The process: Earlier this year, I posted our bathroom renovation project (with no real plan in mind on what we wanted) and within 10 minutes, Purev had reached out and was working with us to find out what we were looking to get done. We spoke to a couple contractors over that week and determined PGC was unbeatable in their prices (contracted labor only, materials were paid for separately). Since we didn't already have the design figured out, we had to be on point with picking out the materials as they needed them. Communication and timing for this piece was tricky as my husband and I were both still working full-time and traveling, which caused a few big delays in the project, but the PGC team was patient and worked with our busy schedules and helped outline what we needed to pick out each week. Overall: The project took a couple months to complete (which is longer than we were hoping for, but most of the big delays were caused by us), but overall the end result is spectacular and we love every little detail. The PGC team did a great job on our bathroom, and we feel that it has really added a lot of value to our house! After the project was complete, there were a couple instances where we had minor cosmetic issues come up (chipping grout, etc) but they came back to fix them soon after we contacted them. All around, we are really happy with the results. Thank you Guree, Eric, Purev and team for the great work! (Side note: The glass contractor we worked with per PGC's referral was also a pleasure to work with. The starfire glass BJ installed for our frameless shower is stunning and we are very happy with it.)

Richard Hynes is a very detailed professional. Upon meeting Richard I felt comfortable about the project. We originally wanted to order materials for the project and he had suggested to me that he would order any materials and provide us with the receipts. Luckily we let him order the material as it turns out the ones we wanted to order were undersized for our project. Richard came and seismically retrofitted our home. He also helped us on our kitchen and bathroom remodels while managing the project the whole way, hiring subs, coordinating between myself and subcontractors and achieving the results desired. Richards pricing was 20% cheaper compared to licensed professionals in the area. We are so glad to have had his help, as the previous worker we hired from thumbtack turned out to be unlicensed at a cheaper price, but ended up costing us a lot more money in the long run.

I did a full home remodel with Rudy. He is an awesome contractor to work with. He has a team that is well skilled and hardworking. I have very good attention to detail, some would call me a perfectionist. Rudy worked with me to get the remodel quality that I wanted without going over my budget. I have never been able to communicate via e-mail but he always answers my phone call. My suggestion is to just call him and talk to him directly on getting a quote and any issues that come up during the remodel. Rudy even went out of his way to build my kitchen cabinets and closets because I purchased them from IKEA, for the original agreed upon price. I don't like the cheap cabinets from the Chinese stores. It comes fully assembled but I'm not impressed with the quality. In summary, I would hire Rudy and his team at CaMex again for any remodel work I need.

Rick was our general contractor for our project that included fixing up/modernizing the exterior front of our house. He has an excellent working knowledge of all the trades required to complete this work. We received multiple bids and his price is very reasonable/competitive for the scope of work we had completed. Rick stripped our house of its old wood siding, porch tiles and old existing structures. He then replaced it with stucco, beautiful stonework siding, new porch stone and fresh paint. He also put in a new driveway and walkways for us. The house has a whole new look, and we couldn't be happier. Rick has excellent connections to many subcontractors in the area. They all did wonderful work, were very professional, friendly and polite and efficient. Rick's connections to these subs was invaluable for us, as there is no way I could have found them all on my own. Rick treated our project as if it were his own house. As little things came up during the project, he was able to fix or amend them as needed. He was also very available by phone. He answered just about every time I called, and if he didn't he returned my call right away. I never had to wait to get in contact with Rick. Rick also gave very good honest opinions about our project when I asked. One example is when I chose some very expensive porch stone that didn't look right with the rest of our materials. Rick not only expressed his concern with this, but showed up with about ten more stone choices so that I could pick out a better one, which I did. The porch now looks wonderful, and the stone that we like much better than the original choice was less expensive! I think you will be very happy with your home improvement project if you hire Rick as your contractor no matter how big or small your project is. Rick will be happy to do it!

We had Outstanding construction do a full interior remodel (Kitchens/Bathrooms) including landscaping front/rear. Concrete patio and side walkway of my Moms home in Belmont. House was in need of major upgrades throughout. Entire interior was re-textured / crown moulding / kitchen demo/replace including appliances. Because KC has his own dump truck is very convenient for haul out of debris as well as pickup of landscape and other materials for the job as the job progresses. KC did have good suggestions and has the contacts to get good pricing on quality products such as Brick/cabinetry/foam accents/windows etc. Kirk and his team work very hard are conscientious and keep a tidy jobsite. He will work with any of your own subcontractors but will also provide contact details for folks he has worked with in the past. Pricing was fair after the whole job was done although it did take longer and cost more than originally estimated but from what I hear this is normal for larger re-model projects because there are so many moving parts. He had the plans drawn up and went to the city to obtain the permits...so no problems with any of the intermediate city inspections and achieved permit sign off . Our realtor who was checking in periodically on the projects progress was very impressed with the end result as was his colleagues who came to see the finished product. As testament to how well the finished product was received, when we put it on the market it sold in 7 days with multiple offers over asking. Granted alot of that had to do with the location but it also had a lot to do with the "Pop" the house had after the remodel was completed... people that looked at it were very impressed with the finished product.

We recently renovated our first floor which included a complete kitchen remodel, painting, wood flooring throughout and two bathrooms. We chose Evolve Construction after considering several other companies. Not only was Evolve Construction reasonable in the estimate but we liked that they did nearly all the work themselves instead of having to coordinate subcontractors. The designer was very knowledgeable and helpful in taking our ideas and tweaking them into a workable design. The workers were top-notch in workmanship and were there every day. At the end of the day, they always cleaned up. The project turned out wonderfully. Evolve was a good choice.

AD: I have had the pleasure of working with David at my mixed use 6 unit building in SF for at least 15 years. He is completely trustworthy and very good at interacting with the tenants. David is a problem solver, he not only fixes the immediate problem but will figure out what is causing the problem and work on implementing preventative strategies. He takes allot of pride in noticing how things can work in a more efficient way and will make suggestions when he notices something that needs attention. I have also used David as a General Contractor supervising various subcontractors when there is a big remodel going on. Please contact me if you have any questions as I highly recommend David Tejeda. Recently we had an opportunity to work with Paul Eiden. The first good thing was he was in Castro Valley where We reside. Paul called me back and was very professional, attentive and finished assembling a TV stand in a short time. He gave an estimate but worked hard to finish the job in time. Interesting enough Paul does some simple Handyman work. If we also need a Handyman we will consider Paul Eiden. Paul Eiden is very personable, easy to talk to and great customer service. Good luck Paul. Of course all of this possible because of Thumbtacks.com.

sergimaxuelas@gmail.comEverLast Construction, as soon as they looked at our kitchen, pictured it as an empty space. The design that followed from this strategy gave us a VERY efficient kitchen. Even though it is small kitchen, it was laid out so that we have the best utilization of space. All the work was done while we were out of town. When we returned, we were pleasantly surprised by the excellent workmanship. And even found that some things were done that were not in the contract, but added to the beauty of the kitchen. There was a small punch list that was taken care of without any hesitation or problems. All in all it was a GREAT experience using EverLast Construction!!

I hired Marcos through Thumbtack to give me an estimate on what it what cost to repair a rental property garage I own. INITIAL MEETING Marcos was not just on time; he was early. He brought tools to measure and estimate. He asked questions and offered solutions. He did not try to upsell me. Furthermore, he did not treat my partner who is a woman, like she didn't know anything because of her gender. I was impressed. ESTIMATE Marcos was comprehensive in his estimate. There were no hidden costs. He was clear in listing the labor and materials as line items. He did the same for subcontractors. He was explicit about timelines. His contract made payment easy. PERFORMANCE Through out the project, Marcos checked in via text message. He sent photos of the progress via email and text. There were some surprises with the work once he removed the wall but Marcos made sure he contacted us before he moved forward. His solution was thoughtful in terms of our budget and long term use.

As a general contractor I know the challenges of finding quality and competent help, as well as the many problems that can arise with contractors/ subcontractors, and because of this, I am very glad to have been able to work with Edgar. I highly recommend hiring Edgar if you want things done right the first time and by someone who is very experienced, professional, punctual and also a pleasure to work with. I have hired Edgar for several projects and look forward to several more!

Chris McDermott did a major remodel of my house in Berkeley (including kitchen and bathroom), increasing the value of my home significantly. Chris can do nearly every aspect of construction, from framing to finish, and knows when to turn it over to subcontractors. Chris is accommodating, hard working, honest, and professional. He's also easy to talk to and fun to be around, and is able to help translate ideas and preferences into an awesome finished product while staying within budget. ~Erin

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Hire skilled professionals for absolutely everything.
