciative that he always manages to "squeeze" us in when we need something in either of our homes. He is a rare find in this industry and everyone that I have referred to him feels the same way. I am happy for Dan that he is so busy these days--and that my friends and I have to negotiate with each other to get on his schedule for projects(!) It's been a great thing to see him build his own crew as a general contractor and work to teach others to become "Dans" also. We certainly need more of them!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you replace a window?

You may want to replace a window if the glass has been damaged, you’re remodeling a room, or you want to upgrade your energy efficiency as well as your style by getting rid of those drafty single panes that are losing you money. When replacing a window, you can remove and replace the entire window down to the house frame. This method is best if the existing frame is damaged or deteriorating, but requires construction skills and know-how and will take more time and money. An easier and less expensive option is to install an insert replacement window into the existing frame. Insert replacements are only an option if your window frame is in good condition without rot or damage.

When replacing an entire window, first you’ll carefully remove the existing window with a pry bar and other tools. Next, you’ll make any repairs and adjustments needed to the existing frame or header and studs to ensure that the space is perfectly plumb and square, so the new window will sit perfectly within the space. Next, install the new window from the exterior, securing it into place. You’ll need to precisely wrap and insulate the window to ensure it doesn’t leak. Then, install the interior casing and exterior trim (as needed). If you prefer to hire a professional to install a window, consider replacing more than one window at a time, as the pro can work more efficiently.

How much is a custom window?

Choosing custom windows will increase your window installation cost but will provide you with exactly what you want. The average national cost for window installation is $2,650. Your custom window costs will vary based on several factors. The first factor is the type of frame you want. The four most common types of frames are vinyl, fiberglass, aluminum and wood. Wood is typically the most expensive option, followed by aluminum. The type of glass you select will also affect cost. There are single-, double- and triple-pane windows. Most double- and triple-pane windows have gas sealed between the panes that act as insulation. Windows typically cost more the more energy-efficient they are, though this efficiency can save you money on utility bills in the long run. The type of glass used can also affect cost. There are different grades of glass — high-performance glass, low-e coated glass, and more — which all provide you with better insulation. In addition, the number of unified inches (window height x window width) you need will affect cost. The cost of custom windows will also be affected by installation cost and whether any repair or construction work is required to properly fit the new window.

How much would it cost to put in new windows?

The cost to replace a window can vary depending on factors such as window size, type of glass, brand of window, necessary trim repair, and any construction work required for installation. Labor rates and cost to do business in your region will also affect the cost. The national average window installation cost is $2,650 per project. Here are some examples of average trim repair and window replacement costs:

  • Trim repair:
    • Line and case a window frame with an MDF product: $400.
    • Line and case a window frame with raw hemlock wood: $500.
  • Approximate cost to install five windows at one time: $3,000.
  • Approximate cost to install one double-hung, energy-efficient 3-foot by 4-foot window: $500-$550.
    • For the same window size (3-foot by 4-foot) from a different manufacturer made with a specialty fiberglass exterior and all-wood interior, the cost could go up to $1,500.
    • Pricing can go as high as $5,000 for a bay or bow window with specialty glass and framing.
      • These examples include removal and disposal of old materials and window.
