Our new rental home warranty plumbing coverage does not include tile work, but the plumber they dispatched needs a bigger opening behind the mixer on the tile shower wall to confirm the source of the leak. I hired Arisel from AA Cardenas Construction to help me with the tile work. I would have hired him for the plumbing work itself if I had known him earlier and had got to choose my own technician under warranty. From the get-go responding to my Thumbtack request for quote to finishing the job, Arisel had been very responsive, professional, friendly, punctual and helpful. The job was beautifully done! While I was writing the check, knowing the job is being contracted to Home Warranty company Arisel still took the initiative to inspect the leak checking the ceiling downstairs and share with me what he thought the problem might be. With him pointing out, I was convinced that he was spot on! Arisel is apparently a hard working, honest and friendly young man! I will definitely hire him again for future jobs. I highly recommend Arisel.

I work in the construction industry as a project manager. I am not sufficiently knowledgeable in piping/plumbing to perform the work myself (as I tend to create more issues than resolve them). I needed a shower valve replaced that I had managed to break at home while trying to make some repairs. Gerardo not only gave a great price, but his attention to detail, craftsmanship and experience was above my expectations. I was and am very pleased with how everything went. He was clean, very friendly and I enjoyed his company. I hope to use him on all piping/plumbing needs in the future.

Richard Hynes is a very detailed professional. Upon meeting Richard I felt comfortable about the project. We originally wanted to order materials for the project and he had suggested to me that he would order any materials and provide us with the receipts. Luckily we let him order the material as it turns out the ones we wanted to order were undersized for our project. Richard came and seismically retrofitted our home. He also helped us on our kitchen and bathroom remodels while managing the project the whole way, hiring subs, coordinating between myself and subcontractors and achieving the results desired. Richards pricing was 20% cheaper compared to licensed professionals in the area. We are so glad to have had his help, as the previous worker we hired from thumbtack turned out to be unlicensed at a cheaper price, but ended up costing us a lot more money in the long run.

Thank you for taking care of us! We hired Lifetime Remodeling to remodel a bedroom, a bathroom, and to redo our back yard. Our project managers were Matan and Ido. The bedroom and bathroom look amazing, and the back yard is so nice! Ido and Matan were there to help us pick the tiles and answered our questions. I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

We hired MJH Construction Management to complete renovations of our recently purchased home. With a wealth of knowledge and experience, MJH determined the best solutions to a number of complex repairs and additions including floor leveling, heating, plumbing and electric. MJH helped us choose several improvements like changing the floor plan for better use of space, installing a gas fireplace as well as a bathroom and kitchen upgrade. MJH oversaw the contractors to ensure the work was completed and billed correctly. Throughout the process MJH kept us apprised of the costs and schedule - there were no surprises. We are delighted with the results - our renovated house came out fantastic.

After 4 estimates from different general contractors for gutting & redoing our interior, adding an extension & rooftop deck.... we were filled with stories of complications, long delays (like 6 months of construction) and very high estimates that carried no guarantee of what it might actually cost in the end. We chose who seemed most reasonable & the first 2 weeks we just felt like we were being milked. The contractor spent more time explaining problems than offering & implementing solutions. THEN CAME Refresh and Build :) We decided to split the jobs between renovations & new construction & hired Refresh & Build for the new construction. The contrast of work progress & enthusiasm was unbelievable. Within a week the team took over, completed EVERYTHING in 2.5 months at half the budget others had given us. After a long research to find a trusted general contractor. we chose Tom to be our project manager for our master bathroom and it was an excellent experience! Right from the start, Tom was very helpful and told us about the whole process, what will decrease the price and what not so we will stay in our budget. Great contractor. These guys were working on our house for a few months and did a huge amount of work. Built an addition to the house, built a new bathroom, remodel kitchen, dining room, bedrooms, replaced all plumbing, sewers, gas lines, windows, hardwood flooring - everything. During all construction period Aldo was super responsive, helped a lot with his experience in materials and design, always managed his team to do work on time and with great quality. One thing that I'd like to point out specifically - his estimates were always detailed and accurate and he never asked for extra expenses. We're living in our house for almost a year now and we're happy that we worked on it with this guy, he is a perfect example of highly motivated professional who can do any complex construction project with pace, great quality and within budget. I would highly recommend to hire him if you want your home improvement to become a great experience for you and your family.

Mark was wonderful to work with. He responded quickly to messages on Thumbtack and via text. He was punctual and flexible with our schedule. He walked through everything with us, listened to our concerns and needs, and worked with us to stay within our budget and timing, and sequenced projects accordingly. He also has a great sense of humor and was pleasant to talk with. We were very happy with his work and the work of the professionals he worked with for electrical, plumbing, and painting. The work that was done: removal and replacement of 2 windows, walls, and flooring where there was water damage, wood rot, and the start of mold; adding a door to access the space under the front stairs and creating a storage space with tiled floor and drywall; waterproofing / sealing the brick of our front steps and porch; removing carpeting and laminate flooring and installation of new laminate flooring; installing siding on the front of our house and painting of the front of the house (2 stories); texturizing and painting walls; installing a wet bar / kitchenette; replacing shower pan, tile, and shower door; removal of tree and bushes in front yard. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
