Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Are there ways to be safe if I hire a roofer when social distancing?

If you decide to hire a roofer, choose virtual platforms like video chats instead of face-to-face consultations. When the roofer is working on your roof, avoid any physical contact, sanitize all involved spaces and surfaces, and use digital payments instead of cash or a check.

I'm so grateful I found MAG Roofing. Our roof (in San Bruno) fell victim to powerful windstorms (shingles blown away). Miguel went beyond when he fought for us when our insurance provider initially refused to cover certain items. MAG Roofing (based in Sacramento) is a family-owned business -- his dad and brother are part of his crew. They were all professional, kind, and hard working. He was patient and knowledgable with all my questions. Our roof was completed in 3 business days and I could not be happier with the results. It looks so good! Plus our GAF shingles are covered with a 50 year warranty. I absolutely recommend MAG Roofing to anyone in the Bay Area. I will definitely be reaching out to Miguel again if I have any future roofing needs (i.e., skylight). THANK YOU Miguel and team!

This team did a complete roof replacement for us. Their work quality is really good, with good pricing too. They maintained good communications with us, about what they plan to do and responded well to our questions and requests. They finished the work very efficiently with a pretty big team. They had availability in the next week after the quote. Everything went very smoothly. Highly recommend.

Felix and his crew did a good job. There were a couple of problems but his crew took care of it. TPO on the hog Valley did not have enough adhesive. His crew came out and redid the area with new modified Bitumen self adhesive. Happy with the results, as it came out much better. Also one of te O'hagin vents was damaged. They did what they could, but it is still bent. In the end, did a good job with quality materials at a very competitive price. Holding out I giving 5 stars until we see how the roof stands up to the rainy season.

The British Handyman is a great guy to work with. I had a leaky chimney. He found the cracks, and sealed them for me. Told me that if it still leaks that he will fix it for free. That assurance tells me that he cares about standing behind his work, so he will not leave you hanging. The price was also fair. He told me he is super busy for the next 3 weeks, but lucky for me that he happen to be nearby, so I got a quick appointment. I would highly recommend him to anyone who needs to fix parts of their roof, assuming he isn't too busy at the moment. I just happen to have great timing, so it was a fast solution for me the next day, which is awesome.
