Eddie showed up and was willing to work right away. After agreeing to install 4 ceiling fans and 15 recessed lights (4) 6" can and (11) 4" cans, his price was great for the amount if work to be done. The house we live in had interesting construction to say the least. The entire time he was optimistic about the poor construction of the home and he came up with numerous options to work through all roadblocks! He used top of the line products and after the lights were installed the house was ready for paint! His work is awesome, he is fast paced and great at what he does! The house looks amazing now! I will definitely be using him again for future electrical jobs!

We bought an older mobile home that had never had any real care since it was built in 1998. The walls were in need of lots of TLC from very bad old patching, beat up window and door frames, paint over dusty doors and large wall cracks. The previous owners were chain smokers so the ceilings were very bad. The company sent out two painters that really knew how to address our needs from how they would make the repairs and advised on choosing colors that would save us from totally having to stain block the house from top to bottom! Even before the new paint was on the walls we could already see our home being transformed from old and tired to beautiful again! To say we were just satisfied would be an understatement, we are ecstatic. We are now proud owners of an older home with a fresh new look!

Frank was punctual, communicates well, explained the easily fixed items versus the more complicated repairs/potential problems. He provided his report for myself and both real estate agents. He even climbed into a very very small secondary attic. Wow! Definitely would recommend!

I am so impressed with the property management connection, especially The president Justin Schaller. He manages my ocean front condo and has placed the best tenant and handles everything for me so I can focus on my life and not worry about my property! He is very thorough and professional, he goes above and beyond to do the job right. He covers everything from A to Z and I will be entrusting my property to his care for years to come. And when I’m ready to sell, I will definitely use Justin as my real estate agent. He makes everything efficient and stress free. He is also very kind and easy to work with. I highly recommend him for all real estate needs! Thank you Justin!

We were searching on the internet for a Realtor that was also an interior designer, and we found Robyn Webb. We had a condo in Mission Viejo that had been rented for years and we were ready to sell it. Robyn’s “Design to Sell” program was perfect for us. Robyn created a comprehensive remodel plan for us, based on what real estate buyers care about the most, and referred us to the right contractors to handle the remodel. She was the intrinsic designer for the whole process, and when it was complete she fully staged the condo. From the day the remodel started to the day we had the house in escrow was only 1 month! We received 6 offers ‪in 3 days‬ and we sold the home $20K over the highest comp in the neighborhood. We were so impressed with Robyn’s confidence and professionalism. Don’t hesitate to choose Robyn for any of your real estate needs – you will be so glad you did!

We have worked with Kyle for several years and have been extremely pleased with the partnership. He listed rental property for us, represented us on a home purchase and is now providing us with property management services. Kyle is that rare breed of realtor that listens carefully to your requirements and responds quickly with multiple options that allow the homebuyer to quickly zero in on the best fit. As a listing agent for rental property he has placed tenants immediately, ensuring property vacancy is minimized. As a property manager, we have found his services to be invaluable. He is very well connected to a variety of service providers that give us immediate responses to resolve any issues that may occur. Kyle has a depth of expertise in the real estate industry that we have relied on to make sound financial decisions for buying/selling/renting and property improvements. He is a pleasure to work with and we highly recommend him.

One of the best agents I have ever worked with!!! DJ helped me get in touch with the perfect lender to assist my mom with refinancing her home. My mother seen a major increase in her mortgage payment and screamed for help. DJ provided us with some of the best Direct Lenders in the real estates business and we were able to get my mothers mortgage payment down from $2,300 to $1,400!!! In addition to that, my brother moved from the state of Florida to California and wanted to buy a condo! He found my brother a condo I a matter of 6 days. And then....AND THEN..we closed in 15 days! I cant thank him enough for all he has done for me and my family! DJ and his Vantage Realty Team went above and beyond and will always be my realtor...PERIOD!!!

"Maria took time to understand what I wanted (condo) at the beginning by asking the right questions right away about price, locale, etc....... She was very dedicated to my personal real estate needs as she spent nearly 3 weeks driving me around to see many locations/properties. She knew the San Fernando Valley trends extremely well. I am incredibly happy with the place I ended up purchasing, and I only got it because Maria was quick to see the listing as we put in an offer the same day for my new Tarzana residence. I am incredibly happy with my new condo purchase and, there is no way i could have pulled it off without Maria's work and guidance, not just in finding the condo, but also guiding me through the bidding and escrow process. Maria has a great "work ethic" and I would highly recommend her, as I'm sure I will use her service again whenever I need to find another place (to live, vacation property, or rental)...just a great experience working with her!"   -Anthony Pett, Client

If you need anything related to Real Estate. Selling. Buying. Inquiries. Window Shopping. Whatever you want, when it comes to Real Estate, The Hanover Group is there. I loved working with Vianey when I bought my house. She was patient and understanding of my naivete. I loved working Raoul when I sold my house. Not only did it sell quickly, but way over the asking price. If you are in SoCal and need anything to do with real estate, The Hanover Group should be your first call. Even though I am out of state, if I ever return to SoCal, The Hanover Group will be my first call to find me a residence.

I have a rather unique piece of commercial property that needed to be appraised for tax reasons. Stuart seemed to have a good background for doing it. We met at the site to review things and he seemed to be the right man for the job. And, he was. He was very good to work with and produced a clear easy to understand report to back up his appraisal. He got the job done on time as well. Plus his pricing was quite competitive. Timely, quality work, and competitive pricing....that's what we needed! I recommend him.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

        What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

        • Represent clients who are looking to buy, sell and rent properties.
        • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
        • Determine competitive market prices by comparing properties.
        • Create and publicize lists of properties for sale, including details such as location and features.
        • Market properties through advertisements, open houses and listing services.
        • Show prospective buyers or renters properties.
        • Present purchase offers to sellers for consideration.
        • Mediate negotiations between buyer and seller.
        • Ensure that all terms of purchase contracts are met.
        • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

        • Home structure
          • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
        • Electrical
          • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
        • Plumbing
          • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
        • Appliances
          • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

Hire skilled professionals for absolutely everything.
