Chris helped us out on a huge yard cleanup weeding project at our rental property and we were so pleased we had him do a tree trimming yard cleanup at our house. Jose was the first to respond to my request for someone to perform concrete installation in the courtyard of our home (which was previously filled with dirt and plants) and he offered to come out the same day to provide an estimate. Not only did he show up on time, but he provided an affordable estimate and said he could start the following day (a huge plus!). My stepdad who's been in the commercial construction industry for 40+ years was there for the meeting as well and was thoroughly impressed with Jose's knowledge when discussing the his strategy for job. The day of the project, Jose and his crew (who were also outstanding) showed up on time and did an AMAZING job. I couldn't be happier with the final results. The crew was professional and cleaned and hauled everything away when they were done. If you're looking for construction services, I would highly recommend Jose's services!

If I could select 5 areas instead of just 3 that I liked about Dave, I would! If you have the opportunity to hire Dave, consider yourself lucky. You’ll feel completely at ease that your project will happen on time and on budget with good communication. And having been a builder hiring and managing contractors for some 10 years on and off...this kind of contractor is rare. I first hired Dave to install the 22 windows in my new construction project. That went extremely well. Then I hired him to paint the house. I wasn’t ready as scheduled and he handled it professionally with understanding. We started 2 days later and he hit it hard. Then I hired him to complete the drywall, mud and tape for 1000sf. Those walls are perfectly smooth...no texture...straight corners. Then he tiled a bathroom with 2’ x 6” tiles and adjoining pebble stone mesh tile. IT IS PERFECT. When the last task was taking longer than expected, Dave’s wife and son jumped in and worked until 11pm to finish when promised. As I say, if you’re reading this then count yourself lucky to have happened across Dave.

After trying to get quotes Robert Lindstrom Nationwide Secure Inc. was the only company to contact me back promptly (I contacted 3 other construction companies none of which called back!) He was very patient with us as our schedules constantly change. Provided excellent expertise on what needed to be fixed. Even waited for a while before was let onto the property. Have not yet booked anything to be repaired but good business begins with excellent "customer service." Because of that will definitely consider for other work we need to get done for commercial office and home repairs.

JSJ Services built a fence/gate and a shade structure, re-landscaped a steep backyard bank, and trimmed several trees for us. Excellent service, professional installation. Todd called, we agreed on a day and time (for the following day), he showed up and it was done! He definitely came ready to remove my old blinds and install my new ones....and, my goodness, he was quick and efficient! You could tell he's done this a million times and knows what he's doing. I was very happy with the completed landscape project. Bill Sullivan sent 2 extremely good workers who removed a giant yucca plant, added to an existing wall while finishing it with stucco and a flagstone cap, as well as created a beautiful border between the sidewalk and the front yard with attractive-looking pavers. The price was fair and the quality, as well as the aesthetic of the finished work was excellent. I do think Mr. Sullivan knows his construction business, but he is not as responsive or really good at communication as I would have preferred. All in all though, if you are patient and flexible, the work was done very well.

We hired Nick Sinyuk as our contractor for a complete kitchen remodel. We chose Nick based on his high Thumbtack ratings, as well as both his (low) estimates for cost and time completion of 2 weeks. While the job took him 4 weeks rather than 2, he worked very hard to build a beautiful kitchen that has received glowing reviews all-around. He cut no corners, used quality materials, and sought our input on every decision and detail. He rebuilt our kitchen from scratch -- this included: installation of a new wood floor that is immaculate, built a dreamy custom island, refinished our ceiling, and built an entire kitchen cabinet and counter area that maximized our space and storage. Our kitchen is a dream -- it is truly a chef's designer kitchen. We would hire Nick again based on his skilled craftsmanship, pricing, and timely work.

Karen, his designer is absolutely lovely and truly helped is incorporate a our wished into a reality. She brought amazing insight and ideas to the project. Our tile work in the bathroom is lovely. The small space we were working with ended up feeling spacious and airy just how we wanted. Professionalism is very important and his team demonstrated that day in and day out. I am a professional Civil Engineer and very particular about contracting work and expect professionalism and work quality above others. I found CJU Construction on Craigslist and just got lucky! I was looking for a "licensed" contractor and called Chad to have a look. He gave me a very reasonable quote to replace the my 6 foot by 20 foot balcony. We were on a time crunch to get it done and he met that schedule while providing quality work! Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
