Matthew did a wonderful job on out basement remodel project. His customer service was excellent. He was always on time, a great communicator and easy to work with. He ran the job very smoothly, accommodating our schedules and ensuring that the project moved forward in an organized and systematic way.There were no cost over runs or mistakes. If we encountered any obstacles, he immediately handled them. His team also was diligent and efficient. The project ended up coming out much better than we expected. Happy wife, happy life! My wife loved Eli and knew this job would be smooth and easy if we hired him and this company, so we signed with Eli and the next day he had the permit pulled for our job. They started working and within a month our job was finished. We spoke with Eli multiple times a week and he informed us of everything that was going on. The inspections passed each time and we are very pleased with how everything turned out. Recommended already to my in laws and recommend to everyone who wants a great job in a great time frame!

I glad that I chosen Rudy for my bathroom remodel, everything from the first day went very well, he's estimated very good compared to others, with legal permits, he and his crew not only did my bathroom, also updated my old electricity with also a very good estimate, I always check various estimates, he's always open to do small projects to help my home to look nicer, my home was built in 1956 but with Rudys help is looking superb, I'm in the process to ask Rudy to do my other master bathroom and the powder bath, having a lot of complement from Family and Friends, thank you Rudy and you crew!!

I hired Rick and Ron at R&R General Services to build a cat patio at my house. This required building a custom frame and installing the fence wire, and having a custom door built and installing a cat door into it. They did a very professional job, got it done in the minimum time. They were flexible and cooperative as we worked out the details of the design together, and then implemented it flawlessly. Rick also worked with me to accelerate the work on the custom door which was being done by a subcontractor - it took a little finesse to get our small job put at the front of the line in front of some larger jobs, thus saving several days on our project. Both Rick and Ron are good-natured and friendly, as is their assistant Aaron, who helped with finishing the new door and installing the hardware. In summary, I am very happy with the work that R&R General Services did for me, and I would be pleased to hire them again for other projects at my house.

My (rather large) project was closer to custom furniture making than to general carpentry, so I spent half a year looking for a woodworker on Thumbtack, Yelp, and where not. Bay Area contractor market being what it is, I found nobody willing even to look at my project. Eventually I expanded my search to carpenters and now I’m really glad that I did. Oswaldo replied promptly, came to our house to discuss the project, offered sensible suggestions and a modest price and made everything in a week, which was faster than I expected and probably at a fraction of price I would pay to a woodworker. Granted, he does not have CNC routers and other fancy tools or even a workshop (he was working in our garage), but Oswaldo has shown me that in hands of a master there is nothing a miter saw cannot do. Oh, and in the evenings our garage was always carefully vacuumed, so nobody would tell that it saw some heavy sawing during the day. I am very pleased with Oswaldo’s work and highly recommend his services.

We wanted to remodel our kitchen and bath and after doing some research on Angie’s List, Thumbtack and Yelp and consulting with several contractors, we received several proposals, refresh and build caught our eyes. It was very professional and very clear, not just a price tag, also the company is licensed and have the proper paperwork to get the proper permits So we decided to move forward with Refresh and Build, they were quick in getting us the permit and they started a week after signing the home improvement contract. The whole project only took month, everything was done like scheduled, there was no delays, communication was perfect. The quality of work is outstanding, there was not chipped tile or unlined grout lines, the cabinet were installed perfectly and all the inspections were passed. We recommend Refresh and build for 3 reasons: Good price, good quality and deliver on time.

DK was AWESOME! This was my first experience with Thumbtack. I did not know what to expect, and I thought everyone that worked through Thumbtack was licensed. I had made arrangements with someone else to do the work, but when I found out he was not licensed, I needed someone else. DK reached out to me and when reading his reviews and profile. Having a profile listing with his license is what made everything so much easier. I was pressed for time, and DK checked off all my "boxes". I am up late, so he got to my place at midnight. We both thought the other had already fallen asleep so after a good laugh, he got started. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
